Rooms were lovely and big, very clean and very comfortably furnished. The facilities were great and it was nice and quiet being tucked away a couple of minutes from the main road. Everyone at the hotel was very friendly and made you feel very welcome. I didn't have any major problems at all.

It's a fair walk (~20 mins) to the nearest train station (though there is a bus stop very nearby and plenty of parking). Breakfast was lovely though after 4 days was a bit repetitive (it's clear most people don't stay that long) - there wasn't heaps of choice for veggies, etc but still sufficient that I was very happy and full every morning.

As per other reviews, set in what looked like a residential neighbourhood. Similar feel to other budget hotels but even better in my opinion. Everything I expected (tv and tea/coffee) and I didn't need anything more. Met by receptionist on arrival who answered all important questions. Unmanned desk overnight and when not busy but they clearly state method of contact overnight (by phone) and at other times or via other available staff (cleaners, waitress etc) dotting around. Friendly and reassuring staff (John), clean and cosy rooms, no noise from outside. Nicely decorated clean en-suite with toiletries provided. Shower-size very good. Lovely breakfast with the usual toast cereal, fruit and tea/coffee as well as one cooked to order. Cooked breakfast portion was more than expected. Everything was done efficiently. Hotel is only a little bit off the main motorway, and easy to find. I pass this way a few times in the year and would consider using this again as my preferred stop.

Only heard noise through other residents leaving early morning because they allowed their doors to bang which is not the fault of the hotel.

Lovely hotel. Staff are really lovely. Was nice to see the same staff still working there on my second visit to the hotel. Rooms are clean , beds are comfortable. Absolutely love the en suite bathroom. (In fact I am going to refurbish my bathroom in this style) Fantastic breakfast which is included in the price. Looking forward to my next stay.

I wish there were more teas and milks in the room. I drink a lot of tea! But I’m sure if i had have asked for more it would be fine.

Decent location and quiet enough. Room was nice and a good size, good value for money. Staff were friendly and helpful. I liked that there was a pub and restaurant in the hotel and there was a chip shop right next to it.

No breakfast included. Our room only had half a toilet roll and no hairdryer so had to ask for both of these at reception. Reception wasn't manned, had to pick up a phone and ask for a member of staff to come through to assist.

The staff were great, the room was clean and tidy, the location handy for a bus ride into Edinburgh, breakfast was included, and it’s certainly value for money.

The water pressure in the shower was the worst we have experienced on our holiday, needs a boost, this would make us think twice about staying there again. The breakfast, while free, could have included some Muesli but this is only a small point. TV in the room was a little on the small side.

Booked last minute for a visit to Edinburgh. The owner was very helpful with the bus to catch as we were going to get a taxi to ferrytoll park and ride but he advised we could get bus approximately 10mins walk from hotel straight into Edinburgh. Hotel was very clean, comfortable and the staff were all very friendly. Breakfast was good. Would definitely return. Thanks to everyone for all your help and service.

The room was basic, but clean and comfortable. I left too early to have breakfast, but I had dinner which was perfectly acceptable pub-grub fare. The bar/restaurant staff were really friendly, although the girl who served me did not seem to know what beers they had on - I was only told about two beer options, but another customer was then given other options that I was not given. Not a big deal, but I would have preferred to have full choice. The location is north of the Forth of Firth, but still only a short drive to the airport - the value for money compared with hotels closer to the airport or the city centre is excellent.

I was leaving for a very early flight, and when I tried to leave the front door was locked and there was nobody around. There were no instructions on the front desk as to how to exit the property. I tried ringing the phone on the front desk, but nobody answered. I was starting to panic and fishing my key card back out of the check out box so that I could try and find an emergency exit before the night porter finally arrived to let me out of the hotel. I suggest that some information on the procedure for early check-out is both communicated in advance, and also displayed clearly on the reception desk to avoid other people getting a stressed out as I was getting!

I liked the location due to visiting family and friends. Staff were polite, knowledgeable and respectful.

Only one criticism. Breakfast staff would be better in a uniform, not leisure wear, they were attentive and polite but their clothes made them appear to be random staff pulled in to cover. Beards would be better tidied.

Location was excellent for Rosyth cruise terminal. Staff were very helpful. Very comfortable beds. Lovely evening meal

Breakfast was self service for toast and drinks etc but we had nearly finished our cereal and toast when they came to take orders for a cooked breakfast. When we checked in around 3.15pm I asked about an evening meal but the receptionist told me the entrance was at the side of the building but did not tell me we had to book. When we went at 7pm they were fully booked but when I explained we were not told to book the did manage to find us a table.

We were visiting the area for a wedding and looking for somewhere reasonably priced just to sleep off the festivities and this hotel was perfect. Caroline on reception was 5 Star! She helped us so much and even organised our taxi - with her brother’s taxi - to get to the venue and back. The facilities reflect the reasonable price but it was super clean - which is a must for us. The en suite in the room was lovely decor and felt like new it was so clean. Bed very comfy - slept like a log!

The external isn’t very pretty - that being said the car parking is great 😁
