My daughter and I recently had the pleasure of staying at Number 46 in Hastings for five nights, and I cannot praise it highly enough. From the moment we arrived, Rick, the owner, made us feel incredibly welcome. His warmth and attentiveness were remarkable, and he truly went out of his way to ensure our stay was nothing short of perfect. The personal touches, such as referring to my daughter by name, really made us feel at home. Rick’s outstanding hospitality was complemented by the fantastic team, Carl and Sue, who were equally dedicated to making our stay enjoyable and seamless. The beautifully decorated rooms were a true delight, providing the perfect retreat after a day of exploring. And the breakfast—what can I say? It was simply to die for, setting us up wonderfully for the day ahead. Number 46 is undoubtedly a top-tier guest house, and we’re already looking forward to our return next year. If you're looking for exceptional hosts, exquisite rooms, and an overall impeccable experience, this is the place to be.

Lovely Exterior and interior. The bedroom had that home feeling. What a great shower!! Bed sheets were lovely and soft. Bed was so comfortable. The little Touches for example the little chocolates on the bed, the welcome letter with my name on there, the bottles of water. The tea and coffee set, Kettle is lovely and cleaning inside. It was so quiet which was lovely so close to the town centre. Nice little courtyard out the back. That is a lot more…. Gutted we should of had the breakfast, but next time we stay, we definitely will try this… We Absolutely loved it… 10/10 We’ve never stayed in a place that was so clean and tidy. 10/10. There was nothing we didn’t like…. Loved it all.

We arrived quite late, but the friendly host welcomed us warmly and showed us to our rooms. The host also recommended a great place for dinner. The accommodation was immaculate, very modern, and my bedroom was stunning. The King-size bed was incredibly comfortable, and the ceiling fan was a bonus on such a hot evening. The property is in a prime location, just a short walk from the beach. A lot of love and attention has gone into this property, and I highly recommend it. My colleague enjoyed a cooked breakfast, while I had fresh fruit, yogurt, and toast. Every little detail has been thoughtfully considered.

There is nothing I would change.

The location was great. Room was a great size (Room 5). It was quiet while also being central. Shower was lovely, didn't want to get out. Bed was so comfortable! Easy independent check in/check out process. Great facilities, tea and coffee in the room, tv with Netflix, fridge for our own stuff, hair dryer (always essential), iron. W were there for the beer festival so really convenient to get to and from that while also being close to the city centre.

Check out a bit later would have been nice.

Very friendly owner, very good location and easy to park your car. And very clean room

We were on the ground level in a tiny room with little air change and there was no window latch, therefore it felt unsafe to keep the window open to change air while sleeping. The pillows in our bed were both too high and very stiff and as result of that both my wife and I had a slightly uncomfortable sleep. All minor issues which are very easy to fix but they can make a big difference.

Very nice and friendly place to stay, the room was not big but cosy and we had everything we could have needed (even an iron and ironing board, omg, we didn't use them though). Everything was new and clean. The staff was very welcoming and they even make you a personalised breakfast. It is just 5 min walk from both the beach and a shopping district with plenty of cafes and restaurants nearby.

All was good in principle, but couple of small details may be improved: e.g. the shower hose was spraying water around, the mini-fridge was loud at night (and I'm not sure it was cooling anything at all). Also, climbing up and down the stairs may be challenging if you have a buggy (like we did) or a luggage (but this is common for the UK, so no complains).

Good breakfast and nice and clean place to stay. Self check in is a great plus as well

I regret the owner did not introduce themselves nor shown us around the house. We have not seen the garden, nor felt at ease to visit. No possibility to leave the luggage on the departure day neither, so that we cal stroll around. It felt a bit like the owner hosted us by necessity and felt relieved when we left... though i do not think we are a bothering couple, rather very discret. That is why i do not belive a 9 is deserved but rather an 8

The rooms were modern, very clean and well appointed. The property is located central to the taxi stand if walking. Rick and Carl were amazing hosts, making sure our every need was met. They went over and beyond to assist us during our stay and to make sure we were always comfortable. They made our stay feel truly like a home away from home. I highly recommend Number 46 whenever visiting Hastings.

We weren't able to leave our bag for a few hours. Hastings station, like most stations now, do not provide lockers. Fortunately we were able to pay to leave our bag elsewhere. We usually stay in large hotels. If we stay in a gust house in future, we will check if it is possible to leave our bag/s for a few hours after we check out.

excellent location, the property was nice and there was attention to details, breakfast was nice and cooked on the spot for each guest.

staff were not flexible with check out time and after check out it was not possible leaving our bags for a short period of time due to staffs other commitment and family event, which I understand but it felt like the guests had to work around staff availability rather than the opposite
