The hotel is in a great location, near to shops and only a 5 minute walk to the beach. The breakfast was very good. The staff were very friendly and polite.
We didnât sleep very well as two of the nights were very hot and the bedroom was too warm, even with the windows open and a fan on. Of course, this wonât happen that often in this country, but the room we were in really needed air conditioning. Also, the shower in the bathroom was over the bath and quite a high step to get out of, care is needed.

The staff were very friendly and accommodating. We did not need anything in particular during our stay but in all of our interactions they were so warm and courteous. The location is amazing, you can step out of the front door onto Southwold High Street and everything you need is within arms reach including the beach which is a five minute walk away. The room was clean and comfortable, it wasnât 10/10, it had a few dings from use here and there but it was perfectly fine. The car park is a bonus, there are other free car parks in Southwold but having a car park next to the accommodation is very welcome. The food was tasty and well prepared.
The food is overpriced in terms of how much you get. It is well prepared and tasty, however, the portions are too small. Itâs less about the money and more about wanting to feel like I have eaten a meal. We used the restaurant once and I had a battered monkfish for ÂŁ25. I think there were about 8 chips. I could have eaten the whole thing twice. The breakfast is the same but itâs negated by the fact you can just ask for more as itâs included with the room. There are better eating out options in Southwold.

We absolutely loved our stay for 3 nights at The Swan. A beautiful old hotel right in the heart of Southwold with a luxurious contemporary interior. The bedroom was very comfortable, a generous comped bottle of âTop Notchâ gin in the mini bar and a spacious elegant bathroom - no air con but an effective dyson fan. Breakfast is table service, great quality and extremely generous. No charging extra for a cappuccino or extra sides! We borrowed two excellent quality guest bikes for a day out, cycling along the coast. Fluffy towels on reception ready to take down to the beach. Helpful staff on reception and in the restaurant. This hotel has really thought carefully about the guest experience.
The house keeping was a bit sporadic - the âturn downâ shift left used glasses and bottles in the room and the cleaners in the day took our first bottle of gin away.

First breakfast was lovely poached eggs cooked well. Room was lovely, warm and comfortable. Staff were very friendly, welcoming and helpful.
Following day had the vegetarian breakfast which was very obviously not freshly cooked and was disappointing. After having a shower in the disabled facility the floor stayed wet all day even after room had been cleaned. Difficult for second person to use room safely afterwards. The route from main hotel to the ground floor accommodation rooms should be far better lit. I think a risk assessment should be undertaken as a matter of urgency.

We pushed the boat out and went for one of the more spacious rooms. It was delightful, with its own comfy sitting area and a bathroom away from the bedroom, off a lobby, with a choice of bath or shower. Easy parking. Lovely breakfast, friendly staff, tour of the property and room on arrival. Free small bottle of local gin in the room đđ»
The view over the back towards the Adnams Tour centre and yard wasnât amazing, and we had some sustained early morning noise one day from metal casks being enthusiastically lumped around. I couldnât help thinking that the hotel could make more of its outside space, which is bland and bare at the moment and used mainly as a wait area for the tours. There are tables, and it could be a pleasant place to sit if dressed with some tall olive trees on large pots and exuberant glowering baskets. None of this however would affect our decision to stay again.

The staff were all, and at all times, wonderful, going to exceptional lengths to meet all of our needs, and always with friendliness, professionalism and, where appropriate, humour. The room was spacious and comfortable (it looks like the photo on the website!). The in-room facilities were excellent, and the artwork both in the rooms and throughout the hotel was an unexpected joy. The breakfast was plentiful, great quality, and with lots of options. The Sunday roast was one of the best I've ever had, and all of the communal areas were clean, comfortable and beautifully presented. But the staff were the real gem of this hotel, and we are grateful for all of the little things that helped make our stay perfect.
Minor issues were that the shower floor was a bit slippery and the bathroom window, which overlooked a fire escape, could not be locked. I would not have wanted to stay in the room alone.

Central location, well appointed room with quality bed linen and good sized shower. Decent tea and coffee options in the room and the fresh milk in the fridge was a nice touch. Our porter was very helpful on our arrival and dinner in the restaurant was one of the better meals of our holiday.
Breakfast was included in our room reservation. Couldnât find any reference on the locationâs website for breakfast times. We arrived at the dining room at 10:15 and it was immediately apparent service would be ending shortly. Was told the kippers were not available. My English breakfast was served hurriedly. No toast available even though jam and marmalade was bought to the table. The iron in our room was scaled up and also leaked when trying to steam a shirt. Disappointing.

Enjoyed breakfasts very much, Dinner in the restaurant was good and the room itself works very well. Staff efficient and friendly.
Parking is not always easy if returning in late afternoon. Many very large cards make fitting in quite difficult! Rooms in the courtyard are nice, but not very well soundproofed. Noisy dog barking in the next door room one evening, which the staff at reception did their best to sort out. Not the hotel's fault, owners should not arrive and then go out, leaving their dog in a strange place. Bar areas not very well laid out for cosy corners and no fire or even good mock fire in grate. Large sofas are not good for sharing with strangers or even friends, as one can't talk easily alongside each other!

Lovely hotel in the centre of Southwold with good parking. Excellent dinner. The room was very comfortable with all the extra touches you would expect from a good hotel.
We stayed in one of the 6 garden rooms which backed on to the working Adnams Brewery building so there was quite a lot of noise from rumbling barrels and general work going on. It didnât spoil our stay but if we went again we would request one of the rooms on the other side of the garden or in the main hotel.

We have been coming to the Swan for short stays for ca 40 years - seaside means the Swan in Southwold for us. We were a little apprehensive when this much-loved and historic hotel was recently being refurnished, but we have fallen in love with it all over again. There are so many things that remind us of the 'old' Swan, for example, the umbrella stand that used to be by the front door and is now by the back door. The decor and the colours and all the different pictures work brillianty together. It looks fresh and young, but you can still feel the history of the place everywhere. We have just returned from another short stay when we were upgraded to a palatial room - utter luxury. Thank you so much! The breakfast menu is unrivalled. The staff were all fautlessly attentive and friendly. The bikes were free and came with helmets and saddle bags. We couldn't ask for more. We will certain return.
