I was worried by other reviews, especially about breakfast. But the hotel was in a great location, breakfast had good options and was run by some strict Italian grandmas who kept people moving. The TV had audio but no visual for some reason and the shower door handle was broken but apart from that the bed was comfortable and the room had a nice size. Would have liked a wardrobe door so I don't have to see my clothes. The location was amazing, walkable to anywhere in Venice and 30 seconds from a ferry stop. It felt close enough to the action but far enough from the tourist traps. The luggage room didn't feel very secure but it did the job. The staff, especially the maid were helpful and friendly. The hotel is around the corner from some great chichetti places. I would stay here again. My only small complaint is I wish there was a mosquito curtain for the window.

Just need a way to stop mosquitos getting into the room.

I liked the location, interior, breakfast was good.

Room was too small. Between the furniture there is no space only for walking, so it was impossible to even to keep the luggage on the floor, then you need to move it to open the door or to enter bathroom. Is ok for 1-2 days stay, but it would be hard for me to stay for a week with that condition. Line to get breakfast. Buffet breakfast is organised on one long table, and all people stay in the line, even to have the coffe, water and some sweet after the main meal. It would be more convenient to organise coffe/tea/water/juice and sweet snacks on the separate table.

Great location - it's in a lovely quiet and peaceful quarter, away from the tourist crowds, but with access to water taxis on two sides. The main canal on one side - about midway between the bridge and St Mark's, and on the other side the open lagoon for access to the mainland connections (bus, train) The lagoon side also has a super open promenade with several restaurants for outdoor dining in the evening The hotel is well organized - rooms are not huge but nicely decorated in an older style. There is a charming veranda with plenty of covered seating and also a large patio with outdoor tables. Breakfast is fair, with hot and cold. The breakfast room can be crowded, and they try to mitigate this was timings, but you also have the option to take your tray out the patio. Would stay again - pleasant and comfortable - a good value 3 star tourist class hotel very well located.

A small issue overall - the hot dishes at breakfast just were not at all hot. They didn't seem to be interested to fix. The culprit is a puny old chafing dish arrangement. A small investment in a hot plate could fix this. Also, for some reason the coffee machine has to be run by a staff person.

This hotel is very close to the Accademia Bridge and everything is in very close walking distance. The room was very comfortable and exceptionally clean. Check-in and check-out was easy. Staff were very helpful. Breakfast was included and it was excellent with lots of choice. It has lots of outside space available where you can sit which is unusual for Venice. There are several nice restaurants around this hotel and it is nice and quiet in the evening. I would recommend this hotel as a good place to stay in Venice. I would stay here again.

Maybe upgrade the television so that you could receive English channels for the news etc.

I really loved the style of this hotel. Real Venetian style in the room was all I needed there. It's far away from the train station but next to this hotel there is a vaporetto station, so it's easy to come here.

You can't control the AC by yourself. You have to ask the receptionist and they do it for you. That was the first time I've seen something like that. The breakfast was quite poor. In my room there was a leakage from radiator in the toilet. Even though I told about it the receptionist and she said she'll send a handyman, he never came and the floor was wet all over my stay there. Oh, it was not wet. It was flooded.

The location was very good. The boat dock to the airport was very close. The tourist areas of the city were also within walking distance. Yet, at the end of the day, the location was away from all the crowds.

There are steps up to the registration desk of the hotel. Since all the guests have luggage, it would be nice to have a ramp so luggage can be rolled instead of hauled up the stairs. Also, breakfast starts at 7 am. We needed to leave early for the airport on our final day; it would have been nice to have a few breakfast items available before we left.

Best location near Academia, easy walk to San Marco. Fast check in, room quite clean, the bathroom was new. Nice price for Venice. Reception 24 hours

- The blanket didn't have duvet cover, only bed sheet. I imagine they don't wash blankets after every guest... - The breakfast organization is a bit of mess. People have to stay in a queue to eat. Watch out when you are eating and go to get another croissant, the serving ladies might just clean up your table and sit other people in there... You get a feel you need to eat fast... not a positive start of the morning Best will be to make breakfast for a fee or extend until 11 so guests don't have to queue at 9 am at the door.

Excellent hotel with value ! Don't let the bad reviews convince you : those are spoiled people who think they are the Queen of England but don't wan't to pay for it. This hotel has great value : excellent location, comfortable rooms, great breakfast, with options, in a lovely courtyard and sweet staff, with character. They're vey hospitable, keep your luggage and welcome us in the yard after hours. We'll be back !!
