Lovely spacious reception area and fabulous location right on the seafront and close to the harbour and creative quarter. The owner Cesar who has been running it for 51 years! is super friendly, chatty and welcoming. He let me view a couple of the rooms before booking and I feel I got a really good deal. The room and hotel itself are full of character,.I didn’t try the breakfast so can’t comment on that but my room had a balcony looking out on the beach. It was pleasantly cool in the room unlike certain other Folkestone hotels.

The hotel is a little shabby. I imagine there could be noise from weekend revellers outside but it was pretty quiet when I was there. There was no wifi in my room. The pillows and mattress are not the most comfy but it didn’t bother me much. The lift wasn’t working.

The friendly and attentive owner made us feel like coming home... What a lovely man ....too many details to mention...but...I wish him ,his family and his hotel to thrive . Thank you Cesar, you made our little holiday stay very special :) If you are looking for a cozy atmosphere with a friendly face....this is a place for you... And of course the best location with a beautiful view to the sea out of your window .

Devil is in the details some might say....well they are so micro that it's not worth being mentioned. If you are looking for the flaws you can always find them somewhere...We found a lovely and cozy atmosphere instead... We are all different I guess ,but we found what we were looking for... If you are "our" kind of people I guarantee you will too...

We used this as an overnight stop before catching the eurotunnel with our 2 children and it was perfect. Basic but clean, comfortable and the gentleman owner who booked us in was a delight! Really friendly staff and and adorable dog too! Breakfast was delicious and brilliant value, kids ate for free. The tv didnt have sound in our room but after more than 8 hours driving we were all ready for bed anyway! We'd definitely look at booking again next time we cross the Channel. Thank you

The beach was a few yards away which was great for my daughter and son . No problem with parking , the room was very clean and the staff were wonderful . I would advise anyone to have the breakfast , my son had a vegetarian breakfast which he said was the best and for 7.50 where are you going to get that . We stayed for 3 nights and have already booked to stay again .

There was absolutely nothing that I disliked . Parking as soon as I arrived and welcoming staff .

Friendly greeting on arrival, carpark free, clean room with sea view. Parking in this area is difficult and expensive so a bonus there. The location is excellent, on the beach and a minutes walk to bars and restaurants around the old harbour.

Charming, relatively old family-run hotel right on the Folkestone seafront. The age of the building does show through in places, but not in a way that seems too shabby or run-down - just gives it a bit of character, in my opinion. Staff is super friendly too.

The hotel exceeded my expectations. I read some bad reviews about it but my stay was perfect. The hotel is small and the quite old, but it’s well looked after. Everything is very clean and tidied up. Staff is very friendly and helpful too!

Cesar, the owner, has been in Folkestone for 51 years. During this time he’s seen much change here and has many a story to tell about his well-established, delightfully quaint and cosy hotel, as well as the surroundings. Moose the husky dog is a brilliant concierge :) The sea views are magnificent - you are literally next to the beach. The dining room is like a grotto in the basement - light and airy despite its location. You get a sense of the history of tourism here. I can imagine many a bus trip venture here with dinner-dances into the night. The location is a stone’s throw from the Harbour Arm and a short walk to the Creative Quarter with its quirky shops and tasty eateries, before heading up into the main town. It’s an independently run hotel. If you’re looking for high-end chic, glitz and glamour this isn’t the hotel for you. But the welcome is warm and friendly and you can see this is a labour of love for Cesar. You pay for the views. Cesar is totally amenable and works hard to make your stay pleasant. A proper gentleman host.

The rooms are small, the beds are not as comfortable as I’d like, and the tv is small also - but the expectation is that you’ll be spending all your time shopping, dining and generally relaxing on the beach so for an overnight stay this really does the job.

great location and parking included. rooms were clean, good water pressure. amazing owner. very friendly and helpful. made sure we were we’ll looked after. nice to have a personal touch.

The owner/manager was uttely fantastic and so welcoming and friendly. He even got up with us when we left at 4.30am! Location was fab. Clean room and comfy beds.

There were a large group on our floor who kept banging doors and shouting until early hours. Not the hotels fault I know but they should have been spoken to and behaved more respectful.
