Breakfast was delivered to your room door in a bag. You select the items you wish to receive from a list, e.g. Cornflakes, yogurt, oatcakes etc. We quite enjoyed this system. The room was spacious and comfortable. There was also a pot of filtered coffee in the dining room that you could use at any time. The dining room also had tables, a micro, toaster and a fridge for the use of the residents at all times of the day. You could bring in food from outside then enjoy it in the dining room. There was also a nice sitting room with a piano open to residents. There was also a computer and printer in the sitting room, however, we did not use them. A lovely welcome from Justina on arrival. Thank you Justina.

Parking is expensive if you take the car on week days.

This hotel is in a grand old building, is very clean and as a bonus has a common dining area and lounge room. The one staff member who greeted us was very friendly and helpful. Our room was very spacious with two queen sized beds and good ensuite bathroom. Because of the location, a bit of walk out of centre of town, it was very quiet at night for sleeping.

Nothing really. As above the location is great because it is quiet, but it is a little out of the main centre if you are walking. Also, not an issue for us, but I don't believe there is a lift, and it is a bit of a climb up the grand staircase to the rooms.

Very friendly, helpful staff on arrival and during our stay. The continental breakfast delivered to our room was perfect for our needs. The hotel location was perfect for attending the Royal Garden Party at Holyroodhouse. The room was very spacious, a double bed and a single bed, both very comfortable. Full length mirror and nice bright mirror for putting on makeup.

I hadn't realised that parking on the street outside the hotel was for a maximum of 4 hours only. After that, you would have to move your car to another street and so on. Parking charges apply from 8.30 am until 5.30 pm and are approx £4/hour. There is a cheaper car park but that involved a tram/bus ride of 20 minutes or so after you have dropped your car off. If you want to drop your luggage off at the hotel first, you need to keep your hazard lights on in the 'permits only' spaces closest to the hotel (or pay for an hour's parking across the road).

It was a very nice property. Our budget room is of decent size, warm, cosy, & quiet, being on the top floor. The location is good - 15-20 min walk from centre of Princes Street / Edinburgh Waverly station, behind Calton Hill, in a quiet residential area. The property is very well managed - staff were responsive, welcoming and helpful. Wifi strong throughout. Nice lounge to sit in even after we'd checked out. We got a takeaway for dinner and ate in the dining room. You choose your breakfast items from a list in advance and they get delivered to your door in the morning.

There was no lift in the property so carrying luggage up and down stairs might be slight challenge. Although there was no hot food available for breakfast, there was still plenty to choose from.

The hotel exceeded my expectations. I had seen reviews online so I had some expectations, but turns out I really enjoyed our stay. First of all, the distance is very convenient. It's just an 18-20 minute walk from the train station and the Old Town, and I was a slow walker! Very close to Calton Hill and Arthur's Seat too. Although it's close to the city, the street was quiet so we still could sleep with the windows open. The room was huge, we reserved a double room but ended up with 1 double bed and 1 single bed, and still plenty of space to use in the room. The cleanliness was top-notch, the bathroom was squeaky clean, and I saw no dust in the room. With the standard/old-style-looking room, I thought I just wanted to use the hotel for sleep and spend most of my time outside (since I was on holiday), but turns out we enjoyed the room quite much we spent a lot of time there too. The garden view was a bonus and really put the cherry on top! Breakfast was unconventional, we could choose 10 items from the list of food they provided, and they would deliver it in a bag from the late night before. It was unusual but I won't complain since we could choose a lot and ended up having more than we needed. There was a dining area with a communal fridge and microwave, but we didn't need it and just had our breakfast in our room. The highlight of our stay is at the end of the time. They allowed baggage drop after check out until whenever we wanted (!), so after check out at 10 am we decided to put our baggage in their sitting room. We went back 2 hours later, drenched wet because of the rain, and the lovely lady who opened the door for us was really kind to offer us towels and said we could dry ourselves and take as much time as we needed there, and we could use the communal bathroom to change. We ended up warming ourselves with tea and coffee from the dining room and waiting for the rain in their lovely sitting room.

There is no lift so would be a little problem for those who have mobility issues or heavy luggage. Luckily we had neither so it was fine for us.

Very clean and comfortable, decoration looked recent. Nice view down towards the Firth. I have stayed in another B&B in this row and know that the view at the back over the garden would also have been pleasant.

Breakfast was a little problematic. It was left in a bag outside the door the night before rather than in the morning, but as this included items like yogurt, butter and cheese I would have appreciated some warning about this. Fortunately the first night I was late back and found it and put the items in the communal fridge, otherwise they would have been inedible when I found them next morning.

I liked the size and look of the room and the en-suite bathroom was very nice too, with an ample supply of towels and toiletries. The beds were remarkably comfortable, as were the pillows. They don't try and suffocate you when you rest your head on them, unlike at some other hotels. There is ample parking outside on the street, but be aware of the parking charges. There is a decent view from the window and if you need/want any info on Edinburgh, there was a wealth of information on the room desk. Also ample plug sockets. In the foyer, lots of info on Edinburgh and overall, a very smart, quiet and pleasant place to stay. Good location and easy walking distance to all the places Edinburgh has to offer.

For the price of the room, I would have thought breakfast would be a bit more than a brown paper bag left outside your door in the morning. It has the facilities to give guests breakfast, but obviously the owners have cut costs by only having one staff member, and buying cheap items to put in the brown breakfast bag. Though not in Edinburgh to watch TV, the TV in the room was tiny. One final point, though generally the room and bathroom was clean, my wife checked under the beds and there was a LOT of dust.

The location on the royal terrace was great, a reasonable walk to the train station, and super close to Calton hill and Arthur's Seat! I had a nice view out onto the Firth. Rooms are huge, and there is a continental a la carte breakfast included. You get a paper bag at your doorstep with your selected items when you wake up in the morning.

The whole hotel is pretty old school. No elevators (not an issue for me, but just sharing) and there was a lot of paper with clip art like instructions all over the hotel, including the breakfast order process. I think that's part of the charm, though.

Good location close to Calton Hill. A few steps from the bus stops to go to the city center. Very kind staff who satisfied our every request. Functional, quiet and very clean room with comfortable beds. There was a mini fridge in the shared dining room. The pre-packaged breakfast, provided every morning, met our expectations. Good value for money.

Communication before arrival might be improved because we received late feedback. Daily room cleaning is not carried out. It might be tiring to climb the stairs, especially with heavy suitcases (there is no elevator).
