was given a great room, everything I had requested. kind staff also let me check in 2 hours early. I was moving from one abode to another so it made a big difference. good breakfast and a quality establishment. the decor was gorgeous.

I was on the top floor by request so all was good but the elevator broke down. not anyones fault but the company responsible for the elevator maintenance. lots of stairs to manage but was fine. everything else was great.

We stayed here in April 2023, Its in a lovely square perfectly positioned. We were greeted on arrival by lovely staff on Reception who were so helpful. The Hotel is spotlessly clean with really nice Old fashioned décor that made you feel like you'd stepped back a couple of Centuries, which was lovely. It is the perfect position for the Rialto Bridge and the Vaporetto stops as well as plenty of shops and little café bars close by. The room was nice and quiet, very clean with a nice big bathroom and Hot shower and a very comfortable bed with plenty of pillows. They changed our Towels and made our bed each day. The staff walking around the hotel were nice and greeted you every day. Breakfast is continental with Boiled Eggs, Toast, and plenty of pastries, cheeses, salad as well as Coffee, Orange juice etc. We would definitely recommend this Hotel for a trip to Venice, we will definitely stay here again. What a wonderful place to stay - this made our holiday in Venice even more memorable. The hotel is in an excellent location in Campo Santa Maria Formosa, a lovely campo, gives an impression of being slightly off the beaten track as it is not packed full of tourists but it is in a very central location to reach everywhere within easy walking distance. the campo has a very pleasant atmosphere - i stayed in room 1 which had a lovely outlook to the campo. The hotel reception is small and charming, the reception staff very warm welcoming friendly - all the staff from reception to breakfast service were all super friendly, polite, courteous, and as helpful as possible. Check-in was very efficient. the check-in person gave us all the relevant info for sightseeing etc (we had done our own extensive research prior but always important to have local info on arrival regardless). Room 1 is fabulous, great feeling of space and grandeur, lovely decor, the beams were fabulous, very clean, room facilities all great for my needs, the ensuite bathroom was superb in design quality comfort, towels plentiful clean soft absorbent, all toiletries were replenished daily which is very important as some places don't or forget! Huge bed, very comfortable, great pillows (memory foam i think?), air con worked great (much needed in 33 degree heat). Breakfast was amazing for all the variety and choices - they had everything and it was all fresh, the pastries were delicious. The lovely lady at breakfast treated us like friends, she was so friendly and happy. The communication with the hotel before our arrival in answering my many queries was fantastic - prompt and detailed responses, very reassuring for any queries i had, the options for transportation from airport to hotel (3 options) were so comprehensive and detailed, they really made an effort to explain things properly and for that I am so grateful as it says alot about a hotel and their hospitality service. Highly recommend this hotel.

nothing - all was super! keep doing this and keep up the good standards

This property absolutely exceeded our expectations. We felt like we were living as kings and queens. The room was absolutely beautiful with a balcony and a beautiful view of rooftops. The bed was very comfy and everything was clean and taking care of. They remembered to accommodate a few customized things we needed. We didn't have to remind them. The breakfast: you need to pay but it's worth it because they have every option imaginable. The staff were absolutely wonderful. They gave amazing recommendations for restaurants and helped us understand how to get around. My only recommendation is to take a water taxi to this location if you're coming from the train. There's at least six Bridges to and it's not wheel accessible. it was a lot of work to get to the hotel with all our bags.

Location of the hotel is ideal - equidistant from St Marks Square and the Rialto Bridge and on its own square with choice of restaurants. Easy to find. Reception staff were extremely friendly and helpful. Breakfast downstairs each morning was excellent with plenty of choice. Classic old venetian house converted to a hotel but retaining its elegance and charm. Our room was spacious and clean, quiet, bed very comfortable. Air con was good. Bathroom was modern and spacious, shower nice and hot. It was our first time staying in Venice so we were not sure what to expect but this hotel was an absolutely charm.

It was an excellent, pleasant and optimal hotel to stay while in Venice. Very central, but quiet and in one of the most beautiful and locally vivid squares from Venice. Clean, pleasant, with everything that you need rooms and accommodations. Good varied buffet breakfast, with lots of delicious restaurants nearby. Close to Piaza San Marco as well as to Rialto. Check-in / check-out safely and with human assistance at any time you arrive. But the most extraordinary surprise was the help of their reception representative Elena who simply made out stay much more pleasant, safer, easier to handle (by means of transportation, transfers etc from and to the Treviso Airport, which is farther then Marco Polo) and an excellent experience. Child friendly and safe as well. Definitely I would recommend this place for staying, at least couple of days in Venice. :)

The size of the room. A Smaller in reality than it looked (seemed) from the photos, and more plain than in the well taken and edited photos from booking.. But after the first impression, we realized that actually it truly had the whole comfort and indicated elements from the website description. And as we didn't stay much in the room, it wasn't a problem.

Staff was very friendly and helpful. The rooms were made up daily and the breakfast buffet was delicious! The view is amazing and the location is close to the attractions!

Bathroom and bedroom kept spotlessly clean. Facilities plus minor gifts very useful for travellers. Excellent continental breakfast. Hotel obviously of great age although smaller than expected from brochure. Fine wood panelling and stained glass.

bedrooms overlook noisy square and side street also rather loud at night. Machine at breakfast produced third rate coffee. It is a pity the hotel does not overlook a canal. Breakfast room rather cramp during busy periods. Requested good restaurant for birthday lunch and sent to touristy restaurant on water's edge.

We've stayed here before and we went back! They now have an elevator, and that's a blessing, at least for me. The room size was small, and honestly, it wasn't very clean. When we told them our problem, they immediately changed us to a bigger, very clean, very comfortable room. The staff is simple amazing. They do everything in their capacity to make you comfortable. Even the housekeeping staff were so warm and always greeting us well. The director was there, too. A wonderful guy! It is in Santa Maria Formosa, which is a beautiful square. It's very close to Rialto and Piazza San Marco. The bathroom is very clean and has all amenities. The ratings are of the room they moved us in later. I remember it was room #6. #16 wasn't very nice.

The safety box is very small. But that is a problem I face a lot in italy.

I did not eat breakfast at the hotel as I wanted to try the little cafes that were around, but it was busy when I came down in the mornings. The staff was all very nice, I was always greeted when I came in or when I was leaving. The elevator worked so I was excited I didn't have to climb the stairs every time I came back. The room was small, but it was just me. It was an easy 10min or less walk to all of my tours.

The room was small. As I have never traveled outside my home country before I do not know if a room that only fits a twin bed and a small armoire is a standard room for a single traveler. If it is, please disregard the sad face.
