I specifically booked the King room with a Seaview and got exactly as I expected. The hotel has recently been renovated and I can recommend it for a stay in Folkestone. Lovely birthday surprise on arrival! Thank you!
The parking is not included and not guaranteed. When we arrived we had to park round the corner in a public car park. Not an issue for us as 2 able bodied adults staying just 2 nights) but had we been travelling with young children or disabled it may have posed a problem. I would definitely recommend contacting the hotel first to establish the arrangements if the above situation applies to you.

Room was very clean, comfy bed, air conditioning is working which is great in hot days. There was free water in the fridge which was handy in hot weather. The desk was good for work and I had amazing views from the window. Breakfast was ok, as you may expect from the classic old hotel. The choice was a bit limited in my view (english breakfast, some fruits, musli, choice of bread). The location of the hotel is perfect - very close to the seaside and zigzag path.
The parking at hotel is very limited. You can pay for discounted parking at hotel reception (8 pounds per day). However I was unlucky enough to get PCN straight on my first day due to a mistake from hotel staff when registering my parking permit. They have offered to challenge the PCN with council which is much appreciated. Also the WiFi is patchy in the hotel and can be very slow. So if you need good WiFi you may have to stay somewhere else.

The staff were very friendly and helpful we didn’t spend much time in the hotel as we were visiting family but went to the bar in the evenings when got back which was very nice had breakfast every morning of our stay which the service was very quick for the hot drinks and being seated this about the third time we have been here but first time since refurb which is very lovely .
When we came down to breakfast on the first morning about 9.15 roughly and went to get the breakfast the hot plate was not on so plates were cold so hence food got cold very quickly while you went to get the toast the other table said the same thing and said he did mention to them about hot plate but it wasn’t on all weekend that I saw I didn’t say anything just ate it as was hungry but breakie on Sunday morning was 100% better the plates were warmer but not sure the plate holder was on just maybe came out the dish washer and food was hot not sure if it was a different chef or it was the fact we came down to breakie a bit earlier

Great place for a long weekend, amazing breakfast and really nice staff. Room had plenty of space and bed/pillows were really comfortable. All perfect clean.
The lift can be really slow at some moments, also they should add a note saying to close the door (if not it won’t work) and some ppl kept it open. It didn’t bother us as we were able to go through the stairs with no problem but this could be a bit inconvenient for ppl who cannot do steps. Also I would love that they would spend a few more bucks in toilet paper, the one they had was the cheapest I’ve seen on a long while.

From the moment we stepped into the hotel to the moment we left we were welcomed by friendly, helpful staff in all areas. Very helpful and accommodating. Very well presented. We felt like we were staying in a five-star hotel! At first I thought we had the wrong place! It's such an eco-friendly hotel and very environmentally friendly. It's exactly what we look for in our hotels. The room was absolutely beautiful very cozy and perfect for us. So clean and well kept - a nut was even left on the pillow which was a beautiful touch. We could see the Sea ⛵ from our window and easy to park nearby. The food was amazing. Lots to choose from and plenty of it. Literally a stone throw away from the sea front. It felt like a second home rather than a hotel. We will definitely be returning to this hotel again very soon.

Room was well presented and recently refurbished. Breakfast was really good and expertly managed by Maj. Good value as an inclusive price. Overall good value especially with breakfast
Parking a major issue. Simply no spaces. Need to use public car park which is locked at 8.00 pm. No idea if you arrive later where you park. Hotel will do a deal for opposite IF you find a space. Good luck ! Lift needs replacing badly. Out of service and then would not respond to call. We were on 4th floor. Walls are quite thin on 4th floor you have to hope your neighbours are reasonable. Restaurant was ok pricey and limited choice. Very limited gluten free. We booked 2 nights and cancelled the second.

Our room was spacious, quiet and comfortable with a lovely sea view. Breakfast offered an enticing and varied buffet with the option of paying extra for menu choices. It was served in pleasant, stylish surroundings overlooking a lawn with trees. All the staff were great, friendly and helpful.
The only downsides to the room was that there were no low lights in the bathroom - the recessed ceiling lights felt too bright in the night - and there was no shelf to put our toiletries and personal items on. We had to store our wash bags on the floor in the bathroom - not ideal.

Excellent location, right on The Leas and only a short walk from town centre. The facilities were excellent - the recent refurbishments have been completed to a very high standard.- not just the bedrooms but all communal lounges, dining room etc. Our bedroom was brilliant - thought put in to every detail from comfort of bed/ linen,to the drinks station to the en-suite. The room and all that I saw clearly have new carpets as well as wall coverings. The breakfast was of a very high standard too - every dietary need catered for and brilliant selection, all served by polite staff. I cannot recommend it highly enough!

It’s really central and very lovely hotel .
Well hotel staff came to our door around 9:30 -10 pm Saying that we are making noise which my friend watching tv and i was having a shower . I told them we can not watch tv? They said if we have kids or anything maybe running around and I said no we don’t. After he left there was a huge creaking noise coming from upstairs till 5 am in the morning it was clear that we are not the ones who’s making noise . Still it makes me annoyed and i couldn’t have a sleep . Other than that everything was fine .

An amazing stay, the staff were absolutely wonderful and made us feel more than welcome? The sea view room was incredible and we felt immersed into nature . Wonderful stay and high quality hotel.
The breakfast service finished at 9:30 which was quite early in my opinion. The parking bay attached to the hotel is also extremely busy, so even though I paid for a permit via the hotel for 2 days. When leaving my bay, it was unfortunately taken up by other cards, making us park elsewhere. This should be noted/ reserved for paying guests
