- Helpful staff - comfy bed - Twin room was Ok. - 7-11 on the 1st floor which is very convenient. - Location is perfect even we have a big luggage. - there is a taxi stand nearby which is very easy and convenient to go around.

- no drinking water in a room. - Check out time at 10 am is too early. 11 am would be better.

A very nice Business-class hotel, extremely close to Kyoto Station. The lobby and room are mostly western-style, though the bathroom is clearly meant for Japanese-bathing, with a low-mount spray wand with a deep soaker tub. The beds were somewhat soft, though you only get a big, fluffy duvet for a top cover. The tv is large, and you can use it to view the status of the four coin-laundry machines (which are almost always in use). Most of the front desk staff speak some english, one was fully fluent.

The A/C only goes down to 20*C, which might be tough for "cold-sleepers".

Clean, new hotel, easy to locate,. Big rooms compared to many Japanese hotels that I have stayed in, big selection at breakfast, staff very attentive. Staff secures all baggage before or after check in, so you can wander around while waiting for your room, or early check out

Early check out. 10 am is two early, can't check in until 3 pm ,so lose 5 hours. Also breakfast is over at 10 am, but after 9 am there isn't much left. So eat early for best choices, I ate at 9:30 am and there was a limited amount of food left. Have to pay additional 200 yen a night when checking in.

The hotel is in a perfect location. I was so happy to find it so easily when exiting the station. The 7/11 connected to the hotel is very convenient. The hotel is clean and modern and the rooms are furnished nicely. I loved the big window in my room and having the lounge chair and small table. It made the space much more comfortable. The coin laundry and how you can view the status of the machines on the tv was great. The staff were very kind and helpful. I want to stay here again in the future.

I loved my stay at the hotel the only thing I can comment on is that the pillows were hard and uncomfortable.

The location to the train station was one block away and a 711 store with Japanese food was right below the hotel. Breakfast was very good. Overall the catering was mainly for the Japanese guests. They spoke very minimal English. Bathroom had a furo and they gave extra clothes each day to use indoors (to sleep?), which was unusual. The room was completely soundproof and there were coin operated washers/dryers that you could use and check the availability and time your laundry would be done right from your room's TV channel.

Very difficult to communicate without our phone translator.

We loved our stay here. The check in process was easy, the rooms were incredibly clean and spacious and the hotel has great facilities such as a convenient store and washing machines. The room size was excellent, plenty of space for our luggage and a big bathroom. We loved that we could watch Netflix on the TV at night and also see a live view of when the washing machines were available. The location is excellent if you are using Kyoto Station frequently, like we were. The rooms were soundproof and the beds were comfortable. We would definitely stay here again.

Not a negative, but please be aware you have to pay a small tourist tax upon check in. We haven’t experienced this throughout our trip so weren’t familiar with it. It is small at only 400 yen per person

7-eleven is practically in the building The room is spacious even for the 3 single bed version Located very near to Kyoto JR station, just across the street, maybe 2-3 minutes walk.

The staff refuse to keep my luggage overnight, saying many did not take the luggage back and the hotel become dumping ground. But I have reservation the next day, you can just return my luggage during check-in. There are 8 washing machine/dryer but something wrong with the dryer. It take extremely long time to dry. I do not see any pipe to remove the hot air from the dryer. You have to open, let the hot air out, then put coin to dry again repeat few times, otherwise dryer will take forever.

The location is great! This hotel is very close to Kyoto Station and has a 7-11 on the first floor. It can be accessed in the hotel through the lobby for hotel guests, and the general public can access it from a separate entrance outside. The hotel is very quiet, and we could not hear our neighbors. You can hear people talking if they are in the hallway. Check-in and check-out is efficient as they have kiosks with English for foreigners. Try to do laundry at off times. The machines can take a little long to dry your clothes. Kyoto has city tax, so don’t be surprised when you see your bill.

Nothing bad to say

The hotel's location is ideal for those planning to visit other cities, such as Nara and Osaka, as it is conveniently situated near Kyoto Station. The staff members are proficient in English, which made communication easy and efficient. The hotel itself is modern, and we found our room to be a reasonable size, contrary to some reviews that mentioned the rooms being small. One convenient feature is the ability to check the laundry status directly from the TV in your room.

Upon entering the room, we noticed that it had not been thoroughly cleaned. Dust was visible near the bed and in various other areas of the room. We displayed the "Please Clean Room" sign, hoping that the issue would be addressed, but unfortunately, there was no noticeable improvement in the cleanliness of the room after housekeeping had visited. While the overall condition of the room was not unbearable, it did not meet the standards we anticipated from a hotel of this caliber.

Room size was good value for money, certainly for Kyoto. Judging by my room the hotel might better fit the expectations of a tourist from America (where room sizes on average are large compared to Asia or even parts of Europe). For example, not jut a bed and desk in room but also a small couch. Seemed to be a lot of tour group tourists using the hotel, so perhaps the travel companies also picked up on this feature of the Via Inn. I find it difficult to rate things like staff and check-in. I don't ask for much. All I want is basic get-the-job-done and no fuss or complications. The hotel was perfect in this respect. I value quiet locations, and this location was quiet, and just far enough removed from main street in front of station that even traffic noise was minimal.

I had no problems or complaints.
