This property has so much charm and character! It’s been cleverly restored by Hilton and you can tell how much he takes pride in his work. He’s full of knowledge, wit and makes your stay incredibly enjoyable. There’s a fabulous breakfast spread, the property’s a stones throw away from the lake and there are some luxurious extras make this the perfect stay!

Bit tricky with our shower getting it to stay at a warm temperature, other than that, nothing whatsoever.

Warm welcome from Hilton who was very helpful with local information and did everything to make our stay enjoyable. Lovely room in a lovely spacious well cared for prosperous home. Delicious breakfast highlighted by plentiful fresh strawberries and blueberries. Luckily we could park on site. Not too far to walk to restaurants and bus stop

This B&B was excellent!! The room was super clean, comfortable and had everything one needed. The breakfast was delicious and prepared fresh everyday of our stay. The host, Hilton was fantastic and helped us plan our daily trips. He had great local knowledge regarding restaurants, pubs and activities. I would definitely recommend this B&B. We thoroughly enjoyed our stay.

Lovely property and host. Hilton was very welcoming. The breakfast was lovely and fresh, lots of choice and great service. Our room was lovely and extremely clean with comfortable beds and thoughtful added touches. Local information available to read and nice lounge area to use if you didn't want to go straight to your room. Overall a stunning property in a good location and would definitely book again.

Everything about this stay was awesome, it really did exceed my expectations. The whole place was spotlessly clean, the beds were so comfy that I didn't want to get out. Hilton the owner was really friendly and went out of his way to help, carrying bags to the room, arranging taxis and restaurant bookings for us. Every little detail was thought out from luxury toiletries (including face wipes) to coffee/teas/hot chocs (including little extras such as biscuits and chocolates which made it even more special). The breakfast was lovely and included everything you can think of, variety of cereals (Hilton even went to the trouble of getting some Almond milk for me), toast with condiments, and a selection of hot food which was made to order. The accommodation is very central and includes off street parking. I would recommend this place to anyone and will definitely stay again if returning to the Lake District.

There was honestly nothing I didn't like.

Beautiful property in a lovely street, 2 minute walk to the local bars restaurants etc. On arrival we were met by Hilton who immediately made us feel very welcome, gave us loads of info for all we were interested in. In the room we had more info on local walks, with easy to follow instructions etc. The room was so clean and comfortable, so much care and love has clearly been put into the decorarion and upkeep. Could not find a speck of dust ( wasnt looking). There were so many little special touches that made 1 park road at 10/10, cleaned every day, the top up of top of the range tea, coffee in our room, oh and making our bed and cleaning the room. Breakfast was also amazing and the food again like everything else was of a high standard, I had the omelette everyday, husband had the full english. Overall we would highly recommend and plan to return at some point, well done 1 Park rd, you exceeded our expectations and made our stay extra special 😀

Breafast was exceptional with a wide variety of cold food as well as cooked food and Hilton has kindly provided vegetarian and vegan options too. Room was very clean, spacious and well equipped. The location is within walking distance to walks, town centre and Bowness lake but at the same time in a very quiet street.

When stepping out of the shower cubicle, we hurt ourselves as it's slighlty deeper.

Our stay at 1 Park Road was enjoyable. The guesthouse is located on a tranquil street while also close to shops and restaurants (2 min walk) in Windermere. The guesthouse was immaculate. Everything was kept in an excellent state and to our delight, our host Hilton was very friendly and helpful. The breakfast we were offered was memorable. Our room had a very nice view as well. We are really satisfied with the service and facilities. We would not hesitate to book here again for our next visit to the Lake District.

Great stay at Park Road !!! Very quiet, great location, excellent breakfast with very good range of options (including allergy/gluten free) immaculately clean and well-stocked room serviced beautifully each day. Our host, Hilton, is a very kind considerate person who went out of his way to ensure we were comfortable and very thoughtful. He also provided lots of great local eating out and detailed trip advice. Windermere is a great base to explore the beautiful Lakes and wished we had stayed longer at Park Road. 5 Stars from us !!!

Excellent breakfast including fresh fruit, homemade marmalade, jam and curd as well as a full English. Location very convenient - easy walk into Windermere, restaurants etc. Accommodation very good, clean and comfortable. Fresh milk really appreciated. Hilton is a most hospitable and charming host.
