So friendly and welcoming and the highest of standards for cleaning and comfort. I’m really impressed with the quality of the rooms, the bedding towels and tea / coffee making facilities available. Owners did so much to make us welcome. I also felt safe which when travelling on my own with my daughters was a huge relief.

I think the fact other residents could smoke close to our window / door. But it was minor and only once in our entire stay. The property and owners were so lovely. Perhaps a designated smoking point at end of driveway? But genuinely a very comfortable stay and you can tell they genuinely care.

The room was very clean, the beds were comfortable, and the staff were friendly and helpful. Whilst there were no cooking facilities in the room, tea, coffee, milk, and biscuits were supplied and replenished daily, and cutlery and crockery were available for use. The site was well maintained and flowers bloomed in numerous baskets. Each room had outdoor seating to take full advantage of the displays.

We had no cause for complaint as everything was as described and even exceeded our expectation.

When we first arrived, we were amazed at how quiet it was and how close we could park to the room. The rooms are stunning with a guest book that gives you names and contact numbers for nearby places to eat out at as well as all of the information you may need for checking in and checking out. The owners went above and beyond to make sure we were comfortable and were also incredibly friendly. The room was warm and welcoming, and we had plenty of towels for our stay. The location is also great, the local pub was very welcoming.

Nice and clean, good value. Can't really give the staff a rating, because you don't need to see them. My key was in an envelope pinned in the reception area, the lady manager came out, said was I ok, which I was had the key, so didn't see them again. Stayed 2 nights, a fair way out of York, parked at the park and ride and got the bus to town. There is a restaurant at the front, had a Chinese there, nice.

Not much, the local pub was supposed to have a great menu, I guess it was if you like burgers!

The room was perfect size. We stayed for 4 nights and found the facilities to be of a high standard. The room was spotlessly clean, with plenty of storage. The wi-fi reached out room perfectly as there is absolutely no phone signal in the area. The owners couldn't do enough for us on hand for any enquiry. They were very helpful regarding the local area and bus services.

This property was perfect for my stay (along with my Mother) to visit family nearby. The unit was bright, pretty and well maintained. The facilities exceeded our expectations and we will definitely stay here again. There was great lighting for reading and relaxing, and plenty of space. The armchair (as well as desk and chair) was very appreciated and enjoyed for reading the paper, as well as the outside chairs and table. Communication from the owners was super - thank you.

We didn't get the opportunity to meet our hosts. Otherwise, everything else was great.

~Carolyn was very friendly and helpful - definitely went the extra mile to serve us. Great attention to detail in the area surrounding the rooms; flower gardens, outside seating etc. Access to extra things as we needed them - iron, cutlery, dishes etc

Larger quilt on the bed - I have a quilt hugging husband, so we always like to have a large quilt :-)

Coming in from London after staying in a shoebox size room for the last week, this was amazingly refreshing— the clean air, room to move around and actually breath— it was more than I could have asked for. The beds were comfy, the TV had the ability to get Netflix, and I was happy :)

There’s literally nothing not to like. It was a wonderful stay.

A nice convenient place to stay several miles from your clean and comfortable

Upon arrival there is a complimentary bottle of water 500ml and two packs of cookie biscuits. These items are not replaced daily A suggestion would be a couple of bottles of water daily would be nice also the biscuits coffee and tea replaced daily at £80 a night a packet of biscuits and a bottle of water is not a lot to ask for

Very good communication, unfortunately had to arrive very late so key left and easy to find. Room was great considering it was one of the cheaper options near York. Bed very comfy.

Minor points - spiders were everywhere! I don't know how you stop that though. The only real point is that it got quite cold in the night as the heating went off and there was no extra blankets. My partner is from Portugal and she doesn't deal well with the cold! There is a small electric heater but it was covered in spiders webs and she didn't want to use it. I understand the heating going off with current bills, but maybe some extra layers for the bed would be useful. Again, minor point, overall we really enjoyed our stay. 9/10
