This is a peaceful oasis near busy Tulum. You probably want to have a rental car to get there and explore the area. The access road is not paved but was in good condition. The appartments and pool area are absolutely beautiful and practical. There is sand around the property but access to the sea is a bit rocky, no problem with watershoes though. There is a little soft Coral reef close by and snorkeling was good. The housekeeper Enrique and his family are lovely and provided great room service

The water in the shower didn't get very warm but not a big deal when it's warm outside. We had a couple power outages but thanks to the generator it only affects the AC which we barely used

We absolutely loved our stay at Tulsayab! Everything was exceptionally perfect. Enrique was incredibly kind + attentive + promptly greeted us upon arrival. The property was breathtaking + extremely well kept. The beach is stunning + full of dried coral pieces + shells. Definitely recommend water shoes as it’s pretty rocky entering the water + in various parts within. We spotted many crabs, mollusks, small fish, sea urchin, + a small octopus! Kayaks + SUP for use at our leisure. The water was incredible - shallow enough to walk throughout the entire bay. Plenty of lounge chairs. We loved the variety of plant life on the property - perfect balance of sun + shade. The property is very secluded + away from the chaos of town which we loved. The dirt road is bumpy as some have mentioned but definitely doable in our small car. Other hotel restaurants are walking distance via the road or beach + they were all some of the best food we have ever had. Our favs were BSKY, TZ'ONOT, O'Tulum, Pandano, + Casa Altamar. I recommend the Super Aki vs Chedraui super market, as Super Aki is closer (15 min), much less chaotic despite the small parking lot, + much easier to find what you’re looking for + affordable prices. There’s also a small shop on the road near Casa Cenote that carries essentials like water, some groceries, medicine, + souvenirs. Another of our favorite parts was all the kitties that live on the road. We purchased food for them + gave them many meals and love during our week there + they stole our hearts! Apartment was well thought out, equipped + comfortable + stocked with everything needed + more. We cannot wait to return!

We didn’t get to use the snorkeling equipment as there was only one pair of goggles and it was not in good shape - very scratched and not clear to see well through. And all the mouthpieces were gross and dirty. It would be nice to see more updated and clean equipment on our next visit.

Tulsayab is a beautiful, quiet, condo complex nestled between the calm turquoise waters of Tankah Bay and the jungle. The penthouse was very clean and had fully stocked kitchen, beach towels, and basics like water, coffee, tea, and olive oil. The views from the penthouse are epic and we spent morning drinking our coffee and evenings watching the sunset from up there. The pool area is lovely with lots of trees and wildlife. There are plenty of loungers and hammocks to relax in. The hosts were extremely friendly and helpful. The water is clam, shallow, and clear; it’s perfect for snorkeling, paddle boarding, and swimming. There is coral along the beach and in the water so water shoes are a must. With water shoes we walked for miles in both directions and found lots of fun places to swim. Tankah Bay has about four or five small restaurants (a bit expensive but good) and Casa Cenote with a resident crocodile to visit. I recommend renting a car for picking up groceries in Tulum, exploring the area, and driving to the restaurants at night. The road isn’t as bad as other reviews say it is and a regular car is all that is needed.

Wish we stayed longer.

A Serene Paradise in Tulum From the moment I laid eyes on our accommodations at Tulsayab in Tulum, I knew I was in for a treat. The breathtaking ocean view greeted me like a painting come to life, immediately transporting me to a world of tranquility. The serenity was palpable, and it set the tone for what would be an unforgettable stay. Our penthouse was a masterpiece of contemporary design, with every detail carefully curated for comfort and style. The deck, complete with a dunk pool, provided the perfect spot to unwind and soak in the stunning surroundings. Inside, the plush bed promised restful nights, and the presence of two bathrooms was a welcome luxury. But what truly elevated our experience was the exceptional hospitality of our host, Enrique. From effortlessly carrying my heavy luggage up three flights of stairs to providing refreshing treats like fresh fruit, ice-cold waters, and a convenient 5-gallon water bottle with an automatic pump, his attention to detail and genuine warmth made us feel truly valued guests. The resort itself was a haven of relaxation, with pristine grounds, a inviting pool, and easy access to the picture-perfect beach. Kayaks, paddle boards, and water shoes were readily available, ensuring we could fully immerse ourselves in the crystal-clear waters of the bay. The colors of the ocean surpassed any postcard or website image, leaving us in awe of nature's beauty. What truly set this paradise apart was its serene ambiance. Unlike other destinations plagued by noise and crowds, the coast of Tulum exuded a sense of calm that was both rare and precious. There were no raucous parties or blaring music—just the gentle lull of the waves and the soothing rustle of palm trees in the breeze. Throughout our stay, Enrique was always on hand to assist with any need, his kindness and professionalism leaving a lasting impression. As we reluctantly bid farewell to this slice of paradise, one thing became abundantly clear: we will be back.

nice view, interesting design, quiet, wild life

we used a rented car, so the following was not much a problem for us: - the road to the place from the main highway is long (10 km/h for 10-15 min), dirty, bumpy and unpaved; - food wise it is a little bit of a tourist trap - overpriced restaurants (typical for Tulum though) in the hotels nearby are quite far to walk over dirt road with trucks passing by, ~1 km, especially under hot sun in summer; the beach path to them is too stony and unmaintained, although possible to be used, but at night can be no-go;

The location was great and the apartment had everything we needed. It was even stocked with fruits, snacks, drinks as a gift for the holidays. There was also plenty of drinking water provided. The staff were great. The hotel is very close to Casa Cenote which was one of our favorites where you can dive through caves to the ocean and swim with a crocodile. It’s a beach hotel near Tulum but not crowded like the ones to the south. Driving there was never a problem and at night was peaceful.

The beach was good but naturally seems to have a rocky coast. So there was only one way into the water and even that was still rocky.

Very good accommodation located in a small development with just six apartments in front of the wonderful Tankah bay and 20 minutes by car from the center of Tulum. The Riviera Maya is a little crowded with tourists but here we found a calm place where we can relax. The pool is great and the resort offers kayaks for cruising in the bay. The private beach is relatively small and has some rocks to access the sea (water shoes are recommended), but other than that it is super pleasant, with sun loungers and hammocks. Access to the site is via dirt road and has security 24/7. The apartment is modern, spacious, clean and well equipped. Some insects may appear but there are no miracles, we have the beach in front and the jungle behind. It is advisable to leave windows closed and food in the refrigerator. Good WiFi network and good beds. The apartment is quite hot, but the air conditioning and fans work very well and quickly cool all the rooms. The staff, Henrique and Carmem, are very friendly and helpful. Great stay.

I would like to have a washing machine.

No guard at the bay at night as previous year which made me feel little unsafe when the power and internet went out.

Amazing turquise ocean view from your private pool in the middle of the jungle, priceless. We felt like in a hidden paradise. So peaceful, quiet and private. The apartment itself is big enough as well, we love spacious flats (not a 15 nm hotel room), we could imagine to even live here for a couple of months. If you want to feel yourself like people in a luxury travel magazine cover, this is definitely your place. much better than staying in Tulum, here were NO seaweed, compared to Tulums beaches where the smell was horrible.

The road from the motorway till the apartment is horrible, we were “praying” each time not to get a breakdown in the huuuuuge potholes. Also the dishes were not properly washed when we arrived.
