Great location to get to the main sites in Venice. Staff was very friendly and helpful when we checked in, had maps and coupons for a few local restaurants. The room was very small but that's to be expected with the central location in Venice. It was very clean and just what we needed so we could be out and about in the city.

It is right by a main street so can get a bit noisy at night, but we were there for New Year's Eve so that's to be expected. The windows do a pretty good job of blocking out light/noise.

Great location not far from the Water bus and from the main attractions & restaurants. The staff were very good and took the time to add a personal touch to helping with planning your visits in the city and recommendations. The room on the top floor with the balcony is an absolute winner and amazing views of the Basilica and a relaxing place to chill in the evening, highly recommend getting this room!

The room we picked right on the top floor wit the balcony was excellent for the views but the bed isn’t the most comfortable and probably needs replacement, the mattress is a bit uneven!

The room was clean and had a great rooftop view. Alvise was professional and very helpful. The location was in the middle of the action but very quiet.

The stairs are hard after a day of walking but doable. We are in pretty good shape. If you have knee or hip problems you might want to reconsider. The room was clean but basic. We are fine with no bells and whistles but if you want pampering then reconsider.

the location was fantastic! it was clean and enough room for my family. it was also comfortable- beds, ac etc. loved the front desk staff - his tips were great. the breakfast discount was great too.

we checked in late and didn’t have access code but lucky us someone was coming in and we got in. the entrance was not super welcoming (and had us a little worried) but don’t be worried it is a good hotel

The hotel's location was just perfect. Very close to Piazza San Marco and lots of options for dining very close by. The room itself was small but clean and very comfortable. We travel light and only had one suitcase so the size wasn't a problem for us, if you bring two suitcases or more you might have a problem storing them. The bathroom was small but fine for our needs and very tidy. The shower was nice and warm and everything worked as it should. Our room was on the top floor but the 3 flights of stairs was manageable, even after walking round Venice all day (and we're in our late 50s)! Having a small fridge in the room was a bonus, we were able to keep cold drinks and snacks in it but perhaps a kettle for tea or coffee would've been a nice addition. Mind you there's a very nice cafe right opposite the hotel if you really need a coffee! The staff were very helpful, Chantal and Alvise couldn't meet us at check-in but sent full instructions to get into our room and plenty of information about local restaurants and cafes. We saw them the next day and Chantal gave us lots more help with places to go in the local area.

We really don't have much to complain about. As I said perhaps a kettle in the room would be nice for making tea or coffee but there's not much I would suggest needs improving. Taking into account the very reasonable cost of the room, the proximity to San Marco and the amount of choice in terms of options for dining there's nothing we can say we didn't like about our stay. The only tiny issue is that we were so close to San Marco that the bells ringing from the Campanile through the night occasionally woke us up!

The location of this property is out of this world. It was so convenient right next to the Piazza San Marco and super affordable. But I would say the best Part was the wonderful lady at the front desk. I’ve never had someone at the front desk caring so much about our vacation and well-being. She made a lot of recommendations, gave us 10%-15% discounts and helped us find the cheapest ways to get from the hotel to Jesolo. In the room there was also a book full of good restaurants to eat at and we were not disappointed!!

The room was really small, the pillows were really uncomfortable and the bathroom was partially clean.

A gem of a hotel in a perfect spot. 1 minute walk from St Marks Sq. Deborah on Reception was so friendly and took time to explain where we were situated on the map and also recommended some good places to go. Restaurants and bars right outside the door which serve lovely food and you can watch the world go by. Not noisy at night. Very comfortable room. However there is no lift so you will need to climb stairs to your room. Bear that in mind if you are bringing heavy luggage

There was no kettle in the room but Deborah sorted one out straight away.

Great location. family of 3. mom, dad & 18 year old son. comfortable beds. very small bathroom but when we travel - we just need a place to sleep, shower, relax. This was perfect! staff was very accommodating & friendly. we read the reviews After we booked. I was worried after seeing them but then when we arrived we were pleasantly surprised with how nice and clean the room was. staff gave directions, suggestions, recommendations. Great place esp for the price.

maybe that the bathroom was a little small but it was fine.

the host was lovely and despite us arriving quite early and the room not being ready he gave us the keys so we could change and leave our luggage, helping me with my case up the stairs which was really kind, he gave us a map and showed how to get around the city, discounts were available at the local bars but we didnt use these so cant comment on the quality, it was really central, two minutes from St Martins square. loved it will go back next year

a kettle or some way to make a drink in the room other than brought in water, a fridge was there which was great but a kettle would have made it even better

Great location! Central to St Marks Square and easily accessible to the grand canal for trips outside of Venice. Rooms were comfortable and we had everything we needed. The staff, Anna and Alvise were extremely friendly and helpful in recommending places to see and restaurants to visit, even the hidden gems that Venetians love to go to!

The only thing that people should be aware of is that the bathrooms are seperate to the rooms. However this wasn’t an issue for us.
