- Parking available for free (although it's tight so park carefully). - Easy to un/load car in front of the property. - Quick walk from Bath city centre. - Not so central that it was noisy. - Our room could have fit three people (1 double and 1 single) - good value for money. - Compared to other Bath accommodation options, this was so much more affordable. - Instructions for accessing the property were clear and shared in advance. - Plugs next to beds and plenty of sockets! - Basic breakfast provided, although we didn't need any.

- No lift if you need to go upstairs. - The room was basic, but very acceptable considering what you pay for. - The room wasn't very soundproof (we could hear coughing), but not an issue for us, and otherwise it was quiet. - Bathroom probably needed an extractor fan.

The Bay Tree House is at a terrific location. I walked from the bus station and located it easily. I was able to pop into the town center within a short walk - and did just that several times a day between outings. The room was simple but served the purpose as I generally just want a place that is clean, neat, and has a good location. The bathroom was very nice. A simple breakfast was provided in a common refrigerator with coffee/tea supplies in my room. All good !

The location was perfect, just 10 minutes walk from the city centre. The room was very nice and clean. The owner left milk, yoghurt, juice, and something to eat every morning for us, even though breakfast wasn't included. We felt that was a very lovely gesture.

The room was located at the front of the house facing a main road. One time, a car pulled over with very loud music at 5:30 in the morning. We woke up and couldn't go back to sleep. We didn't mind the noise of the cars driving past, but that was definitely annoying. If you have a very light sleep, ask to maybe have a quieter room.

Lovely clean triple room in an excellent central location. Great facilities, including free wifi, and light breakfast provided which was just right for us. Excellent value for money. Wouldnt hesitate to stay again.

Didnt like check in/out procedures. Check in, email code hadnt been received (though this wasnt a huge problem as the owner was there to let us in). Check out was confusing as the online form wasnt loading. Neither were a big problem or detracted frrom a lovely stay though.

the breakfast was a help yourself continental out of the fridge, which we knew before hand so could bring plates and cutlery the fresh milk was particularly nice to have, the location was great for walking into town about 15 mins and plenty of eating places, would recommend booking in advance though as all fully booked on saturday night. room was a good size with 2 easy chairs and ensuite shower, heating was not required but could not see how to turn it on if needed.

We knew breakfast was limited to items left in a fridge outside the room - pain au chocolate, fruit juice, yoghurt. This was fine as we could look forward to having a lunch. The room was on the ground floor, well appointed and comfortable, the only observation made being that the shower bracket was not workable.

No dislikes - the room was found as described in the information when we booked.

Very close to town (around a 10 min walk), easy to find and free parking at the back of the property. The owner greeted us when we arrived and was very helpful during our stay - we also enjoyed the free breakfast each day (banana, pastries, yogurts and fresh juice + teas & coffee)

As you are near the main town, you also can hear the traffic during busy times - but I am a light sleeper and this wasn't something that my partner noticed.

Bay Tree House was found for us by Booking.com as our hotel cancelled our booking at the last minute!! It was more expensive than our original booking and said it didn't provide a breakfast, however, the room was lovely, with a very comfortable bed, we were nice and warm in that. There was a fridge outside in the hall, and there were fruit juices, milk and yoghurts for breakfast, also fruit and pain au chocolat which was a lovely surprise as we were expecting to have to go straight out for breakfast. Lots of choice of teas, but only one instant coffee, a decaffeinated coffee would have been nice too. It was a nice touch to have 2 chairs in the room too, most places very often only have one, so we were able to have our tea and coffee sat together, rather than one of us perched on the bed. We were further out of the city centre than we’d originally planned, however, it was only an 8 minute walk in, so was superbly placed. It also has its own parking at the back, which is always a bonus. Now we’ve found this place, I will almost certainly book it again.

Our room got pretty cool in the evening. During the day wasn't a problem as we were out, but once we’d had our evening meal and final beer, we headed back to the room, which was warm when we first arrived, but quickly cooled down. The floor length heavy curtains probably didn't help, as they covered the radiator. Probably worth explaining that it was a really cold spell while we were there, frosty nights and only about 3c during the day, so that probably all contributed. On a morning the room heated quickly once we’d opened the curtains.

Great ground floor room in host's house. Very clean room. Breakfast was provided in a small refrigerator across the hall from our bedroom. Parking behind the property was free and off the street (parking in the city requires payment). The property was within easy and flat walking distance to the central Bath area with many sites to visit.

Clean, comfortable, good amount of coffee & tea facilities! lovely hot shower, TV that was easy to work, lovely big mirror to get ready for my night out, healthy yoghurt/fruit breakfast for the morning :-)

It took me a while to work out where to park & that I then had to walk down the road to get in - I didn’t realise I couldnt come in the back door - I had quite a few bags so I ended up parking out the front to drop bags then driving back around to the rear - it may just have been that I didn’t read the instructions thoroughly enough - really great that there is parking available though
