A grand beauty in Venice and is a beautiful property with a lush garden and opulent rooms. I was in the Canal Room which had a wonderful view of the canal and equipped with a desk where I could write while looking at the lovely view. The breakfast was excellent with a range of options and cooked eggs on demand.

My room was a bit warm on the 2nd floor and often needed to make use of an electric pedestal fan to make the room comfortable. I also noticed across the hotel and in my room small instances of chipped paint or frayed material suggesting that behind the beauty the hotel is a little tired. While most of the staff were excellent, I did struggle with getting some assistance in understanding what pending strike information and was told to just calle the rail company (which I did and thankfully was not affected by the strike).

The hotel is in a quieter part of Venice. We were upgraded to the junior suite on arrival which was a welcome surprise, the breakfast is excellent and the staff are very friendly and helpful. The hotel is for adults only which we very much appreciate. If you are looking for a luxurious hide away in Venice with all the comforts of a 5-star childfree accommodation, look no further. We highly recommend it!

The only thing we didn´t like was the fact that the heating in our room could not be regulated by us. Room temperature is such a personal thing. Venice was still very warm in October and we would have loved to turn the temperature in our room down. The hotel put some electric fans up, which has helped a bit. I am sure if you visit in summer, there won´t be an issue.

Super location, easy access to the waterfront and restaurants at San Basilio and towards Accademia and the Rialto for crossing the Grand Canal towards St. Mark's Square. Plenty of eating out options nearby as well as comfortable bars. Also a short walk from the railway and water taxi/vaporetti stations. The hotel has a relaxing, quiet atmosphere and provides welcome respite from the hustle and bustle elsewhere. Owner and staff all very friendly and helpful which added to the wonderful experience.

Breakfast was a bit of an 'all or nothing' affair, which was fine if you had the appetite to make the most of it but a bit steep at Euro 30 each if you didn't ... though at these room rates that may seem a bit pernickety. Certainly we enjoyed what we had on the one day we had the appetite!

Helpful and friendly staff, lovely room, clean and restful ambience. Very good communication overall and great knowlege and helpfulness in recommending places to visit (including restaurants) and arranging travel / transfer. I would also highly recommend the Venice Jazz Club.

Possibly another suitcase stand would be helpful in each room. Breakfast needs some attention, i.e. wider choice of quality breads/white and brown and a toaster for guests to sort help themselves, the pastries/cakes need a larger variety. The bar could do with someone on duty at all times, alos therre aws no single malt whisky. The garden needs a lot of work, it does not look like the photos, leaves need clearing, grass cutting or replacing (it could be so much better)

Its in a quiet neighbourhood and takes 30 minutes to walk to the main St Marks Square where the Basalica and Dogi's Palce are located. We quite enjoyed the walk despite the hot weather, lots of sights and sounds to take in along the route. The smartphone and googlemaps made life a lot easy to find whatever we needed. Staff we very polite and helpful

We ordered breakfast using their QR code system, we got a confirmation that our order had been received. But following morning no breakfast arrived in our room, when i checked with the reception they said they hadn't received the order. By then it was too late as we had to head out, so we grabbed a coffee and croissant en route. If you order breakfast phone reception after to confirm they have received it.

This place is a 6 star experience. This place makes you feel like a star. The hotel itself is just amazing. The staff were just wonderful. They helped in any way they could. The room was great. The bed was a little hard for our liking. They have an elevator and that was great. They took things to room.

They had breakfast but there was an additional cost and it would have been nice to know upfront.

This hotel is exceptionally quiet and has a magnificent garden. Eating breakfast there every morning was purely relaxing and is worth booking by itself. The room felt a bit dark but was spacious and really comfortable. We will most likely come back sooner rather than later.

The hotel is a bit far from the touristic part of the city. Count 20 to 30 min by foot depending on where you're going. The walk however is really pleasant and crosses less crowded parts of the city.

The hotel is situated in an excellent location, Dorsoduro is a beautiful local area of Venice. just a short distance from the center of Venice (20 minutes walk) and 10/15 minutes from bus or train station. The staff members are exceptionally friendly and helpful, especially Ronnie, who was very attentive. The overall facilities of the hotel are of high quality, and the bedroom is quite nice.

The size of the bed was good but the mattress and pillows were somewhat uncomfortable.

The location was in an easy walk from the bus station and train station - there are obviously a lot of small bridges in Venice so with luggage the walk is a healthy one - however the hotel will arrange a direct transfer for you if required. The location was away from the main hustle and bustle of the city and was in a quiet region of Dorsoduro. Everything is in easy reach. There is a water bus stop a couple of minutes walk from the hotel and the Ponte dell' Accademia is just a 10 minute walk away. The breakfast was excellent and the staff were welcoming and friendly. Offered to help rearrange our connections when our flight was cancelled. I've read complaints about the ground floor, we were on the ground floor with a garden view and even with a party going on one evening we never felt as though our privacy was impacted. Breakfast in the garden was a treat and plenty of choices to eat. Room was very clean, well presented and a good size.

In all honesty, nothing. The hotel staff were welcoming and friendly. There was nothing about my stay in the hotel that I would warn people about. In fact the only thing I didn't like was leaving!!

Great welcome - with a spritz! Glamorous and luxurious decor. Lovely carpet in hallways. Beautiful and peaceful garden. Spacious room with lovely bathroom and monsoon shower. Nice toiletries. Comfy bed. Plenty of space to hang clothes etc

Aircon didn’t work. It wasn’t too warm so we didn’t ask it to be fixed but would have expected it to be working in a 5 star hotel. Strange pic on wall of a Xanax box - off putting.
