The location is right by the riverside and would make an excellent summer stay with terrace drinks etc. The rooms were in a modern annexe and clean, comfortable and modern. The bed was very big and comfy, an epic sized TV on the wall and lots of USB charging in sensible modern locations by the bed. The fan, heaters, ironing board and iron were all very useful but not required on this trip. It was convenient and easy and pretty good value.

A red flag for me & a colleague who also stayed here was the security system which was a 4 digit PIN instead of a proximity card. The receptionist/manager spoke the code out loud right next to the bar for anyone to hear and literally covered another guest's PIN with his finger so I couldn't see it. This is really not a secure method of doing guest access and should be improved immediately. The bathroom was a bit lacking - no toiletries in the shower except something seemingly left over by another guest - oh, and the loo seat fell off. The jammed, cheap curtain rails don't give a great first impression - an easy fix I'd say especially considering the good quality of the room otherwise.

The location is close to the train station and transport links. The room was spacious and has a large TV, with access to bluetooth and streaming services. Comfortable bed and a good size shower room, with modern blue tooth mirror, so you can play music from your phone whilst in the bathroom. The room has sole access to the roof terrace. Staff at the site are friendly, polite, well presented and willing to help. There are electrical coded gates, which are shut once the bar/ restaurant closes and cc.tv as there are no staff on site overnight. Would definitely stay again. Great cocktails.

On arrival at the site, there are no clear instructions advising check-in is done at the bar. There was no ironing board or hairdryer in the room. The bin provided in the room was too small to fit anything in. Minor cleaning required, cobwebs on ceiling, crumbs in draws, balcony doors glass and floor had birds poo. Cleaner cleaned the floor when I brought it to her attention. Noise from the bar on Friday night lasted until 1.30 am. Unfortunately, there is no free WiFi.

Great location in the heart of Leamington. Bed was comfy and room met our needs for an overnight stay after a wedding. It was helpful to have a code to gain access so could come and go as needed. 11am check out was great for us as we had a late night.

Bedside light flickered so was unable to keep this on but it didn't impact our stay. Check in process was a little unclear as didn't see any instructions on what to do but after going into the bar and finding a member of staff it was straight forward and they were friendly.

Clean, comfortable rooms in a great location to walk around the town for food and drinks. Have stayed here once before with a colleague, when we went elsewhere to eat. On this occasion, as I was solo and the weather was very wet, I decided to eat in the restaurant. I wasn't expecting much, but it actually was excellent too. Very reasonable price for accommodation, restaurant pricing in line with other similar offerings nearby.

If you're driving yourself, I don't think there is parking on site.

The staff were absolute professionals and anticipated our needs. It's always the hospitality that leaves an impression on me after I have left that is the most memorable. We will definitely return and recommend this stay. The check-in process, the bar service, and being asked if we would like the heater on outside stood out to me as fantastic service. Room was tight but had everything and was clean and I love the code access.

The lack of clear signage, I hate bothering staff with repetitive questions that a sign can answer.

Hi, I stayed at the Terrace Leamington, The apartment was out of this world. I had my own balcony to relax on, you must see this apartment it is fabulous 👌 The cocktails are amazing and the food was superb. I had lamb shank, it literally fell off the bone. The staff are superb especially Simran he took care of me. I can't believe the service everything to detail. I would recommend anybody to visit here. Very good indeed. Position next to the pump room was ideal for me. Room was large and very comfortable. The smart TV enabled you to watch your own chosen streams as well as regular programmes. Breakfast was not provided but was easily available nearby, and the excellent restaurant was open from.midday to lare at night with a distinctive and enjoyable menu. The manager and other staff were friendly and helpful.

Everything was fine - I wish it had been there on earlier visits.

The property didn’t respond to messages/calls/texts about checking in. The description didn’t make it clear there is no reception and you just need to ask at the counter of the Terrace Bar. As it happens it was very easy but more info would have helped and simply replying to the message/phone call/text.

The location of this accommodation is excellent for all the Leamington Spar visitor spots. Right outside the river Leam, The Pump Room, Jephson Gardens, literally next door to the Loft Theatre, a short walk to the Leamington Royal Theatre. All of which we visited and used within our short stay. The terrace restaurant below the accommodation offers good quality dining, which we used. As we were staying out of season and at the beginning of the week there was no late night noise from this venue to talk about. The Pump Room across the bridge from the location served good value for money breakfasts from 8am, which we were appreciative of. The room was basic with good facilities including en-suite, TV, hairdryer, clean and very good value for money.

There is no parking adjacent to the Terrace, although for unloading and loading there is 30min waiting available outside the Pump room, which is across the bridge from the Terrace. Longer stay is available at St Peters multi-storey car park, a 5 min walk. Although this is expected from a city centre location it is worth noting if there ar issues with mobility tocontend with.

The room is very modern and looks freshly renovated. Keyless entry means not having to worry about keys. House keeper was a wonderful lady and the room gets refreshed more than I'd expect. Netflix on the TV was also a plus when the weather was poor.

You are warned of noise from the terrace bar beneath and in room 2 you can hear the music but not that much. Friday night though the noise from outside seating was a little more intrusive and the smell of cigarettes wafting from the outdoor seating meant I closed windows and vents. Only other thing as a solo traveller having tp walk through the outdoor seating to get to the room was a little intimidating with big groups of people drinking. Not awful experiences just a little more info that the booking.com description (I did feel the venue was quite honest and upfront)
