The best thing about this hotel is the staff. I haven't been at this hotel for a couple of years and most of the staff have changed. What hasn't changed is the ethos of the staff. Very welcoming, friendly and helpful and always a smile. Clean room with a comfortable bed on the quiet side of the hotel, well away from the lift. Excellent shower. Very good breakfast, plenty of choice and regularly replenished.

Not much to complain about. 1} It would have been nice to have 2 chairs in the room, we were there for a week and sitting on the edge of the bed, after a days work is hard on the back. I'm sure if we'd asked something would have been done. 2} Very small whinge, but we were in Lancashire and no black pudding with breakfast.

As I am in a wheelchair, booked the disabled double room (110), access was great, (lift)bathroom and facilities super, all at lower height so had no trouble washing or bathing ,including the shower. bed was a little high but we managed to get a good night sleep, so all in all a very enjoyable day, breakfast was self service and to a very high standard, all food was hot and cooked fresh with plenty of choice.

room cleanliness was a tad unclean, a cobweb was hanging down above the bed near the broken downlighter lamp. the plug hole in sink still had hair and tissue jammed in the sieve, (only can be seen when you lift the plug out) window seal now a bit worn, when closed the traffic noise can still be plainly heard from the ajoining motorway, (easy fix the lock mech needs adjust) .The room main entry door could do with a clasp to hold open as difficult to get in with a wheelchair.infact nigh on dangerous, (very strong spring) but these are just minor faults 99% was great

Breakfast was very good. A good variety. Cooked breakfast kept hot. Plentiful fruit salad. Pleasant breakfast room with plenty of tables and seating. Quiet, well-appointed room with iron and ironing board and paper hankies in the bathroom. Comfortable, airy lounge area. Pleasant, friendly staff. Wide corridors cleanly carpeted. Entrance and public areas spacious and pleasant.

Some upholstered chairs although stylish and colourful had dirty marks on them and could have been cleaned. Chair in room although comfortable had dirty mark on seat which could have been cleaned.

The check in was fantastic, speedy and very smooth, the room was brilliant, very spacious more room than needed to be fair but nice to have space, the facilities were great, the breakfast was amazing, fantastic choice and delicious, the hotel was spotless and clean, very friendly

The TV did not work in the room and had no signal, wasn't a major issue but would have been helpful, the supplies of breakfast ran out and this lead to a backlog of people waiting for food to arrive and made it quite congested

The all inclusive breakfast with high quality hot food options was great and continuously replenished and maintained by staff. The room was cosy and well prepared. Even though it was a room facing the M65 the noise level was minimum due to good insulation, some people complained about noise when I read reviews but it wasn't as bad as they made out. Will definitely rebook.

The price changing from £83 to £95 for the night with just a day difference in booking even though the exact same amount of rooms were available as on the day of originally quoting £83. I felt cheated even though the room availability hadn't changed.

Excellent professional, friendly and welcoming staff. Great room facilities including a hair dryer, iron and ironing board, complimentary toiletries, tea and coffee making facilities, free wifi and flat screen Tv with a good selection of channels. Buffet breakfast basic but good quality and nice and hot. Hotel very clean throughout. Visit friends in Burnley every couple of months. This was our first visit to the holiday Inn express Burnley and we will certainly be returning here.

Couldn't really fault the hotel but if anything the location is very close to the motorway so expect traffic noise. It is about a 30 minute walk from the town centre but less than 10mins by car. A taxi costs us £6.50 which I think is quite reasonable.

Convenient location for visit to family. Clean and spacious rooms. Good accessible room with plenty of space. Food choices good but nothing amazing. Breakfast had issues with them running out of stock - semi skimmed milk. Very friendly staff who went out of their way to make guest experience excellent

Looking little tired around the edges. Could do with a spruce up. But it was clean just a bit shabby. We had kids on our floor and early in morning they were running up and down corridors which was annoying. Knocking on doors because they didn’t know which room they were staying in.

Stayed here several times now and has been perfect every time. Breakfast has been great with plenty of hot food on offer as well as the usual fruits, yoghurts, croissant, toast etc

On a previous stay we were allocated a room overlooking the motorway which was horrendous as we barely slept because of traffic noise ( we live in the countryside and not used to traffic). So we always ask for a room overlooking the car park area which has always been quiet.

The room was very comfortable, I had a good night's sleep and everything was working OK in the room and bathroom. I had an evening meal at the hotel and it was very good. The breakfast was excellent. The staff were very helpful and hard working as the place was very busy. It should also be pointed out that the hotel is just by the Leeds-Liverpool Canal, and hence would provide a good base for a summer break if you like Canal walks. A new hotel for me as I couldn't get into my regular place, but overall a very good "plan B" and no doubt I will be back.

The bar and restaurant area got very busy at one point and the queue to order food and drinks became very long. Having said that, the staff were very hard working and efficient in keeping the queue moving. A similar thing could be said about the breakfast, but again the staff were very good at keeping all the breakfast items topped up.

The welcome from the Staff was exceptional. The food was excellent. Excellent service throughout. On the 3rd night of our stay the lift broke down, we were on the 1st floor we have a small dog he wanted to go to the toilet, as I am elderly and disabled I couldn't carry my small dog down the stairs, a lady staying in the Hotel carried him down for me. When we needed to go back upstairs the kind Receptionist wrapped him in a towel and carried him upstairs for me, that is kindness I will always remember. Luckily the lift was working next morning when we checked out. Cannot praise all the staff enough. We will definitely be staying at this Hotel again.
