If you're gonna spend time in Kyoto and want to save money and stay outside of city center, this is THE hotel to book. Absolute incredible value for your money. Even just the whole washroom itself is incredible and earns the 5 stars. It's like the GOAT of all washrooms, literally incredible. Rain shower, shower head, foot wash, jet stream for massages, then the bathtub has jets, a waterfall stream, you can dim the lighting to set the ambiance, fill up your tub at 300% speed. The beds are SO COMFORTABLE. The pillows are phenomenal. I slept so good. This was the first ever hotel where I enjoyed their bedding and linens more than my own at home. I really felt at home. They give you robes to wear to feel comfortable, the kitchen is stocked with plates, bowls, utensils, pot and pan, and cookware. You'll need to buy oil and salt and pepper though. Staff are extremely friendly, free laundry detergent. They even have a steaming machine! The laundry machines were a little hard to use though and it shrunk our clothes and clothes didn't fully dry. The location is so ideal. It's close to a Lawson's and Family Mart, along with the Daily Yamazaki (convenience stores). 5 mins to bus stop, ~8-10mins to Tofukuji station, which is only one stop away from Kyoto station. It's ~20 mins to Gion-Shijo (train station to Nishiki Market). Getting around was fast and easy, but keep in mind the trains don't come as frequently as the ones in Tokyo so you'll want to check the timetable in advance. There's a JR line that passes through here too, so you can get to Nara directly from the station without needing to transfer. I have recommended this place to friends and we have all loved it. Love the extra bedroom with the sliding doors to create extra privacy. The rooms are spacious and huge! They also have a lovely little rooftop lounge area that's big too. Great place for looking at the sunrise/sunset. A MUST STAY when you're in Kyoto.
Laundry machine was hard to use and understand. Shrunk our clothes. We've used different machines from Tokyo to Osaka to Kyoto and this was the only one we had an issue with. But could be user error and if you don't plan on washing your clothes, not a concern at all :)

Easy access to local transport, in a quiet area. Large room and comfortable beds. Bonus was the free laundry room.

We traveled as a family with an infant, and it was a great comfortable experience to stay at the Family Suit. It’s modern, clean and quite spacious. The shower is THE BEST we’ve had, having numerous strengths and settings. You also get a nice bath with jets, perfect for relaxation. The beds are comfortable. The parking next to the hotel was only 1000 yen a night and had a spot for 6-7 cars, and we always got lucky having a spot in the evening when we got back. The staff is helpful. And wow, their rental yukatas are so comfortable, definitely take those for your stay. Honestly, for the great price the hotel offers, it’s been an awesome experience!
We had two bedrooms, but the separation between them looked more like a wardrobe door than an actual one. Not much privacy between the rooms, but that’s ok. I wish this place had an option for breakfasts. But quick tip - there’s another hotel not too far and for 1500 yen you can have an amazing breakfast buffet. It’s called Anteroom Meals, truly recommend

Clean room with plenty of space. We were a group of 5 and when booking we were a bit hesitant about the double bed + 3 futon arrangement, but in the end it was a perfect solution for us. I slept on a futon and slept well every night. The hotel is in a quiet neighborhood but still within walking distance of Kyoto station and Tofukuji station. The hotel itself was also very quiet, we never heard any other guests from our room at night. The facilities in the room are excellent: fancy shower + bath, fancy Japanese toilet, 2 bathroom sinks, hairdryer, plenty of wall sockets, clothes rack, small kitchen with microwave oven, fridge, water cooker, hot plate, sink -- everything you need really. The rooms use a key code system, no cards, which is convenient. The 4 washer-dryer machines are free to use, detergent is free at reception. Room cleaning service is available on request for a small fee. Staff were friendly. Reception is available until midnight. When booking we mentioned we could be arriving late, and they let us know they would mail us instructions to check in if we arrive after midnight. We didn't need this in the end, but nice that the option is there. Overall very happy with our stay at this hotel, would recommend 👍

The outdoor space was a definite plus. We had a big group and having that area to get some time apart was amazing. The place was very clean and used the space well. The washer/dryer was the only one we had in all of our travels that actually dried completely. It was such a relief to be able to set it on our way out for the day and come home to clean, dry clothes.
The kitchen was exceptionally small for actual cooking. We made several meals and it was doable but you had to use the top of the washer as counter space. Not ideal but doable. I wish there had been some sort of midweek cleaning service. We borrowed the vacuum and did the towel exchange and tried to clean ourselves, but it’s never quite the same as a true cleaning. It would have been nice to have the bathroom cleaned once, especially. The location isn’t ideal since it’s in a fairly remote area, but we made it work. It was close to a Lawsons and a few other restaurants, so that was good enough for us. We were mostly out sightseeing during the day and it was fairly close to the station.

The place exceeded my expectation, as it is both very spacious and well-equipped (for four people). There was a queen bed in a partitioned room and two futons I could use on the floor section where the tatami mats are. The kitchen also had everything I needed especially the electric kettle that allows digital temperature adjustment.
I actually wouldn't say this is a minus, but the location is somewhat "off" the center of Kyoto, closer to Tokufuji station, and surrounded by residential areas. However, I don't see that as a problem because the JR Nara line easily brings you to Kyoto station and it's actually close to Fushimi Inari station.

Laundry room was okay but only okay as loads of guests didn't remove their laundry after it was washed/dried. In summer there is a fair amount of laundry to do-there is one 6 minutes walk away. I liked the idea of choosing your own sundries -towels/toothbrush so if you didn't need them you could leave them. I note they have EV chargers which is always a good thing. The hot tub/jacuzzi and showers were AMAZING. The staff seemed very nice.
No bar. No snack machine. There are the usual drinks machines. The location is okay for train travellers but not completely convenient in the summer. They could provide more of a guide to the local izakayas as there were some lovely ones nearby but we didn't know which to go to.

This is one of the best values in terms of luxury and room size in Kyoto. Their location in Hiroshima is what sold us on the brand. The executive suite was amazing with the outdoor bath and a tatami area. We also had a washing machine with a built in dryer. This was key. I will always stay here when I go to Kyoto moving forward. My partner had issues with air purity in Osaka so we moved to the Randor because of the cleanliness and the air filters. Highly recommended. If you opt for one of the bigger rooms, you won’t be disappointed. If you have a larger group you’re staying with, it’s really economical.
The location makes it a long walk from the station. Luckily it’s close enough for a cab to be rather cheap. People don’t know the location of the hotel well since it is new so please show the driver the Japanese address in your map app or on the website.

Price is great for the value paid, with a large enough space to accomodate luggage and things for a family. Staff is helpful with requests. Toilet, room and other facilities are excellent and clean. Hotel entrance is nice so it is a welcoming atmosphere. General location is rather close to main city centre.
10-minute walking required to reach nearest train station, with 20-minute walk to kyoto train station. Nearest convenience store is 5-minute walk away. So it might be rather far for coming over with luggage or large groceries. Washing machine is downstairs which might have to wait for your turn. Price is great for the value paid, with a large enough space to accomodate luggages for a family. Staff is helpful with requests. Toilet facilities are excellent and clean. Note that you have to pay 200 yen per person per day for tourist tax.

The room is good size for family of 5 adults (youngest in their early 20s). Futons were wonderfully comfortable (i would advise those with back issues to be careful still). So many convenient outlets with USB ports, a godsend for parties with many devices. The bathroom is fully decked out with a choice between a rainfall showerhead and handheld one. (I loved the hair treatment they provided). The star of our stay is a bath tub with jacuzzi functions and lighting control for easy access while soaking. Staff were friendly and had printables prepared for the konbini question.
It's definitely a distance away from the closest train stations: Tofukuji station is around 10 -15 minutes away (with a slow walker/senior, never tested a walk from Kyoto station). A tip I have for returning to the hotel by taxi is saving the Japanese address + having the directions open on google maps for the driver's reference. Not all taxi drivers are knowledgable of the hotel and this helps them out a lot.
