I will never understand why so many people give negative reviews of this place. The location is perfect for all amenities, and the staff, especially Steph, and Ali, are exceptionally friendly and professional.p, and a joy to talk to. I will admit that yes, the building is dated, and needs a bit of a makeover, but don’t we all? It all adds to the superb character of the place. I’d much rather stay in a hotel like this, than a posh 5* one any day.

Water pressure in the shower could be increased to a better level, and controls to lower the amount of condensation that appears in the bedroom…

Location is ideal for us. Room was immaculately clean, bedding and towels spotless. Bed was very comfortable, tea coffee and biscuits supplied and all toiletries. Warm, cosy and well-aired. Breakfast was brilliant, hot and fresh. Best of all, the staff are so lovely, nothing too much trouble for them , and so, so friendly. Incredible value for the cost. Stayed before, and will happily stay again.

As in any older accommodation, shower water pressure not that great, but plenty of good hot water, just need to be patient! Other reviewers complained about the older style furnishings, and said the location was noisy, but it's opposite the railway station and the Court buildings, it's not a boutique hotel or a romantic hideaway! We slept well every time we stayed, whichever room we had. The best value for money we've found in the area.

Room was spacious, comfortable and clean. Bathroom large and airy. Spotless linens, good TV, and plenty of storage. Breakfast was very good, dining room pleasant and quite grand! Staff were welcoming, helpful and efficient. Limited free parking, but secure parking available 24 hours next door. Furniture a little dated in style, but hey, it's not the Ritz! Refurbishment going on at the moment. Good value for the price, much cheaper than a Travelodge and so much nicer.

The usual things with an older building - low hot water pressure so the shower was adequate but not fantastic.

I’d like to begin by saying I had a lovely stay here. Yes it’s a little old and the stairs and floors are a little creaky. But it’s an old building and probably has bags of history. If only buildings could talk. The location is superb. I was right where I needed to be as I use bank quay station for every trip to Warrington. It is also a 5-10 minute walk into Warrington centre. The same walk I do whenever I leave the station anyway. The staff on reception were amazing and got me checked in rather quickly and my room was easy to find. The bed was comfortable and the room I had was lovely. I did keep the window open as there’s no ac but this is England there’s no AC anywhere when we need it. Breakfast in the morning was fab. The F&B staff were amazing. Talked me through breakfast and where to find everything. It all tasted amazing and it was hot ect. There’s plenty of choice on the cooked breakfasts but only cereal if you prefer continental. Me I had a bit of everything. Tea and toast are on request but brought out quickly.

The only downside to this wonderful budget hotel is that theres no Wi-Fi in the rooms. Now I’m not sure if this is because of the age of the place or whatever. But I’d happily pay a slightly higher room fee for some decent Wi-Fi. It’s got to be everywhere these days even if not everyone uses it. I run a business and was unable to finish some important work before heading out to work at Warrington Pride which was that evening. This is the only thing stopping me from rebooking if I’m honest. And it’s such a shame as everything else was fantastic. There was wifi when I looked on but they were both locked and I wasn’t given a password on arrival or could find one in the room or anyone to ask when I was heading back out that afternoon.

breakfast was excellent with lots of choices from classic english breakfast to cereal. Great quality ingredients and excellent service Room was basic but really good considering the price value. Location was close to town and lots of transport options. Originally booked one night only, but ended up staying another 2 nights because of my positive experience. Management were great and staff (especially Naomi) were kid and welcoming. On the first night, i was very late arriving at the hotel because of travel delays and although the reception was closing at 9pm, i received a call from Naomi with instructions on how to get my keys outside and access to the building entrance after 9pm. That was fantastic. However, i arrived at 8:50pm and Naomi mentioned that she would keep the bar (pub that is inside the hotel) open so i could have a drink and snack after my ordeal. That was very kind and she was very friendly and made my first night back in the UK a pleasant one. Would recommend the Patten Arms to anyone looking for friendly service, while balancing cost and convenience to the town. Would stay there again. Thank you.

Breakfast was very nice, good selection of food items. All hot and tasty. The room was very comfortable and equipped with open wardrobe and hangers. Lots of clean towels, rubbish cleared everyday day. Good sized comfortable bed. Tea and coffee topped up everyday. The bar prices are very reasonable, staff were very sociable and happy to help. The location was excellent across the road from the station, maybe a bit noisy for some with a main road outside.

Not too much to dislike. The shower took a while to heat up and was quite small for an adult. No wi-fi in the rooms was disappointing, although it did say in the description wi-fi only available in the public areas. The front door was locked around 8 o'clock which is quite early. Entry to hotel after that was through the car park at the side of the hotel, a quite secluded area.

The staff were very highly trained and always courteous, but not in a "it's my job to be nice" manner. They were all genuinely nice people. Some of the staff were from different countries, and it was fascinating learning some phrases from them. They were all such wonderfully friendly people. Breakfast was wonderful. "All you can eat", and I ate all I could eat! Everything was cooked to perfection. Any issues with the rooms were dealt with quickly and with understanding. The maintenance man was exceptional. All of this is a good reflection of the management. They picked the right people to work there and fostered an environment that clearly helped them to enjoy their jobs.

The WiFi didn't reach throughout the hotel. But, it was freely available in the communal areas. The communal areas had big comfy armchairs for you to melt into, but there were certain Zoom meeting I would have preferred to have in my room.

Staff so helpful and friendly couldn't do enough nothing was too much trouble Down side no bar or evening meals.. After travelling and on a course all day I hadn't eaten I booked as it advertised a bar and restaurant neither were available it was warm and inviting and breakfast was very nice and plentiful with a wide variety of food Value for money

Mattress was old and worn with a spring sticking out which caught the back of my leg causing a painful scratch

Well I warmed to this hotel over the course of my short stay. It's probably seen better days, but it's got a lot of character and is absolutely fine. I arrived by bike at the mid point on the Trans Pennine Trail. Most importantly the hotel had a store near the lobby where I was able to put my bike securely overnight. I had a cosy single room that was very comfortable. I had a good breakfast in the morning and was able to quickly return to the TPT.

Old-fashioned English hotel in the best sense

Not necessarily a negative as such, but the location, while incredibly handy for Bank Quay Station and the town centre, also enjoys extensive views of a large industrial facility, so it's not the most traditionally picturesque (although it's a stone's throw from the Transporter Bridge, which is a marvel of arresting beauty, so swings and roundabouts)
