The water pump in the bathroom makes a lot of noise and at night it woke up the partner. This information is not written when booking the room.

The room was air conditioned with a queen-sized bed. The desk manager, Catalina, is outstanding. She was extremely helpful in both recommending sites/places to see, as well as, making arrangements for special events/tours. The location was perfect for us and places we went were easily assessable.

The room, although small, was what we expected/booked. The only downside was the smallness of the toilet (we're of average size) and there was an issue with the directional valve (overhead/handheld) in the shower. Although the issue was addressed to some extent, it is not completely resolved. We made with what do.

Great location, friendly staff, and excellent facilities. We were recommended a nearby restaurant by the staff at reception (called Pica Pau) and it was one of the best meals me and my partner ate all trip. The location is beautiful and ensures a wonderful stay in Lisbon. I also enjoyed the properties connections to the local music scene, including providing free rooms for jazz artists.

There was a complimentary pod machine (and pods) in the room, however, the pods were not refilled during our stay. The tourist tax also increased prior to our visit and therefore the total on booking.com was wrong - we did not have an issue with this but it is just something to be aware of when booking a good amount of time in advance.

Casa Oliver Príncipe Real is a charming and stylish guesthouse that offers an unforgettable stay in Lisbon. The decor strikes a perfect balance between retro elegance and modern comfort, featuring beautifully curated old carpets and lamps that create a warm and inviting atmosphere. The attention to detail is evident, especially in the bathrooms, which boast high-quality finishes and stunning marble that elevate the experience. You’ll find everything you need for a comfortable stay, making it a true home away from home. Situated in a picturesque part of the city, the guesthouse overlooks the lovely Príncipe Real garden, providing a serene backdrop. The central location is ideal, surrounded by a vibrant selection of restaurants, bars, and cafes, perfect for exploring the local culture. Overall, Casa Oliver Príncipe Real is a delightful retreat that combines style, comfort, and an unbeatable location, making it a must-visit for anyone traveling to Lisbon. The room is comfortable, cosy and well decorated. The bathroom has very quality finishes. Surrounded by cafes, bakeries, restaurants, wine bars and bars. Very near Viewpoint Miradouro de São Pedro de Alcântara, where you have a delightful view over the city. You can walk to the Rossio, Chiado or Praça do Comércio very easily. Mini bar with a good selection of water, beer, white and red wine, port wine and ginginha, cold and warm drinks, some snacks as well.

Excellent central location in a lovely part of the city. Both staff members we spoke with were very friendly, gave great recommendations and were assets to the b&b. Cute little touches in the room including little pastel de natas on arrival the radio being on.

As the building is quite old, the room had a musty smell to it if you didn't have the windows open. The rug in the room had been screwed into the floor (wasn't aware of this at the time) and when walking around the room barefoot I stepped on a screw causing my foot to bleed. The shared front door had a broken lock for a few days during our stay.

The location is really well, safe. The room is cute and decorated in a retro vibe. I really liked the music in the room, and kept it most often on (they put a vintage radio with some jazz music station on) I loved it it put me in good mood!

My room was in the first floor I could hear every night or early morning people with keys. I don’t know if it was other clients or the stuff.. that woke me up a lot and I didnt think I was that sensitive to to noise. I guess the walls and the door were thin. The carpet looked a bit old, and there is no storage you just hang your clothes.. it didn’t bother me as I was there for a short stay.

Incredibly individual in every way, boutique to the core, quirky, much interesting literature, furniture, colourful poetry AMD individual artwork in every way , you will stop and turn often and be amused. The STAFF are so friendly , helpful in every way you can imagine.. I can not STRESS enough how the one & only CAROLINA, managers I assume, goes out of her way to make sure the quests are attended to in every way, no ask is too big or too small .. this really isn’t just endless baseless praise to be kind .. I have experienced as such , which led me to pin this review .. normally I shun reviews like the plague .. especially putting a negative unless earned on merit .. I do put singing ‘praises’ reviews when I have an exceptional experience , sometimes the establishment is merely a catalyst in make a good time be best time…that what &Oliver & Carolina did for me.. thanks so much … #CantRecommendEnough

Great location in Central Lisbon close to lots of restaurants, bars and sights including the Botanical Gardens behind the property and a lovely park square with bars opposite. The room was lovely, with a large comfortable bed, lots of space and a shared balcony. The staff were really welcoming and made a real effort to provide us with information about our stay and the local area. I would definitely stay here again.

The bathroom was a little small and didn't off a huge amount of room to move. The door was a 'barn style' hung door which didn't afford the most privacy but they've done what they could with such a small space. Being a B&B reception was only open 0800 - 1800 so outside these hours you can't contact the property unless an emergency.

We loved the decor, ambience, always friendly service and the location within walking distance from the city, and the area with nice cozy restaurants. Breakfast was versatile and the small breakfast room beautifully decorated. At New Year’s, we were surprised by the staff with a small Bottle of bubbly, local cake and a friendly note. What a nice gesture!

As in the old buildings, there is ko central heating so the bathroom was a bit chilly. We also missed a small mirror with bright light for applying make-up.

The location was smart, away from rowdy nightlife, but surrounded by shops (quite high end!), bars, restaurants, with steep downhill streets to the city centre and main tourist attractions. Transport back up the hill is easy to find, although we found it quicker to walk! Our room did not face the busy street but overlooked the gardens. However, building works, we're going on in the next building so there was some noise but only after 8am. Opposite the hotel there are pretty gardens containing a couple of bars where you can listen to a singer/guitarist after 8pm.

The bathroom had plenty of space for hooks and towel rails but there were none so the towels stated damp and smelly. There should be a shower screen or curtain to prevent water creating a puddle in the floor.
