We loved the location - quiet immediately around the hotel and then more lively but not overwhelming a short distance away. Lovely restaurants, perfect vibes and not even a 10 minute walk to Leaning Tower. Franco and Assunta were so organised and helpful - sending us WhatsApp messages with suggestions for breakfast and dinner in the area and other helpful stuff. Room itself was beautiful, had a bonus balcony which we didn't specifically book, but was very much welcomed. Also, there was an actual Lavazza coffee maker so that just topped it off for us! :) Great stay, thanks F&A.

This is the Italian experience. Our room had huge roof beams with terracotta ceiling tiles, aged but perfect plaster walls, exquisite antique furniture Marble floors with a beautiful balcony overlooking the street market by day and restaurant at night. We loved the street noise, and that was not an issue when we chose to retire for the evening as we had two sets of double glazed doors, our bed and air conditioning made for a perfect night's sleep. Our hosts made out stay one to remember. Ps, the location is perfect!

It was a lovely, big, clean room, with a coffee machine and fridge. It was extremely well located, just a few minutes’ walk from the Leaning Tower. The windows are miraculous. Due to the architecture of the streets, sound carries up very loudly. The windows effectively remove all of the street sound. We are very light sleepers, so this is a big plus. I found the breakfast very generous; several individually wrapped pastries each day, with two pieces of fruit each, a yoghurt each, and a small fruit juice.

Unfortunately the rooms are not soundproof. We easily heard other guests in adjoining rooms, including the people they were talking to on the phone. We contacted the host who spoke to the other guest, which we appreciated, but we felt very bad about calling them at night and for curtailing the behaviour of the other guest. Some soundproofing or sound dampening might help. There was also a party in the pizza shop below the property until 3am on one of the nights we stayed here. The noise of the music was terrible, even through earplugs. I imagine this is an infrequent event as the pizza shop closed by 11pm and didn’t make any noise on the other nights we were here. Perhaps we were unlucky on this occasion. I would advise the host to speak to the pizza shop about this if they are concerned.

Nicely decorated and climatic. Very friendly staff. Complimentary coffee and snacks. Accessories were working as expected. Soundproofed from street noise. Cleaning service every day. Great location in historical quarters.

Mold on the bathroom’s wall. Hot water pressure could be better - it needs about a minute to reach out the faucet. Wifi could be faster. QR code for building entrance is quite worn off - I needed a couple of attempts to scan it in the afternoon’s light.

Wonderful gem of a bed and breakfast in central Pisa. Situated near a great choice of bars and restaurants. The rooms are spacious, traditionally furnished, pretty and comfortable. For a 3* an excellent choice. We travel a lot for work and this stay was nicer than many 5* we’ve stayed in worldwide.

There is a bar below which had clientele til around 2am so ask for a quiet room. It was outside our bathroom window so we closed the door and it was quiet in the bedroom.

The property is stunningly beautiful and sympathetically decorated: both rooms and bathrooms were an absolute delight. Great location too. I had problems with the cancellation of a flight and the owner was so helpful in providing me with the correct documentation I needed, and helping me to get a taxi. I was travelling with my elderly mother, and the owner really went the extra mile to help us in difficult circumstances. A real gem!

Location was excellent and the property very good

Just a note of caution in that there was no one at the property to talk with during our 1 night stay. This wasn't a problem for us but if you don't feel comfortable with WhatsApp and using a QR code plus security code to initially access the property then that may be an issue. All the info we needed, including recomended restaurants and taxi numbers was sent electronically so that was great for us.

Location, cleaning, location is near the center and with fast access to all.the wanted places.

The fact that you don't have a dedicated place where to hang out your towels. There is no opened reception.and people can do.what they want inclusive a lot of noise. The owner should put informative messages (even on the main table) with the hope that people with the abilities of disturibing the others will not do it. The location is in the center of a market and at the ground floor there is a pizza and can be a littile bit of noise.

Wonderful location and property great value for money, lovely to have breakfast provided in the room and microwave, kettle and other plates and mugs available in the lounge area … definitely recommended

The single beds are quite narrow if you are a bigger person, I found them wonderful but my husband turns over in bed a lot and he didn’t feel it was quite big enough … lovely memory foam pillows as an option in cupboard though !

The professional, helpful and polite approach of the management. The tuscan style of the B&B was wonderful. Cleaness totally met our expectations (which are high).

The bars in the surrounding streets are really loud at the weekends which is not the B&Bs fault at all. They actually did everything to keep the noise out (soundproof windows) but it was still bothering to us. But frankly, we are not the most tolerant with this topic, especially because we travelled with a small child. Earplugs can be a solution though. I have been offered a more silent room actually so the management really tried to find a solution. I feel with those people who live in the area 😔. But because the B&B totally met our other expectations in many other ways, I would choose it again.
