I have stayed here many times over the years and the newly refurbished rooms are beautiful and attention to detail is exceptional Will return time and time again For those who don't know Edinburgh this is as good a location that you can get

The Rutland Hotel exceeded my every expectation. We choose the apartment style accommodations for my sister, two nieces and myself. The apartment was spacious and beautifully decorated. It was in an ideal location and we were able to walk to all the highlights. Our flight was delayed and we arrive at the hotel at 9:45 PM tired and hungry. The staff member who checked us in recommended the restaurant next store. He showed us to our apartment. We look a minute to freshen up and when we entered the restaurant he was waiting for us with a reserved table. Such service! My only regret was that we weren't able to spend more time in our accommodations.

Hotel location is excellent given the close proximity of it to everything along with it being situated on a major transportation route (both buses and trams). Room was nicely furnished and well-appointed and several of the rooms proffer great views of the circumjacent area. The bathroom was large, sleek, modern and well-equipped.

Upper hotel rooms (on top floor) are not accessible by elevator. You must use a flight of stairs to get to the top floor (from the floor below). This means that if you have heavy suitcases, it can be somewhat difficult to tote baggage to that level. Also, if you are disabled, then the rooms on the top floor may not be appropriate. The breakfast fare tasted good, but menu was limited and a tad funky.

Self contained apartment. Big enough for two people. Easy to walk to everything. Nice and central. The Huxley restaurant attached to the hotel was amazing. Heating worked well.

The apartment we had was underground level, meaning the sidewalk/footpath was above us. Therefore no natural light. I would image in winter that wouldn't be nice. Lots of stairs - stairs to get to reception. Stairs to get to the apartment building door, stairs to get to the actual apartment. So with a heavy suitcase it isn't idea. If you are not young or fit then this might be an issue for some. Security, I was borderline not entirely feeling secure. Three entrances to the apartment, one wasn't even locked when we go there. For an apartment the only thing missing was laundry facilities. I stayed a week and couldn't wash my clothes, only option it the hotel laundry service.

Fabulous apartment, very comfortable in all aspects, well equipped (although we did not use the kitchen). Excellent location for exploring the city. The Huxley is super, really smart, comfortable and stylish and with nice ambience. The service we had from the front of house and the rest of the team was brilliant. They made us welcome and looked after us. The breakfasts were really good. We also had a great dinner at Kyloe. Reception both on arrival and departure were very helpful.

Only a couple of very minor comments (certainly not dislikes!!). The particular tea bags and water we used were not replaced but a call to reception got that sorted immediately. We didn't have marshmallow cakes on the third evening. These are really petty points and didn't affect the overall positivity of this wonderful hotel at all.

The Rutland Hotel & Apartments is definitely the best place you can choose for your holiday in Edinburgh! The staff are great, extremely professional and courteous! Really smiling and motivated people! Visited Edinburgh with my boyfriend for our anniversary. The hotel had upgraded our room to a lovely suite and even welcomed us with a wish compliment! The apartment was very spacious, clean and with a really great interior! The location of the hotel is just perfect, everything is within walking distance, we didn't use any other transport during our stay! We also recommend visiting their restaurant "The Huxley". The food, atmosphere, cocktails and staff there were gorgeous! Hotel guests even get a discount there! It is precisely because of such a wonderful attitude and atmosphere that we will definitely visit again! Keep it up!

The Rutland Hotel and Apartments were very easy to find. We stayed in rooms 15-2 and 16-2. The lobby to each set of rooms is GORGEOUS and once you enter the sitting room of your hotel room you are just blown away. There is a comfy couch, a well stocked kitchen area and large floor to ceiling windows. The rooms are STUNNING. The attention to detail is exceptional as you can see from the photos I took. The four post bed is very comfy and the bathroom is equally as stunning with a lovely bath and a high powered shower.

Nothing. EVERYTHING was perfect. Great room and hotel staff to help you with anything you need whether it's directions or help with the room.

They room was very charming, well-appointed and one of the largest hotel rooms I've stayed in. The staff were also very friendly and attentive. The hotel is really quite charming and I believe it only has 12 rooms, so it has a very exclusive feel. It didn't have a gym, but it looks like it's 'coming soon'. The location is very central and in a charming part of town. We got a 20% discount on the steak house above the hotel, which was much appreciated.

Nothing not to like really, though it is expensive to stay here - this may have been because it was during the August festival. We also had a problem two times with the key they provided us to get access to the breakfast/ground-floor restaurant (firstly it didn't work and on our last day they turned off access via the key before we had checked out).

The location is perfect, and the staff were most welcoming and helpful during our stay. The room is spacious with a good view of the street, and the bathroom was satisfactory. Besides, we enjoyed the hotel restaurants and the bar which offered us generous guest discounts.

In retrospect, the door at the end of the corridor connecting the stairs closed with an alarming ‘bang’ sound each time someone went through it. Maybe the door closer needs some adjustment in terms of the swing/latch speed. This did not create a problem for us since we were always exhausted in the day from sightseeing and fell asleep deeply at night, otherwise it would have been disturbing. Also the bathtub was a bit slippery and we had to take extra caution when standing up and getting out.

Excellent location; apartment extremely comfortable, spacious, filled with designer furniture. A lot of light inside, a functioning fireplace, a bed so comfy you don't want to leave it. Big bathroom with a bath and a shower. Separate entrance to the building. Incredibly wonderful and helpful staff. All forms of public transport right outside your door. Walking distance to main attractions of the city. Very tasty breakfasts in the restaurant next to the hotel, with a great variety to choose from. Absolutely charming atmosphere throughout every element of our stay.
