The staff were all very nice; our 2yo very much enjoyed playing in their outdoor playground and their indoor softplay (which is why we chose this place, it is very handy that these facilities are present. Also practical that one can have lunch there, besides breakfast (which was quite good!). The (family) room we stayed in was clean and had ample storage space, the bathroom was of very good size and had a bath. (When we checked in, the night porter informed us that the hotel was undergoing renovations. One could see some wear and tear here and there, but it didn’t take away from the good and fun stay we had here, we really did not mind as everything else was very pleasant. Do go and stay here, as more customers will make for more budget to renovate and keep this place open because it really is fun and practical for people with kids and very good value for money.

It was incredibly hot in the room, so much so that it made being there for a long time during the day impossible. Luckily, the room had a fan which we ended up leaving on all night in order to be able to sleep. But there are worse things; sunny weather on holiday in England: one can’t really complain about that ^_^

Room had everything I expected and the facilities in the room were very good. My bed was like a super king size and was comfy, along with two single beds (one used by my 2-year old). Ensuite shower water pressure was really good. Plenty of light fitting options to use which was nice to have the choice (ceiling, wall above the bed headboard, desk lamp). Room had a smart TV, Wi-Fi, tea/coffee making facility and plenty of storage for clothes. My Wife and I stayed here for 3 nights and we never heard a sound from people in other bedrooms or in the corridor or from outside the hotel (bin area, road traffic etc.). The food and drink in the ground floor restaurant had plenty of choices and we thoroughly enjoyed it. We had our 2-year old son with us during the stay and he loved the free softplay area accessible within the restaurant. The restaurant/bar staff were polite and helpful, along with the hotel reception staff who actioned successfully a couple of requests we had during our stay.

Unfortunately the outside view from the room window was of the rubbish bin area but to be fair we spent no time in my room during the day so the best view possible from the hotel would have been wasted on us! The water pressure from the ensuite wash hand basin taps was not great but useable. Apart from this, the room was great and I will not hesitate to stay here again in the future.

Stayed 3 nights for location to my daughters wedding at camblesforth Hall and Grange. room was clean and fairly comfortable staff were lovely and helped immediately when we had a problem. ate on the first night and the food was reasonably priced and good. Was worried after booking has read some bad reviews but honestly dont know why. Would definitely book again if we need to stay in the surrounding area again

The decor is a little tired but it didn't affect our stay

The experience was generally adiquate for our needs and the staff were friendly enough. The food was good and the choice was wide enough for me. The rooms were confortable and clean.

I felt a little selfish for accepting a room designed for dissabled people and in future will refuse it, even if that means finding soemwhere else to stay. Lorries parked outside the room overnight and I was awoken at early hours as they fired up to move on. I was told I could not get a VAT reciept fo the food bill I had to pay at the end. This, apparantely, was because I had checked out only seconds earlier. If I'd have been told this, I would have not checked out until the bills and receipts had been settled in full.

Staff super friendly and helpful. Breakfast was good. Pub food was very good - above what you would expect of a place at this ‘price point’. Pizzas very nice and chips were homemade rather than frozen. The kids loved the indoor and outdoor play areas.

Carpets in the hotel and rooms rather tired looking. Also, not a criticism as such, more an observation: The hotel’s location on an industrial park would indicate a focus on business customers. But the facilities lend itself more to a budget family hotel. I think the ‘trying to wear two hats’ /confused marketing is why it has some negative reviews on tripadviser (which I noticed after booking!) - it isn’t what people expect.

Room was large with fridge, sink, worktop a desk and two chairs. Wardrobe space was adequate for our needs buty could have done with some coat hangers. Breakfast was good and reasonably priced. Dinner was also good and reasonably priced. All staff were frienmdly, welcoming and helpful. Recommend this hotel to everyone. Will book again.

Lack of coat hangers. Cars in disabled spaces without blue badges. That's it.

Lovely location, pub and rooms clean bed comfy enough. Evening meal was lovely just a great place to put your head down for a night or 2.

Morning breakfast was a disaster tills not working manager not in till 9 but breakfast started at 8 ( Sunday ) short staffed the hotel receptionist was on the bar when we arrived. Needless to say we are now sat in weatherspoons and glad we didn’t book breakfast.

We arrived very late and the hotel staff had our details ready at hand to get checked-in quickly, and they were also very friendly/welcoming. The family room was a lovely size, with comfortable beds and a good temperature.

The bathroom flooring was very creaky and the lino was lifting up in places, so just a little update of some of the decor would be good.

The breakfasts were great. Only complaint is lack of decaffeinated tea, had to provide my own teabags. Staff really friendly and helpful. Also had lovely evening meals there.

We struggled with the door cards, they take some getting used to which caused some embarrassment. Nothing else to dislike.
