The room was clean, comfortable and just what we were looking for. Really liked that the shower control was just inside the shower door so you didn't get soaked when turning the shower on. The staff were very friendly and helpful. We had a 'tapping' sound which we rung the owners about, it turned out to be the heating had been turned on for another guest. The food in the cafe in the morning for breakfast was very good and the staff friendly too.

Our only tiny thing was we didn't know the wi-fi code until the morning when we saw it in the cafe - this could do with being in the guest information.

Very warm welcome upon arrival, and the room was super comfy - and also much larger than other rooms I stayed at in Scotland, so if you need space, this is a great option. Bed was very comfortable and shower was fab. Check-in and check-out were super easy. This is a great location if you're looking for something pretty and within easy driving distance of Edinburgh Airport. It took me about 20 minutes to get to the airport in the early hours of the morning. It's also much cheaper than some inferior accommodation I previously stayed at on the other side of the bridge so was well worth it.

The Coorie was ideally placed to access the area. The room was spotlessly clean and the facilities were in good working condition. The shower was brilliant! Lovely view over the Firth of Forth. The room was warm and the beds very comfortable. There was a parking permit which allowed free parking in the car park opposite. The staff on arrival were helpful and explained how to access the building and our room fully. This was the only interaction with the staff during our stay.

The room that we were staying in was at the top of the building, the stairs were quite steep and the transfer of luggage to the room was difficult. We were unable to use the cafe for any meals because of a pre arranged function. This could have perhaps been made clearer to me at the time of booking so alternative arrangements could have been made. Trying to locate somewhere to eat locally on the first night proved to be difficult. The literature stated that the cafe was open until 7pm, hence the reason why I had not booked a table or investigated more fully other available alternatives. In actual fact it closed at 4pm on the day of our arrival, just as we arrived. It wasn't a major issue but after being on the road and driving for twelve hours it was inconvenient.

Location excellent. But not sure about the 'self service' check in. It relied on having a smart phone and checking it for the check in instructions. However, I believe there was a fall back position of a phone call if arrived without the check in instructions

We thought that we had booked a breakfast for £15 each. However, the breakfast had to be selected from the cafe menu which didn't feel very 'residential'. The usual expectation would have been for a fruit juice, muesli and a cooked course which would have cost substantially more than £15 on the cafe menu. However, what we had was substantial and did come to less than £15 each - it just wasn't what I would have expected on a bed and breakfast deal. I did make this point to staff but they said that they could do nothing about it since it was all handled bu Booking.com.(Surely, they could have put 'Breakfast available from the cafe menu' rather than 'Breakfast £15'.

Very nice little place. Welcoming, lots of info in the room. Comfy. Heated floor in bathroom.

The only negative would be the stairs, I'm very mobile but if you had bad mobility issues the stairs might be a problem but they did have ground floor rooms as well. The town was very pretty but there wasn't much there. We were only staying for 1 night anyway so it wasn't a problem. We went to midhope castle( featured in the series outlander) which was nice and was only 20 minutes drive from lime kilns. We did go to the bruce arms pub which was just along the road, that was nice, staff were lovely, we only had chips which were really nice but there food looked amazing.

Excellent cafe and food, friendly staff, very approachable and tried to be helpful.

The room was advertised as having a view, and the pictures were of the rooms with a sea view. We booked said room, but on arrival had a rear view of the bins and bank of trees and were told that it was first come first served. Felt that we were mislead by the advertising, as we were told we should have asked for a sea view, but no indication that we needed to ask for that.Had we known would have booked elsewhere. Room was also very cold Otherwise it was OK.

A nice little hotel across the street from the water. The staff was very friendly. Very clean and spacious with plenty of storage in the main room for our stuff. There was a luggage rack and a freestanding unit for hanging with shelving. The bathroom was clean and had a set of built in shelves next to the toilet. We took a short walk to the beach area and enjoyed the waterfront.

There was no place to put our travel essentials in the shower, they had to be placed on the floor.

I have no hesitation in recommending the Coorie. The bed was exceptionally comfortable, the place was spotlessly clean, the cafe served good food, there were fantastic views across the Forth and staff were friendly. Additionally, they alerted me to an item I left behind and have posted it on: great service!

Two very minor things: could the 15 minutes that the bathroom fan stays on for be reduced? And it would be lovely to have nice, big mugs, in addition to the cups and saucers - especially when the weather is awful and you come in cold from outside.

Absolutely beautiful location and room!!! Gorgeous view across the river from the room. The bed was so comfortable, everything was clean, and the bathroom!!!! Oh the bathroom was lovely - nice large shower with good water pressure and heated floors!!!! My tired feet loved those floors. Wish we could have stayed for longer, this was our last night in Scotland before an early flight home and I would have loved to spend more time at this lovely little hotel

Wifi wasn't very strong in our room but we made do!

The Coorie is definitely off the beat path. Our room had a beautiful view of River Perth. It was very old world seaside charming with modern comforts. Loved the stay. There are few restaurants but the Coorie has a great cafe restaurant. Overall the vibe of the place is creative, comfortable and enjoyable. Limekilns has an interesting history as well. This is an excellent stay if you need to be close to the Edinburgh airport but don't want to stay at an "airport hotel."
