Location is super, good shower, great staff, reasonably comfortable bed. Can see 5th Ave activity from balcony (has 2 chairs). Good desk space. Clean. I've seen reviews criticizing the breakfast, but I think it beats an American continental breakfast of a pastry and juice. This breakfast had delicious juice, toast & jam, and scrambled eggs. Yes, there was some wait time involved, but the restaurant staff has no control over the size of the restaurant versus how many people show up to eat, and the servers move like lightning to try to accommodate everyone! Good light in the room because full sliding doors to balcony. Can't say enough good things about the reception staff. Mini-fridge !! Good a/c. Close to a convenience store.

Very tiny bathroom-ette. No elevator, but staff was helpful with luggage. Cannot lay blame on any hotel near Ave 5 for the party noise at night! Ceiling fan did not work. Bathroom light was broken, but light over the shower was enough.

It's a small, pretty basic, but lovely hotel. The location is perfect. The beach is literally 1 block down, and Quinta Avenida is a few steps from the entrance. However, the closed windows kept the room pretty quiet. The 2-twinbed room was spacious enough and clean. Very nice, friendly staff, very helpful cleaning lady. There was no hair dryer in the room, but when I asked for it, the receptionist went and bought one for me.

They change towels only every 3 days, but the towels don't dry in that humid climate. So we had to pay the cleaning lady to bring us dry towels every day. And the shower door didn't shut properly, so every time, taking a shower ended up in a big puddle under the sink. The shower mat had to be used to absorb all that water, but the bathroom was still always wet.

I found the staff and the building to be quite charming:) There’s a lovely old-world feel to the red tile, wrought iron & white washed walls that fed my desire for ambience. The staff, especially including but not limited to Alfredo, were all kind, easy to approach and with beautiful smiles:) Including the hardworking housekeepers!! Please be sure to tip** This building’s proximity to the beach is unparalleled which is exactly why I extended my stay with no regrets! Wifi really wasn’t an issue for me... when it was, it was resolved quickly. I didn’t use the T.V. but it was there, akin to the AC mainly being decoration. I did use the handy countertop fridge unit!! And loved the gentle breeze wafting through the room with both doors open (while awake). With reception manned 24/7, safety felt close. Being able to people-watch Avenida Cinque from my balcony was thoroughly enjoyable when I needed a rest from being out n’about. Easy to do when so central. Policia is everywhere. Part of me is grateful for their presence tho~ Tourist safety does seem t/b a priority.

Old world charm isn’t without a few hiccups~ the bathroom is cramped. The surrounding bars are noisy into the wee hours of the morn (fortunately, my days were so full, sleep still came easy) & decor lighting was improved by my personal addition of a little coconut lamp:) I have very few concerns to mention that aren’t tropics based (sugar ants do their thing, burning garbage is brutal, sewage gases from aging infrastructure & tourism demands are what they are AND... the presence of ~ commercialism begets all kinds. Bring tip money!! Appreciate every location around the world has challenges. It is what it is and by golly, splish splash in those beautiful waves just mere metres away as they caress your feet & soothe your Soul❤️

The location is indeed extremely close to the Fifth Avenue, which also means you’d be three steps away from the beach and numerous places to eat and hangout.

However, while some reviews say their rooms were far away from the noise, ours was right next to it. If you go to bed very late, this should not be a problem, since around 3am the clubbing noise finally died down. One of us is a light sleeper, but earplugs worked well enough. The reception is not open at all times, so if you’re arriving late, you will receive instructions on how to make the payment in advance and how to do self check-in; make sure to inquire early to not end up in front of a closed door at 9pm.

The room was clean. The shower had good pressure. The staff was very nice. Location is close to ADO and busy 5th street. There’s a really pretty green area behind the hotel I didn’t expect to see from the back balconies. Front balconies are nice. Room is comfortable. They also stored my luggage since I arrived before checkin.

If you want to be in the center of everything then this is a great spot. If you either want to go out at night or to be lulled to sleep by the club music this is the place for you. This is either seen as a pro or a con depending on what you want.

I liked the room and the location. For people asking about the wifi speed I have to say the following: My room was located at the third floor and right next to the wifi extender. There are two wifi extenders at this level and positioned at each end of the building. I assume they have a similar arrangement in the second level. I measured consistently 32 Mbps download and 8 Mbps upload and my phone connected fairly well most of the time so it was the tv set which has Netflix and YouTube but no cable or antenna. I saw other guests connecting to wifi outside their rooms so I'm guessing that the signal is not uniform along all rooms. If this is important to you, you know now what to ask for. The AC and the ceiling fan were perfect for me, so was the view from my room. The service maid came every day to do the cleaning and restock the supplies (well worth leaving a good tip).

The worst thing at this hotel is the loud music played by the restaurant across the street. They relentless play it at their maximum volume all day long from about 11am until 1am, so this is not a placid place. If you're not a party person, have kids that go to bed early or no tolerance for loud music, I do not recommend this hotel. But, in the other hand, this is Playa del Carmen and loud music is everywhere.

Great hotel to be in center of Playa del Carmen if you plan to party. Clean, room and bed spacious taken very well by Mary from cleaning team. Easy and good communication with Hotel (reception), good wifi, breakfast was also provided.

it gets noisy during nights from discoclubs but you need to understand you and in the middle of biggest parties and this is not a resort. I will come again for sure when in Playa. Great value for money!

The staff and location were great on the island. Quick walk to the beach and the main shopping/restaurant street. Self check in made it easy to enter the hotel since we arrived late in the evening.

The place is across from a night club that plays very loud music until very early in the morning most nights. You feel the music in the rooms when you are trying to sleep.

Front desk staff excellent and helpful. It's an older boutique hotel, but very clean - the bathroom was very tiny, but excellent shower, and the room itself was large. Loved the balcony, door gives lots of natural light.

No complaints.

It was a great value and pleasant place. Great staff who kept the place clean and fresh.

The bathroom door had a hole in it, the shower door didn't stay closed, and the music was too loud until 3am, the shower was cold for a long time then warmed up.
