Nice breakfast each morning, simple but adequate. Comfortable bed and good air conditioning - very important when we were there in August with very high temperatures. Across the street from a nice city park with a cafe with meals and a small kiosk with coffee and pastries. Convenient to walk to many city attractions and restaurants. Unrelated to Casa do Principe directly but important: Lisbon is very hilly, spreading over 7 significant hills, so places that may look "close" may be down a long hill and then back up another.

Hallways a little dark, energy cosnervation measures, I suppose. Unlike most B&B's I've stayed in, no real common or sitting area aside from the breakfast room that is set up for dining, not lounging. But don't let that keep you away from a nice affordable place to stay in Lisbon.

This place was a true haven for me as a solo traveler. The hosts went out of their way to assist with my personal needs, making me feel genuinely supported. The location is perfect, with lovely restaurants, a park, and scenic views nearby. My room was spacious, clean, and full of thoughtful touches like plenty of pillows and charming details. The garden view and peaceful ambiance made it even more special. The staff’s care and kindness were exceptional—they handled every detail with such grace, making my stay comfortable and unforgettable.

I didn't quite like that it was a bit noisy, but this can easily be solved by closing the window. I wouldn’t call it a downside, but it’s something worth mentioning. My best wishes to this wonderful place!

What a wonderful little place! The location is perfect, minutes from all the top areas like Bairro Alto, and right in the heart of Principe Real which feels super safe and very upmarket. The breakfast is fantastic, it covers all needs for a simple yet filling and well thought through offering. Joao was super helpful as are the rest of the team. As a solo female traveller feeling safe and having some local insight is super important for me and this hotel ticks all the boxes. The crisp white bedding in a beautiful city view room was lovely to come back to and even though I overlooked the Main Street, there was no noise disruption so sleep was a solid 10/10!

Very charming and quirky hotel with a wonderful mix of homage to its history but with modern comforts. The staff were great and very helpful with recommendations. In addition, they also greeted us at the door! It is located in a lovely neighbourhood next to the Botanical gardens, which are well worth a visit, but you can also access the main tourist spots easily. Great breakfast with a good choice.

We were in the Birds room which was very comfortable but was in the part of the building where you could hear the noise from building works taking place next door. As we were out for most of the days of our stay it wasn't too much of a problem save that it started from 8.30 - 9 am and could be heard when we returned in the late afternoon.

The most wonderful, kind staff at reception who really helped us when we had a delay from the company who were supposed to pick up some luggage for us. Beautiful big room with a huge bed and a leafy outlook. Big doors opening out to the balcony. Comfortable chairs to sit in. Basic but good breakfast with new pastries each day. Exceptional location with a beautiful park opposite with outdoor kiosks, a mirador only 5 mins walk and very easy to get to the centre of town.

There is construction noise at the moment on one side of the building and it meant we couldn’t leave the doors open and take advantage of the beautiful breezes. There is an aircon though if you want to use it. Overall there was plenty of variety at breakfast, good breakfast and a typical continental style so we were happy. Some cold milk at breakfast would be very appreciated for the cereal and coffee. We had to ask each day and usually it was a warm long life milk. Also, the yoghurts didn’t feel very cold and we didn’t want to risk getting sick. Leaving them in the fridge or on ice might be better.

Great location in the old part of town, very easy for transport and easily walkable for cafes, bars and restaurants. Extremely helpful and friendly reception: Antonio was great, as was the other man whose name I didn't get but helped us with a car hire problem.

Only thing that was a shame, and it's not the fault of the hotel was there was some building work next door so breakfast was a bit unbearable with the very loud drilling but this will be temporary!

We spent the first five nights of our Portugal trip in Lisbon, and I decided to splurge a bit and booked the best room in this B and B. I am glad I spent the extra money: the room was spacious, well decorated and very comfortable. It overlooks the botanical gardens and sits on a busy street, but the windows shut out almost all noise. The location is great for shopping (although my wife's birthday present from a nearby jewelry shop set me back more than the five nights) and good neighborhood restaurants were nearby. The staff was warm and welcoming, and they always had ready answers to our questions. I had read some negative reviews from a while back, so I had some hesitation about booking this room, but none of them were valid. You will feel like a prince.

There was nothing we disliked. The breakfasts were good, the bed was comfortable, and the service was friendly and helpful.

The room itself was beautiful, palatial and very special and unique. The concierges were all very nice, helpful, professional and sweet. The location is amazing, at the heart of principe real, overlooking a beautiful park

The bathroom was clean but not well lit. It was quite dark in there. The light bulb above the sink’s mirror was missing, and so was one of the faucet handles. The breakfast itself was very basic. Some of the pastries offered weren’t fresh.

Our room was gorgeous, overlooking the park. The staff was very helpful. For a continental breakfast, we thought it was very good. The location could not better: the park, botanical gardens, an overview down to the river at sunset, restaurants, and a crazy good gelataria to the right and across the street.

We would’ve appreciated a chair. There was a bench, but we needed to use that for our luggage.

It was so convenient to have breakfast served in the morning. However, I was a bit discouraged with the few choices it had. Although there was ham and cheese slices available, there were very small flies all over the place around the food. I did enjoy the coffee and juice but the flies made it difficult to find the food appetizing
