The staff were very helpful and friendly. Breakfast was perfectly cooked and high quality, and the hospitality tray in the room even included ground coffee and a cafetiere! The hotel isn't in the centre of Bath but offers free parking and you can get a bus from just outside - if you look at the price to park in Bath, this is a real saving.
The beautiful old building could do with a little TLC, but I'd rather stay in a slightly shabby beauty like this than a soulless modern box.

Relaxing room, a good size & looked over the garden. Our room did have wear on the carpets, but I'm sure this will be rectified in the future. Has a garden to relax in and has its own parking, breakfast was good and the service as well, there is no evening dinner, but plenty of places to eat in town, then walk it off on way home lol, or walk to The George Inn, Mill Lane. 15min walk. The hotel is only five minutes drive to town, although we always walked to and from town using the canal path about 30-35 minutes, you can walk in to town from the hotel straight along London Road but noisy traffic and boring, canal so much nicer. For those who use What3words use ///deeper.vows.being This will get directions straight into the hotel car park
This is not a dislike, just a note to the hotel as well as people parking up. The white parking bay lines need to be repainted, as hard to see in some parking spots, causing some to park over too much that blocks others from parking. Would be nice if all rooms had a good size fan as no air-conditioning in the room. But if the price stays keen, we will be using this hotel again.

Though dated in style the rooms were comfortable & good parking. There were tea & coffee facilities available. Excellent value for the price. Easy access onto centre of bath. Breakfast was really nice & we appreciated how quickly it was served after sitting down. This is partly due to having to choose a time slot for breakfast due to limited space and efficiency for the kitchen ( we assume). Mostly we really appreciated the staff member who checked us in, served us breakfast and really helped us out with allowing us to stay on site to use the garden & sitting room. Thank you so much! We’ll definitely be back.
Choosing a time we wanted breakfast on arrival - but we appreciated after checking why this was needed! We wanted to cancel as didn’t feel we wanted anything to eat but felt bad not turning up - which added a little pressure on us.

Location was ideal for me. For an old building, which was a bit tired, it was clean and comfortable, and we had a very pleasant stop over. Nice breakfast and friendly staff.
The bath! It was a resien slipper bath that had been repaired, water had seeped through the layers, and when you filled it up and got into it, it gave the impression you were floating on a lilo Also, on first inspection, it looked as if the bath wasn't cleaned..This was down to water seeping back into the bath from between the layers... However, the water was hot and in abundance..

I booked this hotel for my mother and aunt, they were very well looked after and had a wonderful stay. They slept well in the comfortable beds and praised the breakfast. It's a great place for the price. I understand the 4 star review based on breakfast and customer service. Location worked well for us as we had a car otherwise it's a bit of a walk from the centre. Honestly recommend this for a budget friendly break for those with no mobility issues, great lounge, garden and atmosphere too!
Furnishings are tired and the curtains were torn, other than that it was great. I would say this is a 3 star hotel in terms of the room, but fantastic value for money. Twin room we were given was not suitable for individuals with limited mobility as it was on the second floor with no lift, but then we should have enquired about this before booking, I would not book again simply because of accessibility.

We were made to feel extremely welcome by vipan, the manager from the moment we entered the hotel. A very easy check-in and then an introduction to the amenities and facilities. The hotel has the look and feel of a luxury stately home. The breakfast menu is a perfect mixture, something for everyone. The locally handmade sausage is a must to sample for meat eaters absolutely wonderful. I can not recommend this establishment highly enough.

The staff were very friendly. The breakfast was delicious and a good size. The room was good value for money because Bath is an expensive place to stay generally but this was more modest. The location was great for us because we were seeing a comedy gig at the Rondo Theatre and it is only a 15 minute walk away. So we had some time in Central Bath before we went up to the hotel, then we went up by bus to near the hotel and enjoyed our comedy gig in the evening and a meal out. I liked the proper cup and saucer in the room, the tin tea pot and cafetiere in the room. I liked the fluffy towels and comfy bed. Nice thick curtains.
The room and toilet/shower were a fairly modest size, but fine for us. There was a slight peeling of the wallpaper, but didn't bother us.

Rooms were nice and clean. We had a problem with water coming through our ceiling from the floor above but was sorted very quickly by the staff who changed our room instantly. Nice plentiful breakfast.
Maybe the rooms could do with update but this is an old building. The problem of water coming through the ceiling is due to having bath's only in some rooms with hand held shower device only for showering which I think cause's a lot of water to be on the bathroom floor area. I think this needs addressing before floors collapse.

I loved the ambience of this place; a historical building with oodles of character. Funny thing was, I went to the ‘posh’ hotel next door first, then discovered I was in the wrong place. There was no-one on reception there, and I waited for ages! Then I went to the lodge where Rippen was at the reception, and was very welcoming and helpful. So, even though the lodge is not as ‘posh’ as next door, I would much rather stay at the lodge where you just feel at home. And there was delicious home cooked Indian food for dinner! What more could you want?! Thank you for a lovely stay. Namaste 🙏
I could nitpick, but I’m not going to. I enjoyed my stay! Everyone was lovely and friendly and helpful, and very accommodating.

The price is reasonable. The staff is very nice. Free parking and breakfast. You can take the bus to town and it's close to the hotel.
The twin beds are shorter than other hotels we stayed. You can't open the windows, we like fresh air. The breakfast was average, they don't do scrabbled eggs, you get only one egg, you get only one slice of toast unless you ask while we got 2 eggs and 2 toasts all over the UK. The room is small too. The parking spaces are too narrow, I had to to use the passenger door to get in, barely. All other vehicles had the same problem. These are all small things that can be fixed. Walking distance to town in 2 miles, about 40 minutes but we didn't mind.
