The location is super convenient and Umberto was very responsive. The bed squeaked but turned out to be very comfortable and there is air-conditioning for those steamy days. The daily housekeeping put me to shame organising all of my bits and pieces in that small space. It is kept clean and is mostly quiet except for the odd men who get a bit talkative in the alley on a Friday or Saturday night. Feels secure with keyed entry to the building and then to your room.

The stairs are very narrow and steep so keep that in mind if you have any mobility issues or, like me, have a heavy suitcase. They will put you to the test, but I think that's the nature of most buildings in Venice! For the central location, it's worth it. There was no iron in the room at first but when I raised that with Umberto, he was very prompt in having a vertical steamer delivered the next morning.

Spacious room at an excellent location. Very convenient to get there from Rialto bridge which the key point of arrival for most. Very close to all ‘must see’ in Venice. In a small but very safe and quiet alley next to a gondola station in case you need to hire one. The managers of the place are always there to send you tips or reply to any question you may have for anything either by phone or by WhatsApp which is very helpful.

Try not to get too many luggages in general. The stairs to get to the second floor were narrow and steep. The toilet is fairly small with no amenities. Overall I think is overpriced

The quietness of the room, the location, the freely available morning coffee/tea and biscuits, the everyday room housekeeping, the Venetian decoration of Matilde room, the mattress,extra pillows, warm shower water, available items in the mini fridge at a charge, our request of having a double bed was met, the instructions of checking in the first day we arrived after the normal check in times were accurate. The hosts were speaking and writing good english on whatsapp. They recommended us some good places to visit in Venice via whatsapp.

The Matilde room had a huge locked wardrobe where we asked Umberto to provide us with the key since we went for 1 week but we were not able to use it since behind there was the kitchen door. Therefore we were left with the smaller wardrobe for our stuff. The bathroom was too small and narrow (not ideal for bulky people). The shower water pressure was not enough. The sink was very small.

It was in a key location , nearest boat station/dock was ~200m, room was well lit, and clean, and also check in was very smooth.

Had to climb 2 floors on stairs, using stairs(upstair and downstair both) is challenging for my mother because of her Knee pain, so it was not very comfortable for her to climb up an down. Also it was not very clear from Booking.com that the address shown on the app is different than the address provided by property manager. I was told by the property manager that the name contains "- Annex" this represents that building is different than the one mentioned in the booking.com I was very skeptical about this in the starting, but room mateched the description and pictures in the app, so, somthing for Booking.com should do something to avoid this confusion , may be show address in the booking details properly

The room was spotless, good size and great location. Thoroughly would recommend staying there to anyone who is looking for clean/well located accomodation at a reasonable price. I also have to mention Umberto who we communicated with prior to arriving and whilst we were there: he shared all the details for us to reach the hotel, access the room and give us all the best places to visit. Such a friendly man and committed to providing an exceptional service. We will definitely stay there again if we visit Venice.

The room size, the location, and the friendliness of the staff.

I'd like to have Sun-blocking curtains for both privacy and keeping the room dark so I can sleep in the morning. The toilet seat is loose. The shower water pressure is a bit low.

The room was very clean and neat but found to be a little smaller than expected. The bathroom however was too congested. However Umberto was wonderful in helping us immediately with whatever we needed. Their location of this tourist home is great which is very near to the Rialto Bridge and at a walkable distance from San Marco Basilica. There are some wonderful eateries around the place and Farini right next to it. Hence it is definitely value for money considering the location. I will define consider coming back maybe to an upgraded room for more space but to enjoy everything else that this place has to offer.

Ideal location - very close to Rialto Bridge. Very clear communication from the staff both prior and during the stay (made it so easy to navigate through Venice). The room was amazing, really liked the decor. Had tea/coffee making facilities which is always a plus. Clean and well-maintained

The room was on the second floor and the staircase is quite steep and narrow which made it challenging to carry our luggage. Would have also been easier if luggage storage facilities were found in the same building rather than carrying it to the main house through the multitudes of stairs around Venice but I suppose having luggage storage facilities is a plus in itself.

The room was small but comfortable, and everything was clean. Nice bed, although the pillows were a little flat. Umberto was a very helpful host and made the coffee early as we were leaving before the usual 8am departure. The location is perfect. There are a lot of steps from the front door to the room. Also, the bathroom had everything we needed but had steps to get into the bathroom, and it was very small. Beautiful building in a bustling side street.

Nothing really, we had an excellent 1 night stay. The shower size and steps were our only issue and they wouldn't stop me from staying again
