This is the most beautiful property I’ve ever stayed in the room was so stunning the curtains made me feel like I was like royalty. The window opened so wide so lots of fresh air The tv had so many Chanel’s and the internet speed was out of this world The beds they are like sleeping on clouds so so comfy You get the most amazing condiments with your room hot chocolates tea biscuits chocolates and coffee it was like a dream But the best part is the breakfast is included in the price too If you thinking about booking don’t think just book This place blow your mind when it comes hotels I don’t why this isn’t a 6 star hotel let alone 5 This our second year in a row at this hotel and it definitely won’t be our last year I wish I lived here I could could keep talking about the beauty of this place but we would be here till 2035 Thank you for opening this amazing place of a hotel It’s an honour to stay here #room8isroyalty

This place both cost less than either of the branded competitors half a mile along the road but also delivers an awful lot more Clean and comfortable room with truly excellent shower that I could have easily stayed in for longer and an enormous and tasty breakfast that would have not been out of place in a much higher priced establishment I slept well and was made welcome Will return

Having to go next door for breakfast was less than convenient, but this is my own personal problem as I am blind and does not reflect in any way on the quality of this truly excellent establishment Unsure if the ensuite in my room should have contained an extractor fan to clear away the Steam and condensation, but if it does it was out of order

Location and Breakfast were the best for things about the property for us. The bed was very comfortable too.

Abit of high dusting needed to of been done as there was a large cobweb hanging from the ceiling above the bed. The TV was high up on top of the wardrobe and the plug was stretched for the kettle causing the kettle to be right on the edge of the sideboard which wasn’t very safe really, if while it was boiling it had slipped off the sideboard it would of landed right by the plug sockets and caused a fire with water falling on to a plug socket that was switched on. We boiled the kettle after we placed it on the floor but not everyone thinks sensibly enough to do that. The room was abit dated and the place was in need of some minor repairs and decorating.

We broke down on route to the Hotel, I called the reception to explain that we would likely be a late check in. The member of staff we spoke to was very friendly and helpful. She explained she would leave our keys to the room in a lock box so we could check ourselves in after the reception staff had gone home. This was great except the front door was locked my mistake, and we had to call someone out to get in anyway! But when we did call at about 10:30pm, they were very helpful and quick to help. Rooms were comfortable, practical, and clean. Quiet, private rooms. Had a great night sleep. Breakfast was very nice, varied continental and cooked options. Veggie sausages on request too! All staff very friendly. Would definitely recommend for a quick stop over.

Facilities were functional but dated, but this was expected based on the price of the stay.

Great surprise! The room turned out to be rooms. My daughter and I stayed here for one night. Two single beds in one room, double bed in the other, jacuzzi bath and a lounge with sofas tv, fridge (check the settings though cause it froze our milk, which we found very funny), plenty of choice for drinks, biscuits and bottled water. Buffet style breakfast was served at the Caledonian next door. They were kind enough to microwave our dinner for us too. I've read some of the negative reviews and the only negative thing I can comment on is that there is some wear and tear but that in no way detracted from our stay. I would definitely stay again.

The hotel was clean and quiet. We had a double room with ample storage, tea, coffee, water and biscuits. Parking is available and the breakfast was excellent. Full Scottish breakfast, cereal, fruit and toast. The hotel is a short walk from the town centre. Plenty of bars and restaurants. Mount Brae is a must for Peter Pan fans. A walk along the River Nith and a visit to the free museums was great. We took a drive to Southerness Beach which was a 30 minute drove on a beautiful coastal road. Ticked all our boxes for a relaxing weekend away.

Brilliant staff,very helpful with any questions we had, our rooms were ready a little ahead of time which was a great bonus. We also had a nice surprise of a room upgrade which was unexpected but very welcome and made a big difference to our weekend, I understand that this was subject to our specific dates and availability and wouldn't necessarily be a normal occurrence but it goes a long way to leaving a lasting impression of good customer service. The breakfast was well cooked, well presented and of a good variety.

Great breakfast. Very friendly staff. Spacious enough room. Complimentary water, tea/coffee and treats. Rooms kept very warm. The guesthouse smelt lovely and fresh. Comfortable bed. Quiet.

Would definitely stay again and these issues didn’t make me dislike the stay. The taps in the bathroom weren’t great- my shower was always scorching hot. There was mould on the ceiling in the bathroom. It would’ve been nice to have a screen on the window so I could have the window open for fresh air while I slept, but it was wide open when opened- so a bit of a safety issue. My blinds were also tattered and broken leaving some openings.

Another one of my regular B+Bs. Good value for money and always deliver. Off street parking and a nice cooked breakfast. Single room was ideal for just me on my own. Excellent Italian restaurant (Brunos) just 2 minutes walk away.

It's a little way out of town. I keep a folding bike in the car, so I can cycle into the centre of Dumfries in about 5 to 10 minutes. You could walk it easily in about 30 minutes, 20 minutes if you get a move on.

This place is one of those hidden gems that you don’t find very often, for the price that I paid, I was honestly expecting budget everything, I even thought that the included breakfast might have been a mistake on the listing but wow! I’m not easily shocked, I stay in a lot of hotels in the UK and Europe and this is by far in the top 5 for me, the breakfast they do is excellent, although self service which I don’t mind at all, it had everything you needed to get your day started. Super comfortable bed, exceptionally clean bathroom and room in general, I will definitely stay here again!

I can’t fault this property.
