Beautiful period hotel. Fab location. Lovely room. Easy entry despite arriving late with lock box. Small boutique hotel feel. Very friendly helpful staff.

Due to age of building the shower was average by today's standards ie no high pressure, not a problem but something to be aware of if you're used to more modern plumbing. I loved the calmness and quiet of the hotel but if you're after a lively, racous break to make loads of noise and party this is not the place for you. Stairs are steep so if you mobility issues something to consider.

This property is in such a great location, right next to the Royal Crescent and just minutes away from downtown. It’s quiet at night and easy to get in and out of. The beds were comfy and the rooms were cozy and nicely decorated. The windows opened up well to let in any morning air and city sounds, which I really enjoyed. Really enjoyed being able to stay in such a beautiful historical property. And the views are amazing!

Everything I am going to mention, the property is up front about! Just to be aware. As with any older property, it only has stairs and they are quite narrow. You will have to lug any luggage up and down at least one flight if not more, so try packing light. There’s also no “close by” street parking, the large carpark they suggest is about 5-10 min walk up quite a large hill or through the middle of a large park. Even wheeled luggage was a little difficult to maneuver.

Lovely small room with very traditional decoration located very centrally in Bath. Hosts were extremely friendly and helpful. only 1 set of stairs for our room but could be more depending but we were offered assistance.

Parking situation, as you have to park about 1km away in public car park which added another 18 pounds however this may be the case with all accommodation in Bath ? It's not too bad ss can pull up outside and drop big bags and then park and walk back.

Stunning historical property in incredible location between the Circus and the Crescent. Great for early morning walks around Royal Victoria Park and with plenty of nearby places in walking distance for breakfast. Interesting information pack with historical fact sheets. Some nice artwork in John Wood themed room. Well-stocked Bathroom. Incredibly comfortable bed with great quality linens. Great night's sleep. Good quality tea, coffee and chocolate. Seamless book-in.

Shower worked well twice but wouldn't get hot on a further occasion. The lovely historical pictures were great, but the cheap flowery pictures and dried flowers were unnecessary...get some more Georgian artwork and celebrate the fantastic history of your building.

The room was spotless and very well maintained. All looking like new. Lots of amenities in the room and corridor, also lots of information for turism. Location is just PERFECT. So, I would say that I would definitely come back.

The only point I didnt give a 10 was that we didnt know in advance about how many stairs would we have to go up and down. With two little ones and suitcases, and no parking at the front of the flat ( I understand that parking has nothing to do with it, it is just to complete the scenario... lol) it wasnt easy to go up 3 floors.

Brocks is a well-located guesthouse near Bath's Circus and Royal Crescent, next to the very good 'the Circus' restaurant. It is furnished like a typical Georgian townhouse and is very clean. Check-in was via key left in a locker box for late arrival (any that is after the 12-2 slot). An email was sent with the code prior to arrival and it was fairly easy to retrieve the key. The area is quiet and pleasant. Overall, it was a fairly good value for money.

The service was minimalist, I have only met a member of staff when checking out. The bed was a bit too soft for my back but this is a question of taste. There was no breakfast on offer but plenty of cafes to have breakfast nearby. What I really missed was a desk to do some work, there was an ironing stand and I used that instead.

The room was extremely comfortable, clean and with excellent en suite bathroom facilities. It was pleasantly warm, with a comfortable bed ensuring an excellent night's sleep and the street was quiet. The room had independent access from the main house. Location was excellent between The Circus and Royal Crescent with cafes nearby as no catering is available. As a historic townhouse, guests should be aware that stairs are steep, so not ideal for disabled/elderly - staff are on site till early afternoon and extremely helpful.

I arrived in Bath as I had advised, after 2pm. When I reached the accommodation I phoned two numbers as indicated and waited on the pavement for 15 minutes till I received a response and was able to access my room. The steps to the room were external, stone and very steep, which was difficult with a case which was rather heavy.

The location of the property is great, within easy walking distance of the city centre. The room was spacious, comfortable and quiet. Check in was smooth - instructions for entering the room (which I later discovered were provided via the app) were delivered with a quick and clear phone call to compensate for my lack of internet connectivity. And the presence of an umbrella in the room was a very welcome bonus! Over all, an excellent stay.

Location is superb. On one of the best Georgian streets in Bath between Royal Crescent and Circus, gentle stroll from town centre, independent shops close by, Circus restaurant next door, 5 mins walk from long stay car park (MiPermit app), lovely room decorated in appropriate style with views over Bath rooftops.

Didn’t get key code till two hours before arrival which was unnecessary worry. Bit pricey for what it is but understand location is everything.

Fantastic stay at Brocks. It was very easy to prearrange the check-in time via Booking. The woman at check-in was very friendly and welcoming. She was very happy to give suggestions on places to eat and things to do in Bath. The room was fantastic! So clean and comfortable. In addition to teas and coffee, there was a selection of cereal bars (good for days out) and hot chocolate and cookies inside the mugs. My room was at the back and was quiet day and night (perfect for rest and relaxation). I enjoyed the decor of the room and the old artwork on the stairs and landings. The location is perfect. Just minutes away from the city centre and a 20-minute walk from the train station. I'll definitely return the next time I'm in Bath.

They probably need a new mattress for the bed, as it was sunken in places. However, this was very minor and didn't stop me from getting a good sleep.
