The location was great. Even though the outside looks like a motel, the rooms are updated and very pleasant. We had room 103, which is the most basic room on the lower floor, but it had a table and two chairs so we could eat breakfast there. I had read that the AC was loud, but I found it to be like white noise and slept pretty good. A few short blocks walking and you’re in the mist of restaurants, great ice cream and shops. We loved to eat at the Cliff House Restaurant, which was super tasty and pricing was not too bad.

We could hear the guy on the room above walking in his room.

the LOCATION was exceptional. At the top end of town, walking distance to the main "street". Room is old school, but very comfortable. right on a Creek. The mountains are right there. Small refrigerator & coffee maker in room. A VERY short drive to Garden of the Gods, Cave of the Winds, Cliff Dwellers, etc. In fact, if you are so inclined you could hike from your room to any of the above. Less than or right at a mile away. Manitou Springs is a charming little town with interesting shops and food options

Hmmm...I honestly cant think of anything? The value was there with the Genius pricing. OH, the dumpster on the grounds was locked, would have been nice to be able to toss trash. But even that was not a true negative.

I really enjoyed the emails I received with everything I needed to know before arrival. They emailed the door keycode so I was able to go straight to my room and relax. I walked to several nearby shops and restaurants and felt safe walking back after dark. The room was clean and the bed was very comfortable. I dislike standard hotel beds that are super firm (if I wanted that I'd be camping and sleeping on the ground) and was so glad to fall into a comfy bed after a long drive. I brought a fan with me but the AC worked like a dream and I didn't need the fan. I also appreciated the mini fridge and the ability to store a cold drink. "10/10 Recommend" and will definitely be back!

I didn't dislike anything. It was a great accommodation! My only suggestion would be to add a microwave for extended stays. As I was only there for one night it wasn't important.

Location was great for me, residential area but very close to walk to mini grocery, shops and restaurants in commercial area of Manitou Ave. Plus, right on the rushing creek and looking on green hillside with some old architecture. Very clean and excellent painting job. Mini fridge with small open freezer.

Renovated older motel means louder plumbing noises, but it wasn’t much of a problem. I couldn’t get my phone to scan for more info so I didn’t know how to turn on/up the heat. Proprietor (not on site) interrupted her family dinner to come help me, though!

Very convenient location right in the center of town but off the main drag. The room was clean, bed was comfortable. Good communication with the owners. Easy Check in process. Keurig and mini fridge.

Seems like an older inn that was recently remodeled so extremely thin walls. Other guests not following the quiet hours being loud, blaring the tv, setting off car alarms until 2 AM. Made it difficult to sleep some nights which is not desirable when traveling long distances.

Clean. Bed was comfortable. Had fridge in room. Area was quiet during my stay, while Manitou Ave was busy. Walking distance to restaurant's and small park. Had deluxe room so it had thermostat on wall. Room was only used for sleeping and showers.

Stayed 3 nights. Only 2 disposable cups in room enough for 1 day. 2 people x 3 nights would be better instead of having to call.

It's the perfect location. The room smelled so clean and fresh. Enjoyed the little amenities (cups, glasses, coffee, etc.) keyless entry, and the streaming services availability. Great views from the bedroom.

The toilet seat in our room would not stay up. I think the base isn't level. Also, it would be great to have a table lamp or something a little less aggressive to have on in the evenings. Really no big deal on either account.

Room was small but very clean, and the location was terrific! Very convenient to all the local attractions we wanted to visit.

The AC unit didn't do a great job of cooling the small room, and the toilet was very tiny, in order for it to fit in the small bathroom. The soap that was provided could have been better, but it worked.

this one is not even the facilities fault, but I’m chubby, and the toilet is small. Honestly, as a big guy, that’s something that causes a lot of annoyance for me. Again, it is not even Y’all’s fault, it’s just the bathroom was built for skinny people. the end. but I still loved my stay!

The property was clean, comfortable, basic but well presented. Good amount of parking and within 5 to 10 minutes walking distance to shops and restaurants. Good Value for money.

The property wasn't sound proof and you could hear people talking upstairs, but it wasn't a big issue for us, but maybe could be, if you had noisy neighbours.
