Breakfast - menu includes instruction to ‘have as much or little as we wanted, which put us at ease straight away. Host perfectly attuned to guests. Our room was particularly pleasant, light and airy with (unusually) two comfortable armchairs for when we were spending time in the room. Everything I wanted had been thought of including small touches such as a box of paper hankies in the room, plentiful hangers, a heated towel rail and more. A roomy, pleasant, secluded garden with places to sit and enjoy the sunshine. Parking in front space off the street.

The room was larger than we expected it was very bright and airy. It was exceptionally clean and had everything we needed for our short break. Plenty of space to store clothes if needed, tea and coffee was provided. The bathroom was clean and the shower was lovely and hot. There was a good choice at breakfast we had the full English and this was really nice good quality bacon and sausages and perfectly poached eggs. There was also a good range of cereals,fruit,yoghurt and you could help yourself to toast. The host was very welcoming and happy to cook what you preferred from the choices available.

My wife found the mattress a little too hard for her taste but I thought it was very comfortable. It is impossible to please everyone, It is very much down to personal preference. This is by no way a criticism just an observation .

Location was in a nice, mostly residential area, close to a lovely park. The hotel owner kindly agreed to my request for a top floor room. The room itself (Magnolia, large double bed) was beautiful & both the room & ensuite shower room were very clean. The self check-in worked well. The owner was very kind when I rang in a panic the day prior to arrival, to ask for the check-in instructions - it turns out that this is not usually texted to your phone until the AM of check-in day! As someone who plans itineraries, this was not ideal, but the hotel owner promptly sent me the instructions after a quick chat on the phone. All resolved, thankfully. All in all, a pleasant stay.

1. No option to have check-in instructions 3 days prior to arrival - this would have alleviated a lot of anxiety. 2. No mention that the grandfather clock could be heard chiming at every hour - in the daytime, this would be delightfully quaint, but would be most unwelcome if you are a light sleeper trying to sleep at night.

Arriving at the property was easy to find gaining entry via instruction was easy. The property was absolutely beautiful, clean and welcoming. Our room was amazing comfortable clean cosy and spacious. We both had a fantastic night's sleep that we could of stayed longer, so peaceful. In the morning we was welcomed by the host he was very friendly made us feel very welcome and there was a great variety for breakfast. I would definitely be staying here again and recommending it highly to others.

There was nothing not to dislike about this place.

Super comfy beds in a very generously sized room with 2 really comfy armchairs. Lots of light for reading. Private parking is a bonus in this residential area where there wasn't a space to be seen on the street. Excellent powerful shower. Good breakfast cooked fresh to order. Easy check in.

Beware guest access is round the side down a number of steps and then some of the rooms are on the top floor up two steep flights of stairs. It's not a complaint, just an observation to be aware of if anyone has mobility issues. It's simply down to the age and style of the building. And the owner kindly opened the front door for us when leaving so we didn't have to drag our cases all the way down and back up.

The Old Rectory was a very convenient walk to the town in a quiet residential road. The owners provided an excellent map, with suggested walking routes and places of note in King's Lynn. We had a good sized, comfortable and tastefully decorated room. The twin beds and pillows were very comfortable, with high quality bedding and a suitable lightweight Summer duvet. There were ceiling lights, and three other lamps, two of which were perfect for reading in bed. We were lucky to have a basement room, with windows on either side, on one of the hottest days of the year. It was a cool retreat from the heat of the day and we enjoyed two good nights' sleep. There was a very spacious and easy to use shower. Although we didn't use the garden it was a quiet sanctuary. We appreciated the on-site parking.

The loo and wash hand basin were rather small, possibly to accommodate the excellent shower

Location was good, close to the town but far enough away to not be in the town. The access was private and secure and the room was very clean and private.

There wasn't a place to park as one guest was allowed to park across two spaces. We had booked a room only bed but hadn't realised and the in room paperwork suggested that we could do to the dining room for breakfast but this wasn't the case. This wasn't the owner's fault, but the confusion might have been avoided if the paperwork said breakfast was only available if you had previously booked it. Many guest houses offer room only but breakfast can still be added on the day. Other than this our stay was great.

The Old rectory is an elegant looking property located on a quiet road 15mins walk through a park from the centre of Kings Lynn. We had room 3 which was quite small and located in the basement of the property with a window looking out onto the steps down to the lower rooms. The entire room and public areas were kept very clean and well decorated. The full english breakfast was freshly cooked and very good. There was easy onsite parking. The staff we met were all lovely.

Due to the size and the basement location I would choose another room next time. If you need WIFI I would look elsewhere as even though our room was next to the router the WIFI was erratic at best.

My spacious room with 2 windows offering pleasant views; the pretty fireplace in the “Green” room. An agreeable walk through The Walks into town.

The code texted to me gave the 4 digits but didn’t mention to add star. The Booking.com site with the owner’s photo stated check-in could be at 13.00 but the owner said this was incorrect and lectured me about no hotels / B&Bs offering check-in before 15.00… not so! My issue was with what was clearly stated on Booking’s site; I hope he has since corrected this and also the error about the period of the house - 1842 is Victorian, not Georgian.

The Old Rectory is a lovely place to stay, the self check-in was very easy and straightforward to follow. Plenty of parking spaces, and our cosy room with ensuite was a good size. Very clean and well equipped, with tea and coffee available in our room. The ensuite was a decent size, and the white towels supplied were great. Our bed was very comfortable and the bedding was clean and fresh. The Rectory is just a 15 minute walk from Kings Lynn town centre, we left the car and enjoyed a lovely walk through the park to the town centre. The gentleman who cooked us our breakfast was very friendly, (not sure if he was the owner) and our breakfast was excellent. While he cooked us full English, we started with cereal. We come home feeling very relaxed after a lovely weekend away staying here, I HIGHLY RECOMMEND you stay here it's lovely.
