The location is excellent and easy to get to by getting a boat to the Rialto Bridge. It’s only a few minutes walk from there. The room is huge, cool and beautiful. It has everything that you want. We loved sitting on the balcony, which has a view of the canal and you can watch gondolas go by. We had breakfast on our balcony. The location is really central, with shops and restaurants literally a minute away.

The location of this hotel is really good, the décor is really traditional and added to our stay. Julian was really helpful before and during our trip and very welcoming. We liked that there were spare pillows and a blanket in the wardrobe, nice coffee by the kettle and lots of toiletries available. The fridge was good for our snacks and drinks. This was one of the cheaper hotels available during our stay, and it was really worth the price. Arrival and leaving was very smooth. Would recommend to others.

The walls were quite thin, we could hear others coming and going, but this was to be expected in an old building.

Excellent Location, easy to find, right in the heart of everything so you can easily return to your room during the day if desired. It was in a safe busy area. It was good value for it's location. Room was cleaned daily, good size, had a fridge, TV, hairdryer and kettle, great air-con. Bathroom very clean and had a great shower. Breakfast ( continental) had great choice and a friendly helpful waitress. Julian at reception was very welcoming and helpful. He gave us great directions before our arrival and great tips on things to see and the cheapest way to navigate the city. He offered luggage storage when we checked out. We would highly recommend this property.

The room, although small, was quite comfortable and clean. Noise penetration from other rooms and/or the environment were negligable. the bathroom was clean and quite spacious. It's shower was really wide and roomy. The ambient temperature of the hotel in general was warm during the cold spells that we were in, even the room temerature was nice.

When you get out of bed there is not a lot of space each side of the bed. but you can get used to that. What we could NOT get used to is the fact that there was no HOT water in the shower. The temperature was always Warm at best. There is no way to control the room temperature with a thermostat.

The room and bathroom are small but very nice and very clean. The staff is very friendly and helpful. The lady who greeted us every morning was great and does a great job setting up the breakfast and taking care of everyone. The place is small but very quite and just a few steps off the main walk way to the Rialto bridge or going to St Mark's squire.

They need hand rails on the 3 short stairs sections that who have to go up and down. They could also mount the TV on the wall so it's easier to watch in bed.

Beautiful property, a converted convent. Very Venetian and an easy walk to all the attractions.

We were there 3 nights and I am always happy to reuse towels but not the bath mat, it didn’t get replaced and reception is only open 8-11. I just used a hand towel. The property address on booking.com is different to the actual location. Reception does email directions but I choose not to travel with a SIM card so my fault I didn’t get them. We found it in the end! Got a great tour of Venice looking for it!

We were in room 106 - the junior suite - and it was simply SUPERB. Very large room with adjacent bathroom, table and lots of windows. BUT, the best bit was the private balcony, overlooking the canal. It was just fantastic. And Julian, the owner, suggested we breakfast on the balcony every morning. As a result, an incredible breakfast spread was brought to our room every morning. The air conditioning was wonderful and made the stay even more comfortable. Probably the best hotel we've ever stayed in. Finally, the location, 3 minutes from Saint Mark's square and right in the heart of everything. Just amazing.

Nitpicking, but there was no one on reception after midday. But that really wasn't an issue. Venice is a maze so the hotel's tricky to find when you first arrive, being down a small back street.

Excellent value for money in a perfect central location. You will need Google Maps to navigate Venice, and you can find this hotel easily following the instructions. Check in / out was simple, whilst no 24-hour Reception, you have an access code for simple access to the building throughout your stay. Staff were friendly and helpful, we left our bags until early evening when it was time to fly home.

Location was fab, right in middle of San Marco, but on quiet street away from the noise, staff were very helpful and accommodating

Room was tiny, I knew it was small double when I booked but didn't appreciate how small it would be, also reception not manned 24/7, but this wasn't a problem

Everyone says Venice is terribly overcrowded. I haven't experienced this here in this hotel. There was no staff, we were the only guests and no one was crawling around our street, in the alley.

It is unfortunate that the address of the hotel is given as usual in Venice: district + house number. This is automatically found by google-map, but the tourist does not know where it is. Automatic gps loses contact in narrow streets. It was not easy to find accommodation. We got lost on our way home every night.
