Breakfast was wonderful, the kind and attentive couple who own this hotel are fantastic, the rooms are spacious with very comfortable beds and a gorgeous hammock, the indoor courtyard and pool area is lovely and the whole place is very secure, with easy parking outside. Would definitely recommend.

My only complaint is that the shower uses a sort of shower head electric heater contraption, with a ground wire that is not connected to anything, so I was worried of electrocution a bit when taking a shower :P IT was all good but would appreciate the electrical being more secure in the shower.

The woman at the hotel was very friendly. We were able to communicate even with my poor Spanish. The pool was very relaxing. The room was quite spacious, and there was even a hammock in the room! The breakfast was fruit, coffee, juice, yogurt, granola, and a choice of omelette, quesadilla, or pancakes. We would gladly stay here again!

We have no complaints! I do not think the woman at the hotel spoke much English, but like I said above, we were still able to communicate.

The Hotel is around 10 Minutes walk from ADO Station. It is very quiet and one has his/her privacy. Aircondition works well. The room has a small fridge to cool one´s beverages. We stayed there for 2 nights and enjoyed everything. Breakfast is small but it is absolutely enough. For a relatively small hotel large pool. There is a parking spot inside the hotel if you decide to rent a motorbike. Supermarket is literally 1 minute away. In order to get to the city you´ll need about a quarter of an hour, which is a perfect distance to walk the appetite. The host went above and beyond to help us with all our wishes and has just an adorable little dog.

The only thing which I can note is water pressure, but it seems to be an issue in many cities.

Our stay at the hotel Kinich Ahau was great. The room was big enough and had a hammock in the middle which was fun for the kids. Breakfast was delicious with some fresh fruit and granola, then pancakes or quesadillas. The owner was very nice and helped us with breakfast when we needed to leave early in the morning. Pool was nice and clean. Location of the hotel was good, we could walk to the main park and also to the Avenida de los Frailes.

Location is good, somewhat away from the touristy area but reasonably safe to walk (about 10') to the city centre (use rather 39th street as 37th is in worse condition and there are stray dogs there). Large room with comfortable bed. In comparison with similar places in Mexico, the room was reasonably well maintained and clean.

Ground floor room next to the pool meant that other people could peek into the room when curtains were open. Breakfast was poor and unpalatable. The pool closes early, at 20:00. No daily trash pick-up, which in the tropical climate means the risk of bugs. Hair dryer vibrating instead of blowing hot air - a dangerous experience. No shelf in the bathroom to keep cosmetics.

Very good location, not far from the city center, easy and free to park your car in front of the hotel. The room was clean, close to the pool and the breakfast was nice (it's not a buffet but it's enough with pancake or omelette home-made). The owners are so nice, polite and very customer oriented....definitely a good place for visiting Valladolid and if you want to live with the locals.

It's a very basic and simple accommodation that you'd love if you are into staying with locals. The room was clean, the breakfast was good and the best part of our stay was the lady Anna who runs the place.

I would not call it a hotel, I'd manage people's expectations. It's for travellers who want to have a simple and authentic experience.

Great breakfast, friendly and helpful hosts. It's in a quiet neighborhood, about a ten minute walk to the center and to Calzada de los Frailes. A supermarket is close by. The room had plenty of electrical outlets and was very clean. Good a/c and ceiling fan.

The pool was cloudy, so we didn't get to use it. Loved the courtyard otherwise.

Very friendly, welcoming and helpful host. Huge room. Breakfast by the pool. Short walk to the centre.

On the first night, extremely loud music playing in a building behind the hotel kept us awake and lasted until after 2am. This is not the fault of this property, of course, and our host agreed the noise was terrible and was apologetic, but it spoiled our first night. Fortunately, the second night was quiet and much better.

I recommend staying here. Very friendly owner. Large rooms with AC and fan. Very comfi and big bed. We stayed for 3 nights and after the second day we got asked if we would want clean towels and cleaning of the room. Very nice pool. Breakfast is nice, starting with tea/coffee, fruit, yoghurt and granola, and after that varying per day sandwiches/quesedilla/omelet. We could park our car in front of the hotel. 15 min walk to the center. Supermarket around the corner.

Waterpressure in the shower was not great, but that is not a reason not to book.
