Superb location, very quiet, and very cosy rooms.

Breakfast week days finishes at 8 a.m. This was possibly a little too early for people on a leisurely break. Perhaps a 9 a.m. finish. (Saturdays and Sundays breakfast finishes at 9:30 a.m.)

Upon arrival i was met with a friendly welcome, check in was smooth and easy, and my suitcase was carried up stairs for me (i do walk with a walking stick) The bed was so, comfortable, the room temperature was perfect, the shower easy to use, very clean too. Jesmond is a really nice, safe area and nicely priced as well. Yes you can walk to the city but the Metro is only 10-15 mins walk depending on how fast you walk. I'd definitely stay again, and I'd certainly reccomend to a friend.

There wasn't anything I didn't like.

Excellent location for my needs. Very quiet, except for a couple of women chatting through the small hours out in the street. (I could have closed the window). Great sound of cricket bat on ball coming from the ground across the road on Sunday morning. The premises were clean and tidy. The room was serviced each day. Manager/host was very welcoming and friendly.

Shower was good when it finally got warm, whch took at least 5 minutes. I wouldn't have been an issue if I had expected it.

I really liked this B&B. It was a nice, friendly and relaxed stay. The room was fine. All the facilities were great. Hot drinks in the room, TV, shower, wifi... Breakfast was great. I was also given a permit for parking on the street for a nominal sum. I had no issues at all. This area of Newcastle is also really nice. There are some good options for eating and drinking just a short walk away. There are also some nice areas to walk if you are into your nature. I was here for a gig and took an easy walk down the Ouseburn river into the centre of Newcastle spotting birds and enjoying nature along the way.

I have nothing negative to say about this stay and will likely be back next time I'm in toon.

Room was perfect. I was needing a bolt hole for before and after surgery at a hospital up the road. The host Steve was absolutely fantastic, gave me a ground floor room and offered us the use of the dining room to eat our food in. I wasn't able to walk very far at all and this was a great help. We will return to Jesmond again in the future once my health returns but that time it will be a proper leisure break. Thanks Steve, your a hard working, cheery bloke and run a fantastic wee place.

Host was very friendly and communicative, felt well looked after during our stay. Nice area that was walkable from city centre and easy to find. Really good value for money - we would definitely stay again.

Sound insulation isn't the best - we were on the top floor but woken up multiple times by other guests coming back late and making noise in the hallway. Floors were quite creaky too, so not sure what it would be like on the other floors below. Beds were fine for us but if you have a bad back you might struggle with them.

We came up to Newcastle for the England game and the location of the avenue was brilliant for the town and the stadium. Steve is such a top host, he made sure to sort out room out as soon as the previous guests had left as we had arrived very early due to an overnight coach. He offered to call us a taxi when we checked out as well.

The only issue we found was the plug socket in between the beds was a bit loose, obviously being electrical it was a bit concerning but our chargers worked fine so maybe just needs a screwing in.

This is small B&B run by a couple. It's not fancy, but it honestly has everything you need for a short stay. The bed is comfy, the linen is clean. There are towels, liquid soap, and hair dryer. It's quiet and clean. And located a short walk away to the Universities, which is where I needed to go. It's a 15 minute walk to Jesmond metro station, and so you're well connected across Newcastle.

Breakfast used to be included in the stay, but now is charged additionally. But it's very reasonable priced.

Straightforward, 'no frills' accommodation that met all my needs. Friendly welcome by host; communication was good. On-street parking is via a permit, which costs £2 per day. Keys to come and go as you please. Room clean. Plenty of hot water. Plenty of electric sockets. Standard breakfast options all fine. Local restaurants within 10/15 minutes' walking distance. Happy to stay here again if I needed to.

Wifi connection was slow for me.

We chose this above a hotel because of location, cost and reviews. It is set in the lovely district of Jasmine, only 20 mins walk into town, 5 mins to the Metro and 5 mins to a Waitrose, and several nice eateries. We had a cheery welcome by Steve who was so helpful and friendly throughout our 4 night stay. The bedroom was spotless, including under the beds where various items seem to roll. A lovely breakfast with various choices on the cooked menu and real cafetière coffee. Delicious. We will make this our base now when visiting our friends again.
