- Comfortable bed with pillows, TV on black wall, perfect breakfast and our late lunch, and we will definitely be back for dinner. - We were also allowed a late check out. We still checked out before 10 coz I discharged from hospital early, but I was happy when my request was approved and at no extra charge. This care was very important. - Polite, friendly and professional team.

- A manual lift that doesn't always work. Would be good to advise guests that there is another way to 3rd floor. - Bath room and shower. Not everyone likes a rain/tropical shower coz of wet hair, but the wand-thin shower head is just horribly small. There is no extra hook for clothes in the bathroom and we had to leave clothes on the toilet lid, which does not have a smooth closure but falls on the toilet, which can cause damage. - There is not enough room for luggage (We only had one one M size luggage)

The staff are exceptional, they absolutely stand out for customer service. Nothing was ever a problem. Their professionalism and friendly welcoming demeanor are second to none, an absolute credit to the hotel. My room was the classic, I was generously offered an upgrade but I declined, my room was cozy enough, which I prefer, Bed was super comfy, facilities very clean, and I'm a very fussy traveller, so was most impressed. The big breakfast I highly recommend, delish! I have to give a mention to the original elevator, I absolutely love that they've kept it and It's still in service, was a highlight!

There were a couple of things if I'm being really nitpicky, nothing that hindered my stay at all.

The staff were amazing, all very friendly and helpful. In particular one staff member who helped me when I was unwell, provided assistance and then checked in on me later to ensure I was feeling better. The room was clean and calming and the bed was comfortable. I wouldn't hesitate recommended this hotel.

The only issue I had was the air conditioning in the room, it kept changing back to being warm, however that could have been my user error! I communicated this with the staff on my departure and they were very responsive and offered advice for next time, telling me not to hesitate to ask during my stay next time to ensure I was comfortable.

The room was beautifully decorated and while a little smaller than other hotel rooms didn't feel cramped. The staff were incredibly helpful and friendly, they absolutely went out of their way to ensure we had a positive experience. Location was ideal just a 10 minute walk from the Octagon and valet parking was a win.

Only 2 things let the stay down, the shower and the TV. The shower had two heads a waterfall and a corded moveable one. I chose to use the moveable one as it had better pressure and unbeknownst to me at the time made a lake in the bathroom outside the shower cubicle. The TV stopped working on the second day and apparently this happens whenever it rains. The only solution was to change rooms which would have been a nuisance.

Location, staff, service, and nice breakfast. We stayed during the Christmas day, the restaurant was closed and we had the dinner buffet instead.. food was average. The breakfast at the restaurant press club was exceptional. The bed was comfy but the shower wasn't.. the water pressure is small and I felt cold during the shower. Our room was at the street facing, it wasn't too bad during Christmas as it was quiet, not sure if it would be noisy during normal days.

The shower area was very cramped and I felt cold, and water pressure was not good.

Hotel was very easy to locate - not a lot of available space to park the car while checking in. Was excellently located close to everything we wished to access. Dunedin is a very walkable city and the concierge and front desk staff were able to assist with all our enquiries, store luggage and arrange transport to the airport. Bar staff were fabulous. The room was a little on the small side, but totally adequate for our needs. If you stay here, you must use the 'old' elevator at least once, just for the experience.

Had we retained our car for the time we were there, it would have been reasonable expensive to park/access valet parking - would therefore recommend the hotel to those that do not require parking facilities.

The property was, as stated, within walking distance to the Octagon and many restaurants and cafes. It is a beautiful hotel and the room was stately and well-appointed. The bed was very comfortable. The property is near the harbour, and close to the road leading to the Peninsula. Well placed for our travel needs. Staff was professional and matter of fact. The welcome tea was a nice touch. Parking was available on the street and is free between 6 pm - 9 am the following morning. The photos posted in the listing represent the rooms and property well.

We did note that the shower floor tile was slippery so took care when showering. Other than that, no issues.

Beautiful room - lovely decor and furnishings and very comfortable. Bed was extremely comfortable. I enjoyed being able to watch a newly released movie - instructions were very clear for finding a movie. Room service was very prompt and staff were very polite and helpful. The food was scrumtious and beautifully presented. Loved the special touches such as a warming drink on arrival and reception staff sorting my airport shuttle.

My iPad ran out of battery power by morning so I suggest a charger in the room would be useful. Would have preferred my tea at breakfast (room service) in a teapot rather than a disposable takeaway cup.

Lovely, low-key, well-designed hotel well-located within walking distance of most CBD destinations. Interior design is contemporary and inviting, staff is lovely, and breakfast menu included in cost of room provided a welcome range of tasty choices. The hotel has struck a perfect balance between honouring its historic structure while creating a clean, modern vibe. Bed is comfortable, room temperature controls work flawlessly, and everything was genuinely immaculately clean. It was easy to find free on-street parking between 6pm and 9am nearby all three nights we stayed. We'll definitely be back, with Fable Dunedin as our new "homebase" when we're in town.

Our particular room was a bit small, though compensated for by the three large arched windows with a city/bay view.

Location allowed us to walk to many attractions and restaurants while visiting Dunedin. Room was clean and well appointed. We paid for valet parking and service was prompt when we did need our vehicle.

The building is older (but beautifully updated and kept) so room was smaller than I expected with limited room for two suitcases. Pictures make the room look more spacious than they are. Some rooms require use of stairs once exiting the elevator due to layout; this was not an issue for us but if you have a mobility issue be sure to let reception know when booking.
