This place really does live up to the hype. The rooms are a good size, with large bathrooms. They are set back from the road, and I slept well throughout my 3 week stay. My room was on the second floor, and I liked to sit out sometimes on the balcony space outside my room. Overall there is just a really nice feel to the place. There is a lovely swimming pool at the back, and I spent a lot of time cooling off there. Wifi is good, although there are be two networks, so you sometimes need to connect to the other network if you go from the front to the back of the premises. The owners and staff are friendly and helpful. You get a choice of breakfast, and they always throw in a plate of fruit. They will do your laundry as well. I even got a lift into the old town once, which was much appreciated. The rest of the time I just took one of the pushbikes that are free for guests, and used that to get around. The location puts you halfway between the beach and the old town, although neither is close. It doesn't take long by bike to get to restaurants and the nearest markets, and I could reach my coworking place in about 10 minutes, so I was happy.
The pushbikes are a little rickety - maybe someone could put a bit of oil on them and tighten a few screws? The location wasn't particularly close to any of the main areas of town - that was absolutely fine with me, but some people might want to be closer to the old town.

The homestay is situated in a lovely well-tended garden so you feel relaxed when returning from a day of sightseeing. The staff (a family) went over and above to make my stay comfortable. The homestay is about 10 minutes by bike from the old town, and the staff can lend you pedal bikes for free, or you can take a short Grab motorcycle for about 20,000 dong. Staff even often offered to drive me by scooter to the city centre when they were free, which was very kind of them! The owner (sorry I forgot your name) even taught me how to make Vietnamese phin coffee for free as I was considering booking a class to learn how to make Vietnamese coffee. She really is a coffee expert, she roasts her own coffee and the homestay is also a popular coffee shop in the very early morning for locals (couldn't hear anyone from my room though). It was low season when I stayed, and I ended up extending my stay spontaneously by a few days as I felt so at home -it's basic but comfortably homey as befits a homestay (don't expect a luxury hotel). I liked that the homestay was a little way away from the city centre -this meant it was quiet and peaceful, a respite from the beeping and noise of the city centre but still close enough to get there quickly. The pool always looked clean and nice, but as it was raining I never used it.

The property is beautiful, surrounded by beautiful trees and flowers. The rooms are so big and comfortable, filled with natural lights, clean and very well kept. The pool and the area around it, is just perfect, nothing better than a refreshing swim after a day walking around the beautiful city of Hoi An. The homestay is conveniently located just 3 km away from the Old Town, we could rent a bike at the property or use the free bicycles. It's walking distance from a local food market and there are plenty of options for food in the area. Breakfast is great and there is a nice variety of options. Last, but not least, the family who owns the property is absolutely fantastic. My partner and I, literally felt like we were at home. Always smiling, always attentive to their guest, always keen to give you the right suggestion about things to do, places to see, restaurants to dine at. Simply an amazing group of beautiful people. The most incredible time we had in 3 months travelling around Vietnam. We initially booked for 4 days, we extended for another 4 and we ended up spending 3 weeks at the property. We can't wait to go back! Absolutely lovely!

We had the best time at this homestay. We ended up extending our stay by an extra night. The family were so lovely and were always on hand to help with booking tours or taking us to places. They kindly helped us arrange doing the Hi Van Pass over to Hue. There are bicycles which you can use for free to get to the town or beach. They also have scooters to rent. The town was a 10/15 minute cycle away and the beach was about 20 minute cycle through the beautiful rice fields. The pool was gorgeous and very picturesque. Our room was lovely and overlooked the pool.

Can not say enough wonderful things about Herbal Tea Homestay. They arranged pick up from Da Nang for us. Greeted us with tea and fruit and the kindness went on from there. We had a delicious breakfast daily (additional cost that was very reasonable). A few evenings we even ordered dinner. The grounds are lush and private. Bicycles are provided for guest use. Some could use a little grease and tuning up but I felt that was all part of the authentic experience. The pool is a nice area, our room was large, there are two large outdoor covered areas to hang out for games (you provide), reading, drinks, etc. if you want a change of scenery. Its a quick bike ride to either the beach or old town. There are a couple local markets walking distance for fruit or snacks. Hoa and Binh are amazing owners and take pride in their property and helping others.

The family who run the property are so kind and attentive. They helped us book excursions and provided pick up and drop off to the airport. We booked the balcony room option, it was so spacious, with a comfy bed and good shower. The pool is a great facility for an afternoon cool down. It takes around 25 minutes to walk into the main town centre however the Homestay offer driver to take you in to town or Grab cabs are very cheap and readily available. This is an excellent place to stay and we would come again. Thank you :)
The air condition wasn’t the strongest, however we did ask for a fan in our room which was no hassle.

My room at Herbal Tea Homestay was very nice. It was clean, had a wonderful clean bathroom, a closet as well as a TV, a small table and 2 chairs. The breakfast was very tasty, in addition to the chosen breakfast (I had pancakes) there was always fresh fruit and a drink (e.g. coffee). The hosts were very friendly and accommodating and helped with booking activities.
Unfortunately, the AC in my room was a bit loud and hummed slightly, so I turned it off at night so I could sleep. Since it was very warm, I would have liked to have left it on. The hostess persuaded me that I should go to a certain seamstress (who was probably part of her family somehow) if I wanted something sewn and that she could drive me there directly. I felt a bit overwhelmed by it and in the end I wasn't satisfied with the seamstress' work. If I had the choice again today, I would not go to this seamstress again and get an idea of the different offers and options first.

Really good value considering how cheap it is, includes a decent breakfast too. Really nice staff who go out of their way to help you with anything should you need it. They even gave me an airport transfer for a much cheaper price than the Grab app (250k VND). Room is nice. I didn't use the pool, but it looked good too. Free fruit and drink on arrival. Location good - away from hustle and bustle of the town centre, but close enough to get there or beach both in 5-10 mins by Grab motorbike (or can use free bicycles to go yourself too). I left early for a Ba Na Hills trip one day and the staff were nice enough to give me a takeaway breakfast too.
Nothing. Maybe just that no hand soap was provided in bathroom (although there is body gel and shampoo which a lot of people seem to use as hand wash in Vietnam).

We had a perfect stay here! We were very lucky to be upgraded to the pool suite, as the room we booked was unavailable. We loved our stay so much that we asked to extend our booking, explaining that we were happy to move rooms if needed, but Mr Bình and Ms Hoa allowed us to stay in the same room and discounted it for us based on what we had originally booked so that we didn’t have to move. They were the most lovely hosts who took care of us the whole time we were there. Mr Bình even took us down to the old town on the back of his moped and offered to pick us up at night. We had a delicious breakfast every morning, which included lots of fresh fruit. They also arranged bike and luggage transport for us to do the Hai Van Pass to Hue. We cannot thank Mr Bình and Ms Hoa enough for having us and looking after us so well.

We had a wonderfull three days in Hoi An staying at the herbal tea homestay! The owners treat their guests very well. We arranged a pickup from and to the airport through them (which was always on time). Breakfast was of limited choice but good quality. The rooms are spacious and exceptionally clean. The pool is a nice extra, after a tropical hot day. We didn’t do any tours with them (but they have a lot of offers).
Only downside is the distance to the centre of town. (+/- 15-20 min by bike). They offer free bikes and of the owners have time they use their motorbike/car to drive you. This wasn’t a maior problem to us (we are used to bikini) but could be a challenge (also because of the extreme heat).
