We had a lovely welcome form the manager, the room was clean and very well presented and the beds were really comfortable. Good selection of continental breakfast options too and the hotel is only a short walk (10mins) from St. Pancras.

The only downside was the lack of a lift, which wasn’t too much of an issue as we’re fit and healthy, but would have been handy with our suitcases. Didn’t affect our enjoyment of the stay though.

Booked a single room for two nights for a work trip. Ideally located a short walk from Kings X. Checked in by friendly and welcoming staff. The room was super cute and had everything you need; there was a clean bathroom with rain shower, hairdryer, and you can even log into Netflix on the TV. It was a very comfortable stay. There are ironing facilities, you just need to ask to borrow the items.

It was fine for me but there is no lift and I was on the third floor. So if you have mobility issues I would perhaps avoid this one or specifically ask for a lower ground room. For people complaining about the road sounds of busy London, for such a central location that is pretty normal - so bring ear plugs if you're sensitive.

Great location, close to King's cross. Breakfast quite basic, but more than adequate to have a good start to the day. The family room wasn't big, but big enough for four. Good beds. A room for sleeping, not for spending the day. The bathroom also small, but renovated and clean.

A bit worn room, but nothing more than a paint job would fix. It was well cleaned in general, so the dust on shelves and lamps seemed almost peculiar. A bit annoying that damp from the shower would, according to the warning signs, very easily set off the fire alarm (and cost us a penalty fee). This kept us from using the otherwise very inviting "rain shower". Not the best of sound isolation, not between rooms, and not towards the street outside – but nothing that bothered us. (So close to the bustling city it's bound to be some noise.)

Warm and welcoming reception. The individual on the front desk was fabulous---after travelling for almost 20 hours it was wonderful to be welcomed with a smile! Location was excellent, about a 5 minute walk from Kings Cross and St. Pancras stations. We were out on the Eurostar in the morning and this location was excellent. We were travelling as a family of four and the room for four was just what we needed! Breakfast was good, nothing fancy but just what we needed! Kindly stored our luggage after we checked out and this helped us a lot. I would stay here again---we actually stayed here twice on this trip! Pub at the top of the street---Lucas Arms---was fabulous!

Rooms are very small, but this is London! Construction beside the hotel was noisy during the day but it stopped at 5. :)

A great place to stay in a convenient location. My partner and I booked a night here to be close to Kings Cross for our train to Edinburgh the following morning. We arrived an hour or so before check in and asked if we could leave our luggage there while we went out. The person at the front desk was happy to hold onto our luggage for us. As we were getting our things together, another member of staff advised us that our room was ready and we were able to check in early - fabulous! All staff we encountered were incredibly helpful and welcoming. Really great service from all, and very accommodating. The room was clean and had everything we needed, including air con, which was great to have on a humid summer day and evening. The bed was comfortable with nice bedding, and it was super easy to connect to Netflix, which is often one of the things that hotel TVs struggle with. My personal favourite part was the shower. There were two heads to choose from - a rainfall shower head and a shower head that you could detach. Plenty of hot water and REALLY good water pressure (another thing that other hotels struggle with), meaning I could properly wash my hair. The room has blackout curtains too, which allowed us to have a lovely sleep in. The hotel offers breakfast for a small fee, and also has a bar downstairs. Neither of which we experienced, but the bar did look nice. You can tell that a lot of thought has gone into the design. Clean, comfortable rooms with wonderful service, and only moments away from Kings Cross station (as well as lots of London!) - highly recommend.

All the essential things you want in a hotel are there: comfortable beds, helpful staff, well-cleaned, a good location, and a high quality bathroom. The rooms are small but functional and high-quality. I inquired about vegan options at breakfast beforehand, and although the staff had replied that there wasn’t any plant-based milks or yogurts, there was a carton of soy milk at the breakfast spread during my stay. I very much appreciated that gesture!

The room could’ve been equipped a bit more elaborately (like some tea bags and a kettle), and the breakfast was quite simple.

House of Toby London offers a charming and budget-friendly stay in the heart of the city. The personnel's warmth and attentiveness create a welcoming atmosphere from the outset. Although there's no elevator, the well-appointed rooms provide comfort, especially for smaller groups. However, the rooms for four guests might be a bit snug. The breakfast room's cafeteria-style setup adds a unique touch to the experience. Despite this, the hotel's central location and affordable rates make it a convenient choice for those seeking comfort and accessibility without breaking the bank. A hidden gem for a pleasant city stay.

Proximity to our activities around Kings Cross. Very helpful staff and good breakfast provided without charge as we had to unexpectedly cancel one day at the beginning and the refund received was significantly less than one fifth for our proposed 5 day stay.

Room was adequate but quite small. Shower temperature control tap was very difficult to manage and the first morning the steam turned the fire alarm on! Our four day stay turned out to be quite expensive as the weekend rate was much more than the week night rate and we had included Friday and Saturday nights.

Only 5 minute walk from Kings Cross station. Pubs, shops and restaurants are located across the road as well. Property itself is presentable on the outside and nice in the reception/bar area. The room we stayed in was clean and had aircon which was amazing. We always got a welcome and goodbye when leaving and returning to the hotel.

The room needed touching up with paint and the wallpaper had just started to come off the wall above the headboard…this isn’t a dislike, more a pointer. There was nowhere to hang wet towels to dry

The décor style and furnishings were great. The double rooms are more spacious for the bed and a desk, however, the ensuite is a little smaller than the single rooms. The location of the hotel is in a prime spot and near reserved paid parking areas, as well as Kings Cross railway station. The entire place was well kept, and the staff were absolutely amazing!

There are only stairs going all the way up to the 3rd floor, so definitely not for the feint hearted! The double rooms do not have double-glazed windows, and don't seem to seal properly, which means you get all of the street traffic noises coming through, so not ideal for light sleepers! There were general nit-pick issues with maintenance in the double room (302), such as a burn mark on the carpet, a loose draw handle, and a chip in the coving just over the ensuite sliding door and the TV was sitting at a sloped angle.
