Theory Hotel is a lovely, rather small hotel. The rooms are spacious and comfortable (e.g. very good matrass and choice of a soft and a somewhat harder pillow). The bathroom is excellent (I found the hairdryer only on the third day: there is a drawer under the sink, which is easily overlooked), and there is sufficient space in wardrobes. For the breakfast, there is a buffet and also choices from a menu (like eggs benedict, pancakes, etc.). We also had dinner once, which was also very good. The hotel features a marvelous roof terrace with a magnificent view (on some nights, there are DJs). All of this is great, but what we need too highlight is the staff, who were very friendly and helpful. Thanks to them, our stay was particularly enjoyable. For instance, they organized a tour to David Gareji for us. All of them were amazing, but we want to thank in particular Mancho and David from the reception, who were just lovely.

There was nothing negative really, I only want to offer as information for future visitors the following: I actually stayed in two different rooms, both on the third floor, one going to the back, one in the front facing the main street. I slept well in both of them, but the one to the front was much noisier, due to traffic, and I actually used ear plugs. Also, when there is a DJ on the roof terrace, one can hear the music.

Our stay in this cozy 4-star hotel was a great value for the money we paid. The breakfast was more than adequate and the staff was very helpful and friendly - especially David (the manager?). The staff is 5-star! They kept our suitcases before and after our stay while we explored the city. The location is perfect. We even had a professional haircut just around the corner for just a few gels.

The room was a bit small and the view not so great, but the decor made it look roomy and beautiful. Although they only provided instant coffee in the room (and tea), we had access to fresh and quality coffee at the buffet breakfast.

The hotel was wonderful. Walking distance to everything downtown. Beautiful rooms, great ambiance in the hotel restaurant and bar. I will come again!

its in excellent location and very big balcony but a bit surrounded with walls , breakfast is good staff are very friendly it has two entrances one from main street one from old town generally nice valuable hotel

actually on the last day of stay we notice they did not change bed sheet only make it upside down and made us disappointed also for two persons they only put one set of shampoo and cleaning but any time we asked it was immediately placed

Breakfast was good / price. Staff was really excellent.+ balcony for smokers 😎. Area is close to city attractions by walk. Price is good for services offered

Location of the hotel was excellent. You can't ask for a better location than this. We were able to visit Freedom square, Old city wall ruins, Bridge of Peace etc by foot and took the cable car to mother of Georgia statue ,all by ourselves without the help of a guide or walking tour .The hotel looked very modern, room was excellent, to my surprise, it even had two wireless chargers, view from the roof top restaurant was amazing.

What I didn't like was the breakfast. Options at the buffet table were limited, hot food items, we had to order and wait. Moreover they allowed us to choose ONLY ONE item from the hot options menu, which included, scrambled eggs, omlete, egg sunny side up, egg benedict sweet french toast, pancakes ,crepes and waffles. THIS MEANT,IF YOU CHOOSE,EGG ,THEN YOU CANT CHOOSE PANCAKES OR WAFFLES. When you are charging 45 GEL for the breakfast, at least pancakes should have been there in the buffet option. Another issue was late opening of the restaurant for breakfast. Breakfast starts only at 7.30 am. For us with tours starting at 8 am, this was quiet inconvenient since we have to order and wait for the hot food.

Best location, near liberty square, but not as busy as the hotel next to galleria mall. The hotel is right on the main road, but not too quiet or too loud. Entrance to the hotel is difficult to find though. The room is new and spacious. The room is clean. The balcony is large. Free 2 bottles of water. Fast wifi. Smart TV, I was able to watch NetFlix with my account.

Pillows are too high. I measure its height is about 20 cm. After I lay my head down it is 15 cm. Still too high to be comfortable; I slept with no pillow instead. Asking the hotel of they have soft pillow, they said no. I have no idea how teenagers or kids can sleep here then. No full-body mirror; only one mirror in the bathroom. no place to put large luggage in the room besides on the floor. no paper towel/facial tissue in the living area. No cup in the bathroom for the toothbrush. No dish for hand soap. The bathroom is just a shower, not a bathtub, even though the description of the room facility on booking.com said there is a bathtub.

Great location in the centre of Tbilisi. Modern and fresh hotel. Upgraded room was perfect and quite.

There is one nuance in case are not resistant to noise. Your rooms have to face the old town, not the main street as traffic noise was disturbing. That was a reason to ask for the upgrade after the first night which was done by staff at very reasonable price.

Excellent location. Balcony looked out onto a major street and yes, can be noisy. But keep doors and heavy curtains closed and you’ll sleep well. Breakfast had great choices for hot meals—eggs Benedict were my favorite. Quite near mall and museums. Very pleasant staff. Bathrooms had heated floors and towel holders.

Soap, shampoo and conditioner were very low quality. Smart tv couldn’t work Netflix.

Great location Room size is good for an old city hotel

Breakfast was below average Kitchen staff weren't cooperative , refused to provide warm orders due to their misunderstanding then , the other day they reduced the quantity of food saying it was a holiday , we were 10 guests , those who came in the last of the group had to eat breakfast in another restaurant.
