We had a lovely warm welcome and were soon settled and raring to go! Breakfast was available in the cafe next door to the hotel. The beds were comfortable, the room and the bathroom clean, and the staff were very helpful and friendly. The hotel is in a great position, and like all first-timers we got lost every day - but that was part of the fun! Every time we went the wrong way, we found another courtyard, or restaurant, that we wouldn't have otherwise. Satnav helped, and the hotel provided a great map.

It was disappointing to be on the third floor, with no lift, and it was a struggle to climb with our bags (we are in our 70's). I should have asked the question when booking, but didn't think of it. However, we didn't let it spoil our stay and would go back to the hotel - with a request for a lower floor!

We stayed in the terrace room at the top of the property. Unfortunately, the weather wasn't too good so we couldn't appreciate sitting out on the terrace. Very clean room and the host was fantastic. The host took his time to explain with a map areas to visit with our tight schedule and some food suggestions too. Very kind and PERFECT english! The room size was to be expected with Venice places to stay but the bed was comfy and smart tv included. The hotel is very well situated for all the main attractions. We loved our stay in venice and this property was a part of that. We would stay here again!

Not a negative on our stay because we weren't bothered. But there are a lot of stairs to the top terrace room.

The hotel is really central, just a 5 minutes walk from Rialto Bridge and San Marco Square. The room was clean and tidy with a nice shower. Micheal at the reception was extremely helpful and gave us great recommendations for guided tours, places to visit and where to eat.

The wifi network wasn't available in the room and we couldn't access the channels on the TV. The air conditioning was in working condition but the unit looked quite old and the rattling sound was quite loud.

The hotel is in a very strategic location, very close to Piazza San Marco (about 5' walk). The people at the reception were extremely nice, polite and helpful and they provided us with lots of information and suggestions (sightseeing, restaurants, etc.). The check-in process is very easy. Our room was clean and also very quiet, as it was looking on an small alley on the back (overall the area is very quiet at night). There are not too many rooms and this makes you feel at home. There is also a cafe on the ground floor where you can have breakfast should you like to. Overall, we had a great stay and we would definitely come back in the future!

Just be prepared to carry your suitcases. Our room was on the fourth floor so this was little challenging. Shower space is little awkward but this is probably due to the old building, it’s just very tiny and definitely not for a tall people. We had to bend not to hit a ceiling beam above our heads

Great location and value for money. Staff is very responsive and showed an initiative with advices where to go and what to see and even to book a restaurant. Accommodation is in the old building with old wooden walls, floors and ceiling. Quite authentic.

Not a minus in my case. Did not hear any noise from the street, good isolation, but heard how the floor in the flat above was cleaned. However it happened at 9:00 when we already woke up.

Exceptional position between the rialto bridge and Saint Mark's Square. The room was small but comfortable; the bathroom was very small but recently renovated. The staff was kind and helpful

The hotel is in a sort of tower house with rooms up to the 5th floor, with small stairs and of course no elevator (being in the historical center of Venice). It was not a problem for us, but people with reduce mobility or a lot of luggage should ask in advance about the floor they will be staying. Street addresses in Venice are not very informative: I suggest to ask the property some additional direction to find the the hotel.

Such friendly welcome and great local advice. They also advised me of a security breach at booking.com so I was able to cancel my credit card. Superb around.

The stairs! Ask for a lower floor, particularly if you've just come off a cruise. I will not be using Booking.com again as they have failed to reassure me that their security is better. The phishing scam was all over Venice, for bookings up till March 2024. There was a similar scam a year ago in Milan. The hotel say I'm better to book direct with them as they will give a better price.

-The weather was a bit cold during our stay (unexpected in September) and we only got a thin blanket so we felt cold at night - smell of the room - thin walls

The location was perfect for getting around. The staff were friendly and gave some great tips on what to see on our very short trip. The bathroom was brand new, which is always a relief and appreciated when travelling. The bed was surprisingly comfortable

Realised last second I didn't have a uk/Ire adaptor and couldn't find a hairdryer in the room. Didn't have time to ask for one but I'm sure the staff would have looked after me. That's definitely on me.
