We stayed here 3 years ago. As the location and the whole set up was great we came back. Staff is very friendly. Swimming pool is nice and clean. Restaurants near by are good.

The past 3 years maintenance was poor. It is all a bit on the edge. The price in relation to the basic room quality is too high. You have the feeling you are lucky that you have warm water or that the taps work. The bed is large but basic. Walls outside are covered with green algae. In short: it was ok but will it be ok tomorrow? We have our doubts!!

The Indian food was really good. The chefs did a good job with other cuisines as well. In terms of location, it is next to a beach. The beach area is quiet and calm.

The beach area should be cleaned as plastic water bottles and other stuff keeps on washing up. There was an area where lots of garbage was kept. The hotel and the nearby hotels might be dumping their sewage water in the ocean. A foul smell emits every night. Absolutely, unacceptable to pollute the sea for saving on proper sewage systems. The swimming pool could also do with a bit of cleaning. I wanted to swim but refrained from it as it wasn't clean. Plastic water bottles in the room is another thing that needs to go. Refillable water bottles are necessary to be kept now.

Location 11/10. Pick the harbour view rooms if those are available. Rooms are spacious and comfortable. The staff is prompt and polite. Fellow guests are decent and it's a family friendly environment. Perhaps one of the best located properties in Panjim. A private beach is a total winner.

Water pressure in the bathroom was a let down. And ants all over the place (partly coz there is so much natural greenery, banana and coconut trees all around). However, when we complained to the front desk, they sent someone within a few minutes to spray insect repellent, hence it's not a big issue.

The hotel is charming and has a lovely swimming pool area with sunbeds that is cosy and not too busy. You can see the small sand beach which just a few steps away. The food is ok, the rooms are nice and clean. Very nice chill and boutique hotel, a few elements are old school but nothing too disturbing. Super nice staff.

A few scratches on the hotels aesthetic, it’s been a while it was redone but it plays into the charm

Good felicities. Beautiful surrounding, courtyard, pool, easy approach to the beautiful beach. Delicious restaurant. Friendly and helpful staff. Very good location.

Everything was good, besides internet, that you almost can’t catch in the room. I have asked to fix this problem, they tried, but couldn’t fix it. The water in the bathroom has a little low flow, but not big problem ☺️overall almost perfect place

Pros Excellent views from the harbor-view room. Our room overlooked a cliff, the sound of waves crashing was a pleasant background/ambient sound throughout. One side of the resort faces a tiny private beach, an alcove really. Accessible only when there is low tide, otherwise it's just steps leading down to the waves. So there was nothing outside the resort. No crowds, all street shops were closed, many restaurants that showed open on Google Maps were closed for the season. So we ended up having most meals in the in-house restaurant.

The staff were accommodating and efficient with our check-in. The garden is beautiful, and the location is perfect. Every staff member smiled and said hello, which made us feel very welcome.

The room was large, but it would be great if they gave at least two pillows each, as many people like more than one. Also, the curtains did not cover the windows, and the material is white, allowing most of the light. This would not have been such an issue if the hotel did not have lights on outside the window along the whole building. A few minor improvements would have meant that we would have slept well. The breakfast was extremely basic, and after seeing it, we decided to avoid the radioactive red jam and go out and have a special breakfast. Finding a good hotel breakfast is very rare, and I tend to avoid them as I would prefer to pay and enjoy my meal.

The most stunning location/views and beautiful gardens. The staff were super friendly and helpful. Especially, Valencia, Poly....infact the were all customer service orientated. Full amenities available. I found the beds comfortable and had good sleep. It's a very nice and relaxing hotel that's close to the buzz of Panjlm

The rooms are in need of refurbishment and more attention to maintenance needed. Paint flaking, furniture worn and pool chairs stained.

Nice pool area overlooking the sea. Sunbeds always available. Large room with nice furniture. Effective air con and fan. Staff helpful and friendly.

Our room (Number 3-a suite) is next to the main road, car park and reception and was noisy Wedding parties in the hotel next door had very loud music most days from 4-10pm. Shared terrace.

The complimentary breakfast was not very good but decent. The in-house restaurant was good. The harbour view rooms are best. The staff was very helpful and considerate.

The property is not the value for money type. A bit on expensive side, the building and plumbing is old and no exhaust fan in the bathroom which bothered me most. My first impression was not great.
