The style, the quietness of the whole place, the garden, the private onsen, the amenities provided and the team at the bar and in the restaurant

Some rooms can be quite dark during the day / have very little daylight. The reception team was not so welcoming and helpful as I expected it for a hotel of this category

The property was beautiful, and the rooms were spacious and amazingly decorated. The breakfast that was served every morning was among the best meals that I had on the trip. The hot spring located in the hotel rooms were the perfect end to a day of walking around Kyoto! The staff was incredibly accommodating to changing the breakfast to suit our schedule.

There could be more staff who spoke better English, but they spoke enough to address any problems or concerns and it didn't inhibit my stay at all. The location is not central in the city, but is close to a train station and a few bus stops.

The room was beautiful, the in-room onsen spectacular, the location couldn't have been better. We had one dinner at the hotel which was phenomenal.

The windows were all opaque - I've never seen anything quite like it. When asked, the host said that "if we wanted to look out a window, we would have needed to upgrade." This made the room seem a bit like a beautiful prison. Most of the staff were very nice. Our first experience wasn't great: We had walked a short distance from the subway through a driving rain, entered the hotel completely soaked, to be asked "Name?"

The room was amazing as well as the private onsen. The check-in was very good and the staff was very gentle. I loved the breakfast.

Given the price range of this hotel, they need to improve their English and communication skills if they want to have international guests. Many of the staff could barely speak English, nevertheless, they came every morning asking about how I wanted the room to be cleaned and what needed to be replaced. One day we asked for new towels, and when we came back the towels were not there. We asked again at the reception before leaving for dinner. We came back and again no towels. Only the following morning we realised that everything we asked for had been delivered but put into a cupboard at the entrance of the room. Communication is essential in this case. Also, the teapot was rusted.

This place was fantastic. The location is conveniently close to public transportation, but it's still in a quiet area. The premises are beautiful and the room is spacious. We ate a kaiseki dinner in the restaurant and had breakfast in our room -- both meals were delicious. The staff were super helpful -- I appreciate that they handled sending our luggage to our Osaka hotel via Yamato Transport super efficiently. The highlight was also the private onsen in the bathroom - felt so luxurious!

No real complaints. We only stayed here one night because of cost and limited room availability, so it worked out that we had already been exploring Kyoto for a few days. Once we got to Fufu, we just stayed in the hotel for the most part -- so if you are planning a first time trip to Kyoto or have an itinerary that will keep you out of the hotel for most of the day, I think you should stay somewhere else first because this is definitely a hotel where you'd want to be spending plenty of time at!

The rooms were exceptional (my photos don't do them justice!). If you are deciding on whether to upgrade your room, this is the place where it is genuinely worth it. Beds very comfortable and a nice touch with snacks and drinks in the room. The staff were very helpful and courteous. The breakfast was exceptional. We didn't try kaiseki evening meal here but regretted it based on the quality and balance of the breakfast. The grounds and garden are beautiful with koi carp pond. There is also a lovely bar in the garden. The hotel is a serene and relaxing space.

Because there is an onsen in every bathroom, some bedrooms can be humid/damp if the ventilation isn't right. We had to change rooms because of this. However, the staff were incredibly helpful and understanding. The rooms are all beautiful, but this is why it's worth upgrading to a larger room.

The building and the facilities are great . Elegant, with a nice balance between tradition and modernity . The stuff was more than kind and they made us feel at home . The Japanese garden and the bar there are a plus . The breakfast (traditional) and dinner are amazing ! made with love and great ingredients . The kimonos they gave us to walk though the hotel were cute and comfy :)

They were too strict with timing . I understand that is a cultural thing but in a place made for relaxation there is no need to call me if I am missing my breakfast 😅😅 then they want to know the exact hour for cleaning and I just wanted to chill out :-) but I appreciate their efforts to make my stay perfect. Then , the fact that the room didn’t have window makes the private onsen a little claustrophobic, in the one I stayed in naoshima (same company) it was possible to open and was a game changer.

We thoroughly enjoyed the room comfort and design. The beds are superb, the onsen bath is a great feature and the whole room was exceptionally well designed offering Japanese style in complete comfort. We very much enjoyed the breakfast overlooking the garden. In-room amenities were of a high quality also. We found it offers very good value for money also compared to other properties we've enjoyed in Kyoto.

The location is a short walk to the centre but we didn't have any difficulty either walking or getting a taxi but it's worth bearing in mind.

Great stay

It seems like there was not enough staff. Thus, it made us feel hustled from check in, dining and check out. No explanation during dining as it should be. We didn’t know what we eat. Some food sequence was switched. We felt the in the kitchen must be too busy too. Even during buying hotel’s souvenirs, only 1 staff taking care of shopping and checking out. Also, we are not the only guest during that check out time. We didn’t feel relaxed as we deserved. The rush staff made us feel uncomfortable. If there were a little more staff, everything will be perfect.
