Booked to stay here for 2 nights but was having such a wonderful time I extended my stay another night, From stepping in the front door the polite happy smiling staff couldn’t do enough for me, Iain who runs the place is a delightful chap and you can see why his staff are happy working there for him, Honestly couldn’t do enough for me, Excellent breakfasts which were included and a great menu for lunch and evening, I had the freshly cooked fish and chips, ate every last bit!! Already looking forward to returning!!

Staff were lovely and very helpful. The food both at dinner and breakfast was amazing. Good location. Limited parking on site but other parking available nearby. Tea and coffee making facility with biscuits. Lovely toiletries in ensuite. .

We had small double room at the back of the hotel with small closet with hangers, but no trouser hangers. Bedroom had a radiator but bathroom had no heating, so quite cold. The double glazed unit in the bedroom didn't fit snuggly so let in the wind. Perfectly good room for 1 or 2 nights but I'd struggle with luggage and longer stay.

The staff were really friendly and welcoming and I enjoyed both the meal I had on the evening of my arrival and my breakfast at departure. Considering the rooms are above a pub, it was quiet during the night.

My room (room 2) was a little tired in places. The shower tray sealant could do with replacing and some attention could be given to dusting of bedside lamps. Unfortunately, I found the bed very uncomfortable, the mattress is probably quite old and needs replacing. The room is small but that wasn't a problem as I am a solo traveller.

The Lazy Lion is a lovely pub and the B&B aspect is brilliant. We had a very comfortable 3 night stay in the lovely clean room and in a great comfy bed. We were very pleased to find there was an electric fan in the wardrobe which was a relief as it was hot weather. The staff are all really friendly and it was very enjoyable to chat with them and Iain the manager. The breakfast was really tasty and we also ate in the restaurant for one evening which was also lovely. There is a small car park at the back and although we didn’t use our car during our stay finding a space didn’t look like it would be a problem. The location is great with other bars and pubs nearby. We would highly recommend the Wash House opposite for its large selection of beers and gins. The beach is a 15 minute walk and it really is a gorgeous beach, very clean and with beautiful views. If you fancy a walk we would recommend going up to the castle along the shingle spit and Hurst Castle is a really good and interesting visit. There is even a small ferry service which goes very regularly to and fro the castle from Keyhaven harbour if you don’t want to have to walk. The Gun Inn at Keyhaven is a nice place after to get a drink and the food looked nice although we didn’t eat there. Overall it was an excellent long weekend and we would definitely stay again.

The only thing was that there’s not many plug sockets in the room for your phones the fan and the kettle but we just unplugged the kettle to use the socket there.

The fry ups are very good value for money! We tried both the full english and veggie option and both were superb, could not fault either of them. Staff are very friendly and accommodating. Comfortable room, small, but it was perfect for us.

I opted for avocado and smoked salmon on the first day for breakfast, and unfortunately this wasn't a great option. I know it's only breakfast but the presentation was really lacking, thick piece of white bread (nothing special like sourdough ect.) then next to it was a diced up avocado which was not ripe at all, far too hard, which was a waste, then a lump of salmon. It wasn't very inviting. I also had a cappuccino on the first day and it tasted awful, probably didn't help as they burnt the milk. I didn't want to make an issue out of these things, I just chose to have something different the next day.

The staff were super friendly and helpful, helping with the luggage, answering all questions, extending the check-in time, always with a smile, and clearly seemed to love working there - very pleasant to stay at a hotel like this. Decent bed. The full English cooked breakfast was delicious and plentiful, a great set-up for the day. Parking (about 4-5 spaces) provided behind the hotel is very useful, particularly at this busy tourist time in the year (August). During the night until 9am, on the road parking outside the hotel would have been available free of charge, too, but not during the day. Superb location, situated in easy walking distance to the Milford on Sea beaches, with a nice beach cafe and restaurant.

The room was a bit on the small side, with not much space to put a suitcase. Without help, the very steep stairs first from the car park into the hotel and then particularly inside to the first floor would have been impossible for me to negotiate with my suitcase - but then the help was very readily given. It would be great if the room could have a couple of Earl Grey and peppermint tea bags apart from the regular black tea ones for people who do not drink normal black tea. But there were nice cookies!

A great welcome on arrival and as we were going to an event it was appreciated that we were able to access our rooms to get changed. We were impressed with the funky decor and things provided in the room, including lovely big soft towels. Beds were very comfortable. We had rooms facing the garden all with ensuites. All the staff were so friendly and helpful; nothing was too much trouble. Also very happy that there were vegan options at all meals.

Parking was a bit tight although we had three cars and always got a space. Great to have vegan choices - can always do with more! Could do with blackout curtains in summer!

This is an exceptional b & b. It was clean, comfortable and beautifully furnished, I loved all the attention to detail especially the cut glass tumblers for the water provided! Breakfast was delicious, as was the dinner the previous evening. Staff were warm and welcoming making us feel at ease and at home on our arrival and during our stay. Excellent value for money in a prime village location.

Only comment is that I found the mattress a bit too firm for me but my husband was fine with it, so not really a negative.

Nice peaceful stay as restaurant shuts at 10pm and staff are very mindful about disturbing the guests when leaving. Room was clean and homely with nice little touches like bone China tea cups, glass bottled water, crystal glasses, huge soft towels, plenty of tea,coffee sugar sachets which were restocked each day. Breakfast was excellent and again nice touch of having cloth napkins and not paper. Staff were excellent and made us feel welcome from the moment we stepped through the door 😊

Very friendly staff, who all made us feel very welcome Meal the 1st night and our x 2 breakfasts were all delicious. We stayed in Room 5 which was large with a very good size en-suite shower room. Be aware tho that all rooms above the pub entered from a narrow staircase. Which obv would not suit people with mobility issues. Good location for beach and other restaurants.

Room 5 could benefit from black out blinds.. Apart from that all l9vely.😊
