It was beautiful and clean and the staff was super courteous and helpful! It was quiet but close to everything. We had a garden and canal view! The beds were comfy! The garden with the fountain was beautiful especially at night! The breakfast that was included was had everything! I have never seen a breakfast like this in all my travels. Fresh whole artichokes! Cheese, meat, fruit, pastries, eggs, bacon and all the Cappuccino, espresso americano coffee and fruit juices and a lot more!

What a splendid hotel in a quiet location with a courtyard and lovely garden - an unusual find for a Venetian hotel. The location was perfect for us with easy walks to main sights e.g Accademia Bridge, St Mark's Square etc. and easy walking distance to 2 Alilaguna boat stops. Every single one of the staff I encountered was friendly and welcoming. The reception (Adriano and another whose name I didn't catch,sorry) staff were particularly helpful with directions and alternative transport options as there was a strike on the day we were due to leave. My room was smallish but perfectly formed, very clean and very comfortable with plenty of hot water in the shower. The breakfast was excellent with a superb choice for all tastes and constantly topped up. Complementary sweets, pieces of fruit and water were always available in the bar. I thought it was a lovely hotel , value for money and if I should return to Venice, it would be my first choice to book. Thanks to all staff who made my stay so good.

There was nothing that I didn't like . There was a minibar in the room but it would have been nice if the bar had been open a little later than 20.30 to sit and have nightcap on return from an evening out. However, the hotel was close to several bars restaurants so not an issue for us.

Welcoming and well presented. Help with bags if needed as a heritage property to no lift. Warm and cosy when Venice was cold at this time. All staff well trained and friendly Breakfast was excellent as well Top quality produce with a huge variety Wonderful lounges too. In the foyer a log burning stove looked after by the staff. Alas during my visited hogged by a job lot of Australians! Lovely gardens to the front and rear. Views along the Grand Canal. Easy access from Accademia vaporetto stop. A few mins walk from the Peggy Guggenheim gallery. Charming and well kept. Fine price too. My room was not large. But how much time would you spend in a room in Venice? Big enough for any I would say. Thanks for a relaxing few days

The location is perfect, away from touristy area but accessible to all locations. Good restaurants nearby. The hotel is quirky and interesting and not too grand or too modern like Hilton hotels. The staff are now all very courteous, friendly and helpful. Breakfast is varied and tasty. Room is comfortable with plenty of storage.

The room, and particularly the bathroom and shower, was quite cramped . The hot water in the bathroom was sometimes not hot enough.

What a beautiful hotel! I was stunned. It was thrilling to pull up to the private dock when we arrived and walk through the lovely garden to reach the front desk. I also can't say enough good things about the staff. My husband and I were there for our 20th wedding anniversary, and the staff helped me make a dinner reservation at a really romantic restaurant. They were also super patient helping us with directions to sites of interest. I also really loved the location, as it was outside of the busiest tourist areas, but still had plenty around it, and very close to a water bus stop. We only took advantage of the breakfasts twice during our stay, but there was a good variety.

As a high maintenance girl, I was disappointed to find that I couldn't use my own hair styling tools due to fear of blowing a fuse. It was understandable, though.

Everything. We were upgraded to a Canal view. Breakfast was awesome and staff were so kind and accommodating... especially with holding our bags!

Mosquitos!!! We were ignorant to keeping the windows open all night and waking up to dozens of Mosquito bites. Our own fault. Venice is full of them... we failed to research that. I do wish they'd mentioned to us... but there's a small warning on one of the three big windows... we didn't see it until the next morning. So BEWARE!!!

Located in Dorsoduro neighborhood of Venice, the property has the advantage of both away from the most touristy area but still with easy access to everything. It is within 5 min walking distance to two major vaporetto stops and best of all, has its own dock should you choose to take the water taxi to other islands or to/from the airport. It truly makes life a lot easier without having to drag the luggages up and down many bridges in sweltering heat. The hotel also has two lovely gardens for breakfast and relaxing and the public sitting areas are very charming. The breakfast spread is very nice and the front desk staff are very friendly and most helpful. Our room is small but the view of the garden and the channel beyond much offsets the size of it.

It does not appear to have an elevator but you can always get help from the porter.

We had a super nice room on the ground floor with direct access to courtyard. The room was warm, clean and had enough space. Breakfast was very tasty, staff was very nice. Location is great - 3 min from Academia bridge and vaporetto stop. There are also 2 very nice lounges where you can have tea and chat in front of a fire.

Some rooms are very small, and are located on higher floors - with access only through steep stairs - jest be careful if you're booking with more senior family members.

staff is so lovely. location is great—away from the "hustle and bustle" but also very accessible and close to all the main attractions. right on a side canal. great views from the rooms. charming! breakfast is supppppper robust and good!

I was in a single room, and the walls up there are very thin—could near my chatty neighbor talking on the phone until midnight (which is totally within her right, but just was not ideal for me). should be noted the first night it was very quiet, so no complaints there. beds could use another pillow, so you can lean against the headboard more comfortably to read

Lovely, classy hotel tucked away, but in the heart Venice near the Accademia. It has spacious outside spaces - a courtyard at the front and garden at the back which we imagine be lovely in the summer, and also gives a feeling of space and tranquility away from the hustle and bustle. All the staff were very welcoming, professional and helpful at all times. The hotel has lovely seating areas outside of the rooms where you can relax with a book in front of the fire or have a snack or drink from the hotel bar. There’s a personal home-from-home feeling. The room was spacious, spotlessly clean and quiet. It had everything we needed and everything worked. The beds were comfortable and we slept very well. The breakfast was great - loads of choice and the waiting staff were always helpful and friendly. Overall, we loved our stay - it really made our holiday feel extra special. Thank you to all the staff :-)
