The hotel could be better described as a pub with rooms (just 6 in total). Room 5 is a bit on the small side but as a solo traveller, absolutely fine and the bathroom was enormous. The pub downstairs had an excellent selection of drinks and a varied food menu. The hotel is directly opposite Adelaide bus station which was one of my reasons for choosing it.
There is a quite long staircase which is a nuisance when taking luggage upstairs but assistance is available to take heavy luggage up or down which is great. No drawers or cupboard in the bedroom for storing clothing.

We were upgraded to the superior room, purely because it was free and they would rather someone get to use it than not. The staff were so friendly, on arrival you get shown to your room and assistance with your bags if needed. The room was exceptionally clean and spacious with a lovely big comfortable bed. The bar fridge is stocked with complimentary beer, cider and soft drinks and a cute little goody bag with some snacks. To top it off, they provide Evo brand shampoo, conditioner, hand/body wash and moisturiser which is a lovely little luxury in comparison to the cheap stuff you usually get. There is a Bar and Restaurant downstairs and you are able to take anything up to your room, food and cocktails were amazing.

My room was incredibly spacious! I had a queen bed, a smart TV, couch, desk, and an attached bathroom. They also included a little goodie bag with a mini bar inside the fridge - completely complimentary! The staff was welcoming, accommodating, and answered any questions I had prior to arrival in a prompt manner. Would definitely stay again!
There isn't exactly a check-in desk. So check-in is at the bar downstairs. Was also a little noisy on a Saturday night stay so if you want a place quieter, not quite sure I could recommend.

we had the smallest room there but good size bathroom. We were out and about most of the time so room size wasn't an issue. Also could go sit outside on the Veranda or downstairs to the bar or outdoor courtyard with a drink. Staff were very friendly and good food served in the restaurant/bar downstairs. Good location with easy walking to Rundel mall, River and market( only 200 metres).
There's no lift so need to get your bags up a small flight of stairs but staff there to help if required.

From check in to departure the staff at The Franklin were exceptional, they were welcoming, efficient and knowledgeable. The garden bar has a great atmosphere and the private balcony for hotel guests is a nice addition. The hotel itself is conveniently located on the edge of the CBD in walking distance to the entertainment precinct or a short Uber drive to all of the local attractions.

The check-in/out process was easy. The property is great - high ceilings, quirky interior designs, with comfortable beds. The complimentary mini bar gets refilled everyday. I also love the communal balcony just to relax and wind down. It's a 2-minute walk to the Central Market. I literally had breakfast, lunch and dinner there on the Friday during my stay
There's a pub below - it's a proper hotel establishment after all - so can by noisy if you have to sleep early. But the business quietens down after 11pm. If I have to find something to complain it'd be the weaker than expected water pressure in the shower

EVERYTHING! From the second we arrived, the staff were super accommodating, the room was so comfortable, and exactly to our tastes! the bathroom, was heaven, the balcony had a great view and was relaxing to sit out on. The bar downstairs, delicious beers - great beer garden, yummy food, and again the staff were just awesome, from things to do, to just letting us sit and chill! I have the holiday blues! And we will be back!

Stayed at The Franklin twice during our week in Adelaide. Location was very handy, staff on arrival were friendly and showed us to our room. Bar area is very cool and welcoming and great to have the outdoor courtyard. Food available is ok. Access in and out felt secure and safe. Rooms are a very funky design, and despite being black walls, they don't feel closed in. Also great to have the balcony which is exclusive to hotel guests.
Parking is a bit of a pain but not the hotel's fault. Couple of circuits around the block and a space comes available eventually! Found the setup of the shower a bit of a hazard as the water ends up all over the bathroom floor, so you have to be careful on the tiles. Few more towels in the room would be good and also wine glasses as not everyone wants to sit in the bar area. And somewhere to put the hairdryer as you need the basin counter top for your other toiletries.

Hugh the barman was helpful and friendly and assisted us with carrying our luggage up the stairs. There were a couple complimentary ciders, beer & water as well as a little bottle of milk for our tea & coffee. Also a nice added touch was a small gift bag with chocolates, small packet of crisps, biscuits and a couple of lollies.
Over all it was good only down side was us old cripples going up the stairs and no lift & no car parking facilities on the road but we parked down the street across the road in paid parking. We were hungry and arrived before dinner time and there was no food available only packets of crisps or nuts.

We liked the boutique style of the hotel and the friendly personal welcome. The bar and restaurant looked really good - we dined elsewhere.
The room was very small allowing little room to move around the bed & it was dark - acknowledging that it is a lovely old hotel. The step up to the bathroom was dangerous as you could trip and crash into the end of the shower glass. The legroom btw the shower glass and the toilet was also too small despite the bathroom being a good size.
