Quiet location in a beautiful historical manor house, split in half - the owners seemed to live in the back section. Lovely gardens and huge grounds where the holiday cottages were located. Room was large and comfortable with a shower in a split level roomy bathroom area. My friend's room was huge with a sofa seating area and a large bathroom up a stair case with a bath. Fresh milk (a big plus) and bottled water in the fridge and a good selection of tea/coffee/snacks etc. Breakfast and choices were good including freshly cooked cooked options. Friendly reception and breakfast provision. Clear access instructions beforehand although we happened to meet a member of the team on arrival who showed us to our rooms. It was very much like being in our own property (because we were a party using both rooms) - an air B&B with breakfast!. I also very much appreciated the prompt mailing of my toothbrush which I managed to leave there!

Not a case of not liking, but a couple of points... There didn't seem to be any contact instructions in the rooms that we could see, in case there were any problems during the stay. Not sure it would have been easy to find anyone if there had been, especially after dark. I guess the landline number on the website via our mobiles would have been the answer had it been necessary. Might be helpful to to state the shower v bathroom difference with the rooms on the website and that the latter was up a staircase. Might influence the choice of room for some guests. Again, maybe we missed it ,and it wasn't a problem for us.

Lovely old manor farmhouse in its own grounds, tastefully converted to provide B&B (and holiday cottage) accommodation in attractive grounds. The room was furnished in a characterful period style — with a big comfortable bed, chaise longue, leather sofa (and piano!) — as well as a fridge (with fresh milk — nice touch) and tray with coffees, teas, corkscrew etc. Double aspect windows overlooking the garden and fields beyond. Quirky: the en-suite bathroom (bath, not shower) was upstairs in an attic room. Friendly owner, who offers cooked as well as continental breakfast.

The location is stunning and peaceful. The room was beautiful, spacious, and equipped with a small but roomy fridge with fresh milk supplied along with tea and coffee making facilities. Wine glasses are also supplied which was helpful for enjoying a nice glass of wine in the garden. The breakfast was superb and perfectly cooked, while the yoghurt, berries, granola and breads on offer were also excellent. The local Pup, the Crown and Anchor at Dell Quay, is wonderful with it's stunning views over Chichester harbour and it should be included in any visit to this B&B.

My only gripe was that on day two, I opted for poached eggs on toast rather than the full english. The eggs arrived without toast and looked more like fried eggs than poached. This meant that I had to then make my own toast at the breakfast station which is not a problem, but it did mean the eggs had cooled significantly by the time the toast was ready and buttered. They were still delicious and this is clearly a minor gripe which did not take away from the overall experience but it felt worth a mention.

Beautiful setting. very large bedroom with lovely views over the garden useful fridge with fresh milk provided and bottled sparkling and still water plus coffees and teas provided Owners very thoughtful and provided everything you could think of including first aid kit, hair dryer, fantastic torch which proved very useful walking back from Dell Quay - which must visit good bathroom with Lovely large bath Toiletries provided which was nice for a b & b Breakfast of your choice in pleasant breakfast room provided by delightful Courtney The setting of this property is gorgeous with beautifully laid out gardens with the most stunning climbing roses everywhere Would thoroughly recommend but would suggest making contact prior to arrival to confirm arrival time which can be from 1pm Enjoy!

This was a gem of a location and property for couples. We stayed in one of the cottages which was very clean, had a very comfortable king size bed with shower/bath facilities, fully fitted out kitchen/dining area, comfy sofas for watching TV on and a small seated garden area to enjoy the sun in. Also had internet service. Nearest pub was a 10 minute walk and local taxi service available if you wanted to travel a bit further out. Breakfast was in a communal area and had a limited choice and included a full English breakfast. Staff were friendly and helpful.

Everything was as good , better than I expected. Great place, good finding instructions, comfortable, large room, enjoyed my bath in the morning, good breakfast, fruit, great bread, bacon and egg, cooked well and tasty - thank you.

I'm being picky but, little wrapped pieces of Anchor butter and marmalade in dinkie pots! Wanted to say thank thank-you to someone, when we left couldn't find anyone.

Breakfast was lovely and the grounds around the property was lovely. Bedroom was really spacious with two windows overlooking grounds and fields. Bathroom was spacious too and on another level which was nice.

Gave us a key code to get into property which is fine but would of been nice to have a little info in the room about breakfast times etc. There was a beautiful bathroom in the property but would be nice to have a stand up shower option too however due to the architecture of building wouldn’t have space in our bathroom but just a thought.

Great hosts, very pretty farm and manor house. The room is large with two lounges and a pianola. It is well equipped, comfortable and clean. The room is very tastefully decorated. Plenty of parking room and you can watch squirrels playing on the lawns. A delicious full English breakfast is provided too.

Lovely large room. Good breakfast with decent coffee. Quiet location with large garden.

Only enough hot water for one bath. We arrived and could not get in straight away, because the owner assumed we had a smartphone and sent a message with the entrance code on the day of arrival. We didn't get this until we arrived home as it was on our landline. We were not even sure we had arrived at the correct place because the name of the B& B was not on the door, or anywhere else. The host was not around when we left and we found the service impersonal. The door entry code could have been given to us a few days in advance. While we don't have smartphones for health reasons, we do have email via a wired ethernet connection.

Fabulous house in beautiful & oh so quiet countryside. On a great cycling route, to avoid the daily traffic to WW beach - a flat but interesting route of ~14km. Excellent breakfast too! All staff are very friendly, flexible & informative. Easy walk to Dell Quay & a very good pub (if a little pricey). Overall highly recommended
