There is nothing about this hotel that is not a 10. The team at the front check in desk were professional, knowledgeable, friendly, quick and understanding. It felt like they were always a step ahead of our requests. There is a very nice foyer/bar with good nibbles, but actually good food. We had a really long travel day, got in really late, headed down for an Aperol Spritz and had a pleasantly good dinner, ordered from a table in the bar. The bar tender, Massimo, takes very good care of his bar patrons. He's pleasant, fun and generous. I can not say enough about our room. We had a room on the 4th floor with 2 terraces and a hot tub. The room was huge, the terraces had opposing views, the room was spotless, we simply can not say enough about this hotel. It is very conveniently located to the vaporetto stop that can get you anywhere. We walked from the hotel to St. Mark's, which was long, but it's so interesting and fun with so many selfie stops, you barely notice the time. This hotel is actually within walking distance of the airport, it took maybe 15 minutes, but if you have heavy luggage, take the vaporetto, as there are a couple of bridges. The morning breakfast served here (if you include it in your reservation) is wonderful, a huge variety, a bottle of prosecco every morning, just because they can. Plenty of hot options as well as meats/fruit/pastries. I can only give this a 10, but know, it's like a 100. You will not be disappointed. A huge shout out to the owners/management of this hotel. Spot on services and amenities.

The staff was very helpful and accommodating and was happy to answer all of our questions and concerns. They contacted me as soon as I booked to help with pre-arrival details, restaurants and tours. They even arranged for train station and airport transfers which was a godsend because I have never been to the city and was not familiar with the public water transportation and we had four large suitcases! The facility and room were beautiful and comfortable as well. We got to the hotel early and went on a tour before the room was ready. When we got back that evening, they had already put our bags in the room and had arranged for flower petals, procesco, and a beautiful fruit tray for us when we got into the room which was wonderful after a long day of traveling and tours! Breakfast was also very delicious 😋. I also needed to print some documents and emailed them the documents and had planned to go down to the front desk to have the clerk print out but a few minutes later, the clerk knocked on my door and handed me the documents personally!! I travel quite a lot and that has never happened to me before!

The only thing I didn't like was that the hotel was not centrally located to the main tourist spots (St. Mark's Square, etc.), however, everything was about a 30-minute walk and there are two water bus stands very close but I did not use them much because I am not good with public transportation. The hotel did ask if I would like for them to arrange a private water taxi to get to all my destinations but I just walked instead and made it to all of my tours in time, just needed to plan ahead. I will say because it is a little outside of the main tourist area, I was able to explore things outside of the beaten path and find various "hidden gems" of the city while walking. I will stay here again!

It was in a quiet area, away from all the crowds. The staff were welcoming and our canal suite room was perfect for the 3 of us. The breakfast selection provided was excellent and there are a few good restaurants close by for dinner.

Not a negative, just something to consider. If you choose to stay here, be prepared to do quite a lot of walking, or use the Vaporetto, to access the main tourist areas.

The toilet is very new and very clean. Beds were comfy. Along the same streets, there are quite a few restaurants you can visit! Location is good if u want somewhere quiet to see the sunset! Amazing views

Booked a classic room, however the receptionist assigned us to another room which was not what we booked (the room was super old looking and the toilet was entirely different from the photos) and even told us "this is one of the biggest room we have, hope youll enjoy it", However it was entirely different from what we had booked hence we had to ask for a change of room and only then were we given what we had booked. A little unethical imo. The interior of the rooms felt a little old and run down imo (huge contrast to the toilet).

Staff are friendly and the rooms are exceptional. Requested prior to visit for them to arrange a cake and some balloons and flowers in the room for my wife's birthday and to also check in early. Everything was done in time with no complaints for the early check in. Breakfast has a wide variety and really good. Really good location and very accommodating. Will definitely stay here again.

The hotel is situated at a quite neighbourhood. It takes 15 minutes by walk to reach if you coming from airport to main bus station in city. However, I would advise as (others already mentioned) to take public water taxi instead which stops at one stop before hotel and then you just walk flat straight 5 min otherwise if you coming from bus station with heavy luggage remember you have to drag it and plus cross bridges up and down stairs, it's alright though! At hotel, the staff was polite and helpful. The big and clean room with mini fridge (included drinks which you pay if use, not complimentary). The breakfast was good with nice options and available staff to look after you. There are also plenty of Resturants around by walking distance.

Nothing really, Just individual personal preferences.

Amazing hotel, friendly and helpful staff ! We stayed for my birthday and they upgraded our room to a suite with no extra charge! The room was spacious with amazing views to canals. The breakfast was delicious with many options.

Excellent location, just a min walk to Tre Archi waterbus station which takes you directly to the train station and also connected to several other landmarks. Carnareggio is a great location otherwise with decent restaurants nearby. Good size room for Venice.

No view from the room but its okay as you can get the view just outside. Also, the breakfast is not worth 11 euros as they charge separately for eggs and juice which is very unusual for a 4 star hotel.

The location of the hotel was excellent, there were 3 vaporetto stops in a few minutes walk, so was very easy to get to all the main sites including Murano. The hotel was close to lots of restaurants & bars so there was plenty of opportunity to sit by the canals and watch the world go by with a decent glass of wine in hand! The breakfast had lots of choice from fresh fruit to cake and most things in between. The staff were really friendly and helpful. The room and facilities were modern and very clean, we were upgraded so had a fabulous view of the canal. We decided to get the number 5 airport bus and walk from P. Roma which was an easy 15 minute walk - just be aware the bridges were stepped so for someone less able it would have been a challenge but the option of a water taxi would be a good alternative. We would recommend getting a transport pass for the length of time you are there as it saves lots of time and money try Venezia Unica website - it was so easy to use.
