I was pleased with the vegetarian breakfast options. (Although kippers are no longer on the menu, as stated on Booking.com.) The cleanliness and hygiene were of a high standard. All of the staff were friendly and helpful. The Internet worked well in my room. The neighborhood was a safe, quiet residential area. It was easily navigated and public transportation was accessible.

Quite often it was necessary for me to work online in the room. As it was a cool and rainy week, the room got quite chilly. The heating only came on for a couple hours in the evening. I do appreciate that B & Bs are not hotels and guests are not usually expected to remain in their rooms during the daytime hours. I managed to cope by wearing a few layers, so it wasn't a huge inconvenience. A mini fridge would have been useful since I was staying for a week. (Again, I realise there is a difference between B&Bs and hotels, so not a major issue.)

Had a very lovely stay here, short but sweet. Clear instructions were sent a few days before our arrival with postcode, entry codes, room number etc. Parking right outside. The room was lovely and cosy, a little warm but there were instructions on how to turn it down, the WiFi code all written down clearly and was super fast. We had tea, coffee and milk in the room with some very delicious cookies! The beds were really comfortable. Breakfast was really nice also with various options available. The owner was polite and helpful and very knowledgeable of the area. If we are ever in the area again I would definitely consider here.

We had no complaints during our stay.

The guest house is in an ideal location for me, and took me under 10 mins to get there. Clear instructions had been sent to me both by email and text, so I knew my room number and how to get into the property prior to arrival. My room, ideally located on the ground floor was clean and big! Plenty of tea and coffee there, and some nice biscuits......the only dissapointment was that these weren't replaced for my second night :-( They mention on their website that breakfast is important, and they are not kidding. I was first in for breakfast as both days I wanted to be on the road early, and they have a great choice of cereals, bread, jams and marmalades, and a fine menu of cooked options. I had the full breakfast first day....and didnt need to eat again that day I was so full! I asked the second morning, and the ladies kindly tailoured a cooked breakfast for me, still filled me up but was a great start to my day. Add tea or coffee and juices too. I will certainly visit the Colebrook next time I'm visiting the area.

The professionalism, friendliness and politeness of the staff. The breakfast was delicious, freshly made organic produce and served at the perfect temperature. The rooms were comfy and spacious, clean water/tea/coffee provided, clean bathroom and ironing facilities available.

The location was quite some distance from the train station/town centre but an excellent/frequent intervals local bus service takes one within 4 minutes walking distance to the hotel. Taxi/Uber also within a short call/booking away. The windows would have been better if glazed, as wind was escaping into the room thereby making the heating not as effective as it should be.

Came to see WDF World Darts Championship in Lakeside and chose this accommodation, which was reasonable price and good location. Easy check in, room was small, but I was travelling alone, so it was absolutely fine. There was cattle to make tea or coffee and some snack. Very good breakfast, you can choose from several meals from the menu, and they will quickly prepare it for you. Friendly staff, always polite and caring, we had a nice chat also. I can definitely recommend this place.

Lot of garbage on the streets around and in the town itself (cans, bottles, plastic bags...), but that is of course not the fault of the accommodation.

Beautiful house, lovely features, care has been taken everywhere to make the whole place look its best. Easy to find, easy to gain entry, parking outside, good breakfast, lovely staff, comfortable room, very close to North Camp village

My husband felt duvet was too warm and heavy, but I was comfortable so this may just have been a personal preference, however I did think the mattress sloped inwards a bit so might be worth changing it if it’s a few years old?

the room was very spacious and home-y. The hosts were lovely too, very kind and relaxed as well as helpful sorting things on the phone when I had to book in an additional night on late notice.

It was a shame there was no lactose free/ dairy alternative milks, that said, the Eggs Benedict were fabulous! So not all was lost :) There was also a lot of clonking about in the morning. Not so bad as I am up early anyway, but for a light sleeper this may have been an issue.

Thank you! I would definitely come again. A pleasant stay in a nice and convenient location. The communication beforehand was excellent. The facilities very good. Tea / coffee and biscuits were a very nice touch, The shower cubicle nice and clean, and shower gel provided was very nice indeed. Clean environment. Heated towel rail much appreciaed.

The duvet was too short, if I pulled it up to my chin my feet were uncovered, but a blanket was also provided so it worked ok. Room could do with redecorating the woodwork, particularly around the skirting. The toilet seat was a bit loose.

The room was very spacious, the bed comfortable and the standard of cleanliness very high. The breakfast was great with lots of variety and really tasty food

The en suite was a little cramped. I'm quite wide ( rugby player) and had to negotiate the cubicle and pedestal. Some net curtains would be a good touch as the room is at the front of the house and passers by can see into the room. There are blinds but when down they don't let much light in . These are just minor points when compared to the rest of the stay I'd happily stay there again

On arrival able to go straight to a spacious room. Hosts were lovely, breakfast menu was great, anywhere that offers Eggs Benedict deserves a great rating in my book. Room was huge and bed was very comfy and homely. Plates, cutlery and napkins available to eat off and local takeaway menus in the hall. Will definitely stay here again if I am i n the area
