The location is perfect for closeness to old town Hoi An; Not bothered by the nightlife, but a short walk away. Breakfast to order and when had an early flight out, they gave us breakfast takeaway. Cold water whenever we needed, included. We did laundry of 8 kg. Everything folded, ironed and dry within 24 hours and great value for money. The staff and their services were outstanding. This is a Homestay and the facilities are somewhat tired, but the location and staff more than made up for it.

The homestay experience was very pleasant because of the welcoming nice hosts. It is family run property and we really liked the family atmosphere. The breakfast was amazing, just perfect with delicious Vietnamese food options and fresh fruits. Breakfast was the highlight of this stay for us. The lady who was in charge of the place helped us with booking of some tours and we were satisfied with the service. The homestay offered laundry service which was excellent. Free bottles of water were provided and we appreciated it a lot.

Something that I should mention is that the room was not 34 m2 as it was declared when we did the booking. We booked a “Triple room with balcony” and the room that we got matched with the pictures we had seen when booking the room. It opened to a large shared balcony. One could say the room and the balcony together could be 34 m2. But the one room and the bathroom was for sure not 34 m2. The bathroom fan needs to get fixed or replaced as it made a loud grinding noise. It couldn’t exhaust the moisture out of the bathroom after the showering.

I love this family! Mrs Leung and her family have a wonderful Home Stay. We had a great room with a balcony literally in the heart of all the action, BUT far enough away not to hear the crowds or music at night. You can not beat this location! Breakfast each morning is DELICIOUS!, with great choices. Order one item on the menu because you also get fresh fruit and French bread ! What I loved most, though, was the family. I loved talking with Mrs. lLeung, seeing her daughter, son (2 1/2), mother in law, and husband all involved. I loved walking in either direction and walking into either the night market or restaurants. The river is literally on both sides of the home stay because we're on an island. Everything is in walking distance. She can exchange money for you, help you with transport, plan activities, and give advice. I'm really going to miss them. We stayed for 4 nights, and we plan on coming back and would ABSOLUTELY stay here. They have a pool on the top floor and a great view of the big river from there. Get the room worth the balcony if you can. It's neat to see the locals and tourists that stay in the area. The rooms are modest but comfortable. The beds are comfortable, shower water pressure is great! There's a mini fridge with some beer and coke. I'm not sure if it was free, but prices are so low, it doesn't matter.

I had a wonderful stay at this guesthouse! The staff were exceptional, and the lady owner went above and beyond to ensure we had a great experience. She was always willing to help with a fantastic attitude, sharing tips and recommendations for tours, places to eat, and must-visit attractions. Her friendliness truly made us feel welcomed and cared for. The room was spacious, well-equipped, and spotlessly clean, offering all the facilities we needed for a comfortable stay. The breakfast was a highlight—delicious and the perfect start to our day. It made us feel right at home. Highly recommended for anyone looking for warm hospitality and a cozy place to stay!

This was our third stay with Lien and family at the Rock Mouse. This time we traveled with other members of our family to introduce them to Hoi Ann and Vietnam. We love the location of the Rock Mouse - it is only a short stroll to the main centre but far enough away to be quiet and calm. The main attraction of the Rock Mouse is Lien and her family. Great breakfasts that are always more than you need, more that enough fresh bottled water to keep you well hydrated. We also love the new lift to the upstairs rooms and pool. The hosts are always attentive and will provide you with local knowledge to get you out and about with confidence.

The breakfast was excellent. I usually don't go for hotel breakfasts but this blew everything out of the park. I love vietnamese food and this was up there with the best I've had in vietnam. You also get access to unlimited water which is a hard commodity to come by in Vietnam a lot of the time. Location is within walking distance of the night markets but on a quiet street away from the noise. I slept very well. The owner and her family are incredibly welcoming and even offered me a beer on one occasion as they were eating together.

I felt the room was maybe a little cramped and I couldn't see many good places to open my luggage it was a pretty minor gripe though. I didn't feel a need for the wardrobe to exist in my room. The rooms also don't come with a safe. The tiles on the rooftop pool are very slippery and so are the tiles in the room. Would be pretty easy to remedy with some non-slip surfaces.

10/10 for a full-time traveler! The owners/ staff were professional and kind, & they will assist you at their travel desk to book your tours for Hoi An; they also have foot pedal bikes (a must try)! The breakfast was a 10/10, better than a 5-star resort, with fresh pancakes, eggs, fruit, and even sandwiches, all cooked to order. The room (solo-traveler/ King Room) was newly renovated, the bed/ bedding was super comfortable, and the Air Conditioner worked so well that I had to turn it off. There’s a beautiful View of the River & City from the Rooftop, with a lovely Private Pool and a nice covered seating area. It is located in a very nice & quiet area of Hoi An. Just 1 short block to the River Walk & Old Town Shops. PERFECT location! There is no need for a GRAB or Scooter rental to get around from here.

The owner was super nice and made us feel so welcome. throughout the whole stay we were given free bottles of water so that we were hydrated. They have a laundry service which was great value for money and made it so much easier for us, one less hassle. The location of this property was amazing with just a small walk into the old town. The place was spotless and the pool was super clean and open 24hrs. The staff were the most lovely people ever and so helpful and always asked us about our days. I couldn’t recommend this place enough if you are planning on staying in Hoi An.

I loved the location of Ruby's family homestay. The accommodation itself was beautiful and very homely. The host family take really good care of you and I thoroughly enjoyed their freshly cooked breakfasts in the mornings. Ruby has great recommendations for local food, local tailors and tourist activities. I felt at home and the vibe of the balcony was giving Greece in Hoi An haha. Their pool is available 24/7 and was a great size considering the size of the accommodation itself. The customer service was amazing and the family always welcomed us back with cold bottled water.

The only thing I would fault, very minor issue, the edge of the bed/ mattress felt very hard but once you're on the bed and in the middle of it, there's no issue at all. Just makes sitting on the edge of the bed difficult.
