The Premier Room is an excellent base from which to explore the Scottish Borders. Kelso (its centre is a gentle 10-15 minute walk from the Premier Room) is a pleasant town, with sites such as Floors Castle walkable from the town centre. Allan and Janet were excellent hosts; attentive and friendly whilst allowing you your own space. They have created an unusual, but ideal, base for guests as, in addition to the clean and tidy bedroom/bathroom, guests have access to a large, separate building on the site where meals can be taken (and made). If the weather is poor then you can utilise the hosts' full-size snooker table, along with many other amusements provided by the owners in this very pleasant additional space.

I came up to Kelso with my Husband intending to look for a house in the Borders. Whilst looking for accommodation overnight, I came upon Janet and Allan's property. Kelso is a lovely town and the accommodation was a 3-minute drive from the town centre or 15-minute walk. The room was integrated with the main house, though had its separate entrance. Janet was a lovely host and I was delighted to find that we were both from a similar area in the North East of England. Janet was very knowledgeable about the Borders area and the town of Kelso too, recommending where to eat and what to see. The house is in such a lovely quiet area and the room was warm and comfortable, the bed was super comfy too, enabling us to have a good night's sleep. Breakfast was tasty and fresh with a few options, and the whole experience was lovely and very good value for money. We will continue to visit the borders area in our pursuit of a property and will make Janet and Allan's lovely home our place of choice to stay en route.

Great location , only minutes from the centre. Free parking. Warm, genuine welcome. Clean, spacious with the most comfortable bed ever! Bonus was an entertainments building at the bottom of the garden, with full sized pool table, darts board, mini indoor golf set, board games, cards, cds to play and relaxing area. Breakfast eaten here. Fresh fruit, selection of bread, eggs, jams, tea, coffee, hot chocolate. Cereals. Abundance of choice. Hosts were perfect. Competitively priced and great value. Thoroughly recommended.

Everything about this accommodation was fantastic. The hosts were just so friendly and couldn't do enough for us. Beds were comfortable, everything was spotlessly clean. The games/breakfast room was great and comfortable to sit in and relax. Parking at the front door. Breakfast is in the games room and has everything you could want - cereal, fruit, bread, eggs and cakes, yoghurt etc. You can use the microwave, Toaster or hob to cook the eggs and we had enough food for lunch too. We would recommend this accommodation to anyone and would definitely stay there again if visiting Kelso. 5 star rating!

The location was too far for us to walk into town but we are not walkers. We drove 5 minutes into town which has free parking everywhere.

The location of this B&B was very good well within walking distance to the town centre . We arrived at the last day of carnival and had a great time with excellent pipe bands and floats galore . Our hosts were lovely people keeping us up to date where we might like to go and what we might like to do .We can heartily recommend Premier Room as a place to stay .Thank you Janet and Alan

Spotless room, attention to detail everywhere. Lovely breakfast, and .. the Snooker room! What should I say - not many B&Bs to be found with this high standard. Our only mistake was, as before, to not have stayed more nights. Thanks Janet & Allan, it's always a pleasure to be at your place. Can't wait to be back for some more nights, and get some Snooker lessons from Allan!

Very welcoming hosts, large comfy bed, lots of breakfast options to choose from and the use of the separate annex giving additional space to sit and relax was a bonus. The annex included a large screen telly, comfy chairs, kitchenette and various games like a dartboard and full size snooker table! Top notch accommodation, highly recommended and lovely hosts. Janet meet us on arrival and showed us how everything worked,room was very clean,lovely breakfast in the morning with plenty of choices,a big bonus is the extra unit across the garden that has a fully fitted kitchen,full size snooker table and a sitting area with reclining chairs and big to either sky tv,very nice and helpful owners

Very comfortable bedroom and bathroom and large games room with a kitchen and lounge area across the garden which we were able to use. Very good continental breakfast provided.The hosts were very welcoming.

Not a problem for us but the property is in the suburbs of Kelso across the river from the centre - perhaps 10 minutes walk.
